SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades.

Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs.

We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.

SUCCESSFUL PROJECT PLANNING How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated.

• Process may be foremost to the architect, focused on achieving the creative vision.

• The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects.

Recognizing the divide that too often arises between what the distinctive parties define as success, Rogers-O’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met.

To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.

TECHNOLOGY DRIVES QUALITY An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents.

Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin.

• Laser scanning of existing structures helps coordinate renovation design.

• Project managers analyze site logistics and construction sequences.

• Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances.

• Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter.

• At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

Select Project Experience

GENERAL ELECTRIC POWER AND WATER BUILDING C STRUCTURAL REPAIRS

Owner: GE Power & Water Architect: Walter P. Moore The project scope encompassed a variety of specialized construction applications for general repair and replacement of major structural steel components of the 55,000 sf building without any interruption to the normal production activities within the building. The project was sequenced in 20 phases over the course of 14 months. Each phase consisted of adding structural steel components to stabilize the existing columns of the steel structure of each bay of the building. Additionally, each bay’s structural crane beams, crane rails and the beam seats of approximately 63 crane columns were sequentially removed and replaced. Concurrently, all electrical and plumbing services and drywall components, as well as, the metal skin of the bay were removed to facilitate the rework of the structural components. The final step, after weld inspections and load testing certification of all new structural members and connections, was to re-install the electrical and plumbing services and drywall infrastructure, then clean and repaint the entire bay to new appearance.

FED EX GROUND DISTRIBUTION CENTER

FedEx Ground Package System, Inc. Architect:

Pickering Firm, Inc Rogers-O’Brien provided construction management services to FedEx Ground for the site development that included approximately 100 acres with construction of a 330,000 SF package distribution center and ancillary buildings. The project duration was 360 calendar days, start to finish. As construction manager, Rogers-O’Brien solicited a minimum of 5 bids for each division of work and recommended contractors to present to the Owner. Scope of work included all foundation, underground utilities, above ground electrical, mechanical, plumbing, fire protection system, masonry, office finishes, final grade, landscaping, and erection and finish out of all the ancillary buildings. 105 days into the project the first area was completed and turned over to the owner’s conveyor contractor for installation to begin. The building was divided into seven areas with 12 milestones associated to them. Rogers-O’Brien coordinated with the conveyor and equipment installers and met or exceeded all milestone dates.

NIAGARA BOTTLING - SOUTHWEST

Owner: Niagara Bottling, LLC Architect: Butler Design Group, Inc. Rogers-O’Brien, in a joint venture with Choate Construction, a Citadel National Partner, has completed the construction of a 557,000 square foot single-story industrial water bottling and distribution plant. The $85 million bottling plant was constructed on 30.77 acres of land at the intersection of Rio Nogales Drive and Eighth Street.

Ontario, Calif.-based Niagara is the largest family owned and operated beverage supplier in the United States. Niagara produces single-serve, private label bottled water to grocery, club store, convenience and wholesale customers.

VICTOR TECHNOLOGIES

Owner: Mohr Capital Architect: GSO Architects Rogers-O’Brien has completed Victor Technologies new offices and a distribution center addition to their existing facility that combines Victor Technologies with ESAB, a global manufacturing company. This 175,000 SF facility houses financial, accounting, customer service, sales and training functions. RO’s scope included part of the road in front of the facility.

CYRUSONE DATA CENTER BUILDING 2

Owner: CyrusOne Architect: Corgan Associates Building No. 2 started as site retaining walls only for two new building additions adjacent to the current site and then evolved into the entire Building 2 facility including data center fit up complete in 8.5 months!

This tilt-wall and precast structure houses a single tenant (Fortune 100 client) with 18 MW of critical load, totaling 188,617 SF. With a 6.5 month schedule, this ground-up Data Center and offices include significant site retaining walls, site work for an additional building, tilt-wall construction, and a two story Data Hall finish out. The project was completed on time from start to a fully commissioned data center with 4 months of 24 - hour construction.

