MAYO CLINIC - UNBOUND On Tuesday, Mayo Clinic publicly announced the details of their Bold. Forward. Unbound. initiative, a $5 billion building project to reshape how health care is delivered. It will also reshape downtown Rochester, dramatically changing the area immediately west of Gonda as the graphics attached show. Managed by Gilbane, the centerpiece will be a new building on the site of the current Ozmun Building. The Post Bulletin has an informative article. While this is a new and exciting project, the other work (remodeling office space, building housing, etc.) in Rochester and the surrounding area must continue as well. In the weeks and months ahead, RAB will be meeting with Mayo Clinic and Gilbane to discuss what role our members might play in helping to deliver this generational project.

ROCHESTER AREA BUILDERS WELCOMES NEW STAFF Rochester Area Builders is proud to announce the addition of Michael Peck as the Member & Community Engagement Director and Amber Luhmann, Planroom Director.

Mike joins the team after many years in the emergency vehicle industry. The emergency vehicle industry was a great learning experience and I can’t thank my customers, colleagues and mentors enough for everything they taught me. After years of traveling for his career, he is excited to be able to spend more time at home with his two kids, Lucy & Cooper at their home in Kasson. Mike is eager to get out and meet with all of RAB’s members to listen and find more ways to provide value to each member. “Not every member is the same with their needs from RAB and I am excited to be a trusted resource for our members in the building industry.” Mike has big shoes to fill as he takes over for Rebekah Fierst, after her 20 year career at RAB. Mike is excited to build off of the amazing work that Rebekah and the entire RAB team has already accomplished. When time allows it I enjoy kayaking, jigsaw puzzles (not the ones that are half blue sky though!!) and tinkering with DIY projects although not very creative. HOME SIZE TRENDING LOWER BY ROBERT DIETZ on NOVEMBER 22, 2023

An expected impact of the virus crisis was a need for more residential space, as people use homes for more purposes including work. Home size correspondingly increased in 2021 as interest rates reached historic lows. However, as interest rates increased in 2022 and 2023, and housing affordability worsened, the demand for home size has trended lower. According to third quarter 2023 data from the Census Quarterly Starts and Completions by Purpose and Design and NAHB analysis, median single-family square floor area came in at 2,221 square feet, close to the lowest reading since the end of 2010. Average (mean) square footage for new single-family homes registered at 2,430 square feet. Since Great Recession lows (and on a oneyear moving average basis), the average size of a new singlefamily home is now more than 2% higher at 2,442 square feet, while the median size is more than 5% higher at 2,216 square feet. Home size rose from 2009 to 2015 as entrylevel new construction lost market share. Home size declined between 2016 and 2020 as more starter homes were developed. After a brief increase during the post-covid building boom, home size is trending lower and will likely do so as housing affordability remains constrained.

NEW HOME SALES WEAKEN IN OCTOBER

Elevated mortgage rates that averaged 7.62% in October per Freddie Mac, the highest rate since 2000, depressed buyer demand and pushed down new home sales in October. Sales of newly built, single-family homes in October fell 5.6% to a 679,000 seasonally adjusted annual rate, following a notable downward revision in September, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The pace of new home sales in October was up 17.7% from a year ago. Despite the challenging conditions, sales are up 4.6% on a year-to-date basis due to a lack of inventory in the resale market. Median new home prices have moved lower as new home size has decreased in 2023. Combined with sales incentives and a lack of resale inventory, demand has remained solid in 2023 and should improve in 2024 as interest rates move lower. A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the October reading of 679,000 units is the number of homes that would sell if this pace continued for the next 12 months. New single-family home inventory in October increased to the highest level since January, up 8.3% from the previous month, to 439,000. This represents a 7.8 months’ supply at the current building pace. A measure near a 6 months’ supply is considered balanced. Of total inventory, including new and existing homes, newly-built homes made up 30% of all single-family homes available for sale in October – compared to a 12% historical average. The median new home sale price in October was $409,300, down 3.1% from September, and down 17.6% compared to a year ago. Pricing is down both due to builder incentive use and a shift towards building slightly smaller homes. As a result, 33% of sales were priced between $300,000 to less than $400,000, compared to a year ago when just 20% of sales were in that range. Regionally, on a year-to-date basis, new home sales are up 9.5% in the Northeast, 5.8% in the South and 2.5% in the West, while sales are down 0.3% in the Midwest.

EMPLOYMENT SITUATION IN OCTOBER: STATE-LEVEL ANALYSIS BY DANUSHKA NANAYAKKARA-SKILLINGTON on NOVEMBER 20, 2023 Nonfarm payroll employment increased in 25 states in September compared to the previous month, while 22 states lost jobs. The District of Columbia, North Dakota, New Mexico, and Virginia reported no change. According to the Bureau of Labor Statistics, nationwide total nonfarm payroll employment increased by 150,000 in October, following a gain of 297,000 jobs in September. On a month-over-month basis, employment data was strong in California, which added 40,200 jobs, followed by Florida (+28,400), and Washington (+7,900). Twenty-two states lost a total of 104,300 jobs with New York reporting the steepest job losses at 22,700. In percentage terms, employment in Alaska increased by 0.5% while Maryland reported a 0.4% decline between September and October. Year-over-year ending in October, 2.9 million jobs have been added to the labor market. Except for Rhode Island, all the other states and District of Columbia added jobs compared to a year ago. The range of job gains spanned 391,500 jobs in Texas to 400 jobs added in Mississippi. Rhode Island lost 2,500 jobs on a year-overyear basis. In percentage terms, Idaho reported the highest increase by 3.5%, while Rhode Island decreased by 0.5% compared to a year ago. Across the 48 states which reported construction sector jobs data—which includes both residential as well as non-residential construction— 22 states reported an increase in October compared to September, while 24 states lost construction sector jobs. New Jersey and Vermont reported no change on a month-over-month basis. Ohio added 6,000 construction jobs, while Tennessee lost 2,900 jobs. Overall, the construction industry added a net 23,000 jobs in October compared to the previous month. In percentage terms, Kentucky increased by 2.6% while Rhode Island reported a decline of 4.5% between September and October. Year-over-year, construction sector jobs in the U.S. increased by 219,000, which is a 2.8% increase compared to the October 2022 level. California added 21,000 jobs, which was the largest gain of any state, while Colorado lost 7,200 construction sector jobs. In percentage terms, Kentucky had the highest annual growth rate in the construction sector by 14.9%. Over this period, North Dakota reported a decline of 8.5%.
