The 10-year Treasury note yield rate ended the month at 2.64%. It began the month at 2.86% and was 1.65% at the close of September in 2012. Rates were down at the end of the month according to the Freddie Mac Weekly Primary Mortgage Market Survey. The 30-year fixed rate dropped down to 4.32% from last month’s 4.51%. The 15-year rate also fell to 3.37% from last month’s 3.54% . A year ago this week according to the survey, the 30-year rate was at 3.4% while the 15-year rate was at 2.73%. The National Association of Realtors reported that existing home sales hit their highest level in 6 ½ years in August as fears over rising interest rates pushed many to close deals. Existing home sales were up 1.7% to a seasonally adjusted rate of 5.48 million in August up from 5.39 million in July. They were up 13.2% annually. Nationwide inventory of existing homes

rose .4% to 2.5 million homes, representing a 4.9 month supply, still below normal levels. Numbers released by DataQuick showed that the median sales price in the six-county Southland area was $385,000 the same as it was in June and July but up 24.6% over last year. In Los Angeles County the median price rose 28.1% to $429,000 in August. The national unemployment rate for the country was 7.3% in August, down from 7.4% the previous month partially due to the fact that 312,000 people dropped out of the labor force. California’s rate was 8.9%. -Syd Leibovitch

Donee Chabot We have recently used one of your agents, Donee Chabot in two separate real estate transactions. One was the purchase of a townhouse, the other, the leasing out of the same townhouse after renovations a few months later. We just want to let you know that we were extremely satisfied with the way she represented us in both transactions. She showed extreme knowledge of all the rules, regulations, and intricacies involved in the transactions, which are made overly complicated due to government requirements. She was prompt and on time for all of our meetings, was patient going through all the different forms with us, gave us useful advice when it was needed--we just could not be more satisfied with the way she represented us and watched out for our interests. We will definitely ask for her to represent us in any future real estate related matters, and we are recommending her to all our friends as well. --Lazlo and Jelena Csanyi

I finally have a moment in time to send you this letter now that my husband and I have settled into our new home. Your agent Donee Chabot was who helped us in selling our old house, and we would not hesitate to use her again. We would highly recommend her to anyone for any real estate transaction. She is professional and was willing to answer all our questions and explain those we did not understand. It helped us get through the highs and lows. She is a great asset to your team of Realtors. We thank you and her for making our dream come true. --Tony and Beverly Nelson

Jay Geisenheimer Dear Jay, We are very happy with our new home. We are certain that we would not have this lovely home without your guidance and expertise in the Burbank Rancho Community!. You listened to exactly what we wanted and showed us multiple homes in the area. When we first saw our new home, before we bought it, it was like you went out and found the perfect home for us, our horses, and our dogs. You helped us along in the process with negotiating, inspecting, moving, painting, cleaning, and gardening. Your connections and network in the Rancho is fantastic. We feel very lucky to have you as our Realtor!! We strongly encourage others to engage your services with their home searches too!! Beat, Michael & Kayla Elson

When you think of qualities that you look for in a real estate agent: professional, honest, attentive, knowledgeable in their business, assertive when needed, you get that with Jay Geisenheimer. When we listed our home with Jay, she walked us through every step. She touched on everything and advised us extremely well. Especially with price. She assisted us in pricing our home such that we actually were offered over $120,000 over asking, and we were thrilled. Jay’s marketing ability is superb! over 100 hundred people attended the open house. We felt as though she had a party and we weren’t invited. LOL! Jay had extra help there for security as well as a country singer. Jay’s property video, flyers, and mailer are very high class and a beautiful presentation of our home. She was prompt to return any calls, texts or emails, which helped alleviate any stress and kept us up to date and in the know. We would recommend Jay to anyone thinking of listing their home. This is a results oriented, friendly, smart agent. You will not be disappointed. Maureen & WK Stratton

Last month Jay came to my house and said “I have a buyer”. I said “I’m ready”. And thus began the smoothest and easiest escrow! Jay has not only been a great Realtor but she is a good friend to the Rancho too. Not only was the deal as quick and painless as a deal could be but I felt like Jay has also been a high end match maker! It was really important to us that the people who bought our house would be equestrian, but also young and fun. The buyers fit our specs perfectly and we couldn’t be happier to let them take ownership of something we built and love [they are even taking over our chickens]. The Rancho is a magical and surreal place that we have been so happy to call home and seeing Jay & Casanova on the street each day is one of the things I will miss the most. I am extremely thankful for Jay putting both sides of the deal together. Definitely was a win-win-win situation and who doesn’t like those!!! Isadora

Bonnie Ershoff I am writing this email to express my deep appreciation and gratitude to Bonni Ershoff who helped me as my agent in the purchase of my new home at 5200 White Oak Ave #32 in Encino. This unit was a bank foreclosure property, thus the entire purchasing process was very time-consuming and full of challenges. Bonni worked very hard to help me and to protect my interest. Bonni played a very important role in coordination between the bank, HOA, lender and escrow company, to ensure all processing was completed properly. She was very responsible and reliable. Bonni is clearly the best buyer agent one would wish to have. I cannot image how I could have gotten this purchase done without Bonni. I would also like to thank you for having such a great employee as Bonni in your organization. I would highly recommend Bonni and Rodeo to everyone without any reservation. Thanks! Sincerely, Minsong Cao