This 2 - story building includes 16 - 2.25 MW generators; 48 - 750KW UPSs; 96 - 600A STS/PDUs; 16 - 425 ton roof mounted chillers; and 48 - 6,000 cfm CRAH units. To reduce noise to an adjacent residential neighborhood and two separate utility yards, 30’ tall sound barrier walls were installed on the entire west side of the project site. These walls consisted of pouredin-place concrete, tilt panels and precast at various areas of the building to remain within the sound ordinance levels.

CYRUSONE DATA CENTER BUILDING 1: PHASE I & II

Owner: CyrusOne Architect: Corgan Associates Phase I includes 86,297 SF build-out of Data Hall including 40,000 SF of white space. 2.25 MW Day 1 with infrastructure included allowing immediate expansion to 4.5 MW. The 29,733 SF interior finish-out includes office, main lobby and corridors of existing shell building.

Phase II encompasses the complete MEP fit-out of the existing facility. During Phase 1, Rogers-O’Brien installed 2.25MW and in this second phase included 6.75MW for a total of 9MW facility. This second phase schedule is 16 weeks from start through Level 5 Commissioning.

TEXAS INSTRUMENTS DMOS PHASE 1

Owner: Texas Instruments Architect: GDA Architects The state-of-the-art facility consists of 482,000 SF for manufacturing and 168,000 SF of administration offices. The fourstory administration building was simultaneously constructed adjacent to the manufacturing facility. The building has a concrete frame construction with brick and curtain wall exterior facade. The facility is finished out with a main lobby, conference rooms, restrooms and bank elevator core.

TEXAS INSTRUMENTS DMOS PHASE II

Owner: Texas Instruments Texas Instruments, Inc. DMOS 5, Phase II, includes the construction of a three-story Computer Wafer Fabrication facility. The building is designed around a 65,000 SF clean room with support area of 455,000 SF for systems servicing the clean room function. Additionally, a five-story Administration Building of 120,000 SF was required for the administrative functions of the clean room. Also included is a chemical dock and a deionized water building.

This complex, totaling 650,000 SF is connected to an existing operating clean room facility - DMOS 5 Phase I and required a 12-month construction schedule. DMOS 5 Phase II is an addition to Phase I, which was also completed by Rogers-O’Brien.

TEXAS INSTRUMENTS, INC. MEGA CENTER

Owner: Texas Instruments This 68,000 SF project was the expansion of the existing computer center to become TI’s world wide data and accounting processing center utilizing satellite communications. One project requirement was no interruption in service to the existing operation, which was met by the Rogers-O’Brien team. The scope included installing a complete new chilled water cooling system under the existing raised flooring system, providing an expanded UPS system to include both battery and 3-diesel generator units and replaced chillers and cooling towers.

RAYTHEON SYSTEMS, INC. FPA (FOCAL PLANE ARRAY) SEPARATIONS

Owner: Raytheon Systems, Inc. Architect: Halff Associates Rogers-O’Brien completed the FPA Divestiture Project for Raytheon TI Systems. The project required moving and consolidating the entire operational facilities of FPA Technologies within Raytheon’s Semiconductor and Research West buildings to provide own entries, security and utilities.

This fast-track project included demolition of existing space. New construction included 35,000 SF of industrial labs, 40,000 SF of office areas and 12,000 SF of clean rooms. Extremely intensive MEP work was required including complete separation of the building’s electrical, exhaust, liquid nitrogen and industrial drainage systems.

Extensive coordination with the owner and tenant was required to minimize downtime of operational production facilities.

Rogers-O’Brien worked closely with tenants and subcontractors in each occupancy phase (25 in total) to ensure that production facilities were disconnected, relocated and reconnected as quickly as possible.

INSYS THERAPEUTICS PHARMACEUTICAL MANUFACTURING FACILITY

Owner: INSYS Therapeutics, Inc. Architect: Studio 8 / Page INSYS Therapeutics is a specialty pharmaceutical company that develops and commercializes innovative products for supportive care of pain patients. The INSYS Therapeutics Facility project entailed the interior demolition of a 60,000 SF warehouse and the interior build out of a new pharmaceutical manufacturing facility. Along with the renovation of the exterior faรงade, the project scope also includes the addition of an 8,000 SF Class 10,000 Clean Room and another 20,000 SF of process space to accommodate the manufacturing of a range of patented pharmaceutical products. Additional projects with Insys include the Sublingual Packaging, DOS Packaging, Delta 9 Relocation, and Phase 2 Expansion, Renovation & Interior Finishout.

TRIANGLE BRICK MANUFACTURING PLANT

Owner: Triangle Brick Company Architect: GSO Architects A new brick manufacturing complex including multiple pre-engineered metal buildings totaling 400,000 SF under roof.

The project consists of the main plant and manufacturing line, clay storage, grinding and grinding storage, reclaimer, maintenance, sorting and wrap station, fuel tank area, loading dock and sales office.

The project was completed under a Design Build contract. The Owner came to us with their civil engineering partner Freese and Nichols that provided programming and conceptual design and civil engineering services for the project. We were given their prototype engineering drawings and manufacturing line schematics and directed to work with our subcontractor partners to provide full service design, engineering and construction (design-assist). Brick manufacturing commenced January 2016.

BARDIN ROAD WAREHOUSE

Owner: Mohr Capital Architect: GSO Architects Rogers-O’Brien Construction recently delivered this new 21-acre industrial development which features a 430,000 sf tiltwall building on Bardin Road near Interstate 20 in Grand Prairie, TX.

FOOD PROCESSING PLANT FREEZER EXPANSION

Owner: Confidential Client Architect: Hixson Rogers-O’Brien expanded the existing 4-level automated material handling and racking system for this confidential client.

The work included a 8,500 SF, -10°F degree freezer installation which doubles their previous freezer’s size. The project also featured 9,500 SF of concrete removal.

DAISY BRAND PERISHABLE/DRY FOOD DISTRIBUTION CENTER

Owner: Daisy Brand LLC Rogers-O’Brien completed this state-of-the-art facility that incorporates durability, functionality and aesthetics into its design, allowing greater efficiency in making quality products. At approximately 80,000 SF, the building includes administration offices, cooler storage, dry storage, bulk milk receiving and food processing and packaging areas. The project required extensive research into alternate building materials and methods as the Owner was very interested in the long term efficiency and durability of the facility. An example would be the revision from traditional quarry tile flooring to the European system of industrial ceramic floor tile, the first of its kind in the states. The building is composed of a wide array of systems and materials including structural steel, structural masonry, window wall, EIFS, split face block and cold storage panel construction. The roof is single ply membrane.

H & M FOODS PERISHABLE FOOD DISTRIBUTION CENTER

Owner: H & M Food Systems Rogers-O’Brien completed this food processing facility with blast freezing operation capabilities that is over 1,000,000 SF in size. The project included corporate office and test kitchens for pilot production. Architectural insulated wall panels were implemented in the office portion to provide a consistent material with the freezer/cooler panels utilized in the production warehouse area. The building features a cold storage designed reinforced concrete foundation and the cooling capacity of various sections of building from +30°F to -40° F.

HARCOURT, INC. REGIONAL OFFICE, DISTRIBUTION AND WAREHOUSE FACILITY

Owner: Trammell Crow Company Rogers-O’Brien completed the Harcourt, Inc. regional office, distribution and warehouse facility for the Trammell Crow Company. Harcourt, Inc. is the educational subsidiary of Harcourt General, Inc., a multi-billion dollar company that operates several of the world’s most prestigious publishing imprints for the educational, scientific, technical, medical, professional and trade markets worldwide.

This concrete tilt-wall project includes high bay narrow aisles racked with light sensors to monitor lift travel down the aisles, the sensors raise and lower the two stage aisle light fixtures, which provide light where needed and diminish for energy savings where not needed. Rogers-O’Brien was able to deliver each portion of the multi-phase project on time.

UNITED COPPER

Owner: United Copper Industries Architect: Carter and Burgess Rogers-O’Brien completed this project for the North American corporate headquarters, manufacturing and distribution center for United Copper Industries, situated on 28 acres. The facility produces low voltage insulated copper electrical wiring for use in residential and commercial construction and includes a rod mill to produce the raw copper rods used to make the copper wire. Housing over $20 million worth of equipment that include wire drawing and bunching machines with special foundations and pits for the rod mill, two copper furnaces, packaging machines and overhead cranes, RogersO’Brien was responsible for the coordination and MEP installation and hook-up of all equipment.
