A key part of the mission statement of the Rochester Area Builders is to advance the building industry in southeast Minnesota. As I consider this year’s entries, I am proud of how they represent that mission. From adopting advancements in green energy technology to embracing the latest design trends, our talented members represent some of the best builders in the Rochester area. WHAT IS HERS?

More on what the scores mean.

To calculate a home’s HERS Index Score, a certified RESNET home energy rater carries out an energy rating on your home and compares the data against a ‘reference home’ – an imaginary home of the same size and shape as the actual home, so your score is always relative to the size, shape and type of house you live in.

Some of the variables included in an energy rating are:

• All exterior walls (both above and below grade)

• Floors over unconditioned spaces (like garages or cellars)

The Home Energy Rating System (HERS) Index is the INDUSTRY STANDARD by which a home’s energy efficiency is measured. It’s also the NATIONALLY RECOGNIZED system for inspecting and calculating a home’s energy performance.

What does a HERS Rating say about a house?

The HERS Index MEASURES A HOME’S ENERGY EFFICIENCY and there are a lot of great reasons to have a home energy assessment performed on your house.

It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS rating can command a higher resale price. And when you’re buying a home you can anticipate the costs of energy bills and efficiency upgrades.

A certified Home Energy Rater assesses the energy efficiency of a home, assigning it a relative performance score. The lower the number, the more energy efficient the home.

The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100.

• A home with a HERS Index Score of 70 is 30% more energy efficient than a standard new home.

The HERS Index Score is a measurement system for homes based on their energy performance. A lower score means a more energy efficient home, and that means higher energy savings and lower energy bills for you!

• A home with a HERS Index Score of 130 is 30% less energy efficient than a standard new home.

One Number That Says It All!

* Some homes are listed with a HERS rating of TBD (for “to be determined”). This means that the home had not yet received its rating at the time of publication.

Like a miles-per-gallon (MPG) label for houses, the HERS Index Score is the one number that tells you how energy efficient a home is compared to other homes.

With careful planning, modern home design is within reach. One common approach is to use light and dark color combinations throughout your home, from paint colors and wood choices to carpets and décor. If you’re interested in creating a fresh look for your home, consider the following approaches to using dark and light hues to modernize your living spaces.

Dark Hues

Dark, bold pieces or accents give any space depth and a traditional feel. For example, painting walls with dark colors allow art and other objects to stand out. Generally, dark colors like black thrive when paired with neutral tones. When together, it can create a more inviting and comfortable space. Having darker colors in homes is elegant, moody, chic, and sophisticated. Most importantly, dark colors always stay in style.

Light Hues

Adding white or light-colored furniture can make a room look more spacious, open, and airy. Painting walls or cabinets white provides a blank canvas to start a space with, which can then be the base for your creativity to shine through. Using white as a base allows plenty of room for other colors to stand out.

Combining Dark and Light Hues

Combining dark and light colors can also create an appealing space with a sense of organization and order by following the 80/20 rule. According to the American Institute of Interior Design, “As long as 80% of your interior is unified by the same style, period, or philosophy, you can deviate with the other 20%.” This rule makes it easy to combine colors.

One way to bring more life to a space is by using different patterns, textures and even adding greenery. Combining dark and light colors creates a contrasting design and allows for substantial flexibility for accessorizing or accenting with a mix of colors to tell a story.

There is no answer to which design (dark or light) is better. Depending on how a room is styled, a dark or light choice can be one of the most simple, classic, and influential ways to design any interior, while the use of both shades can create a clear, powerful, and modern design.

BUILDING YOUR FUTURE WITH CONSTRUCTION LOANS

Every bank’s requirements will be slightly different, but most banks will want to see your plans, specs, and a floor and construction statement from your builder (which lists what will be done, who will do it, and how much it will cost). The bank will review these things to make sure the home you want to build is worth the amount you want to borrow.

The bank will also review the land you want to build on. They’ll want to make sure that no work has been done on the land (we’ll talk more about that when we share a few pitfalls).

Building a home is an exciting prospect. You can build something that’s truly customized to your tastes and needs. However, when it comes to financing your project, many of us don’t know much about home construction loans. We talked with Nicole Williamson of Merchants Bank to demystify the process and learn more about the choices and pitfalls of financing your new home build.

Home Mortgage vs. Construction Loan

Most people generally understand what a mortgage is—a long-term loan used to purchase a house. It’s easy to imagine that a construction loan is just a mortgage that happens to be used for construction.

In reality, a construction loan is a short-term loan which just covers the duration of a construction project. When the construction is completed, the construction loan is generally converted into a mortgage on the newly built home.

Put another way, a mortgage is a loan on a finished house, whereas a construction loan is a loan on a house in progress.

Builder Financing

Some builders offer their own financing instead of having the homebuyer go out to get their own construction loan. In this case, the builder handles the financing on their end, with the exact details varying from builder to builder. The homeowner still gets to customize the build and buys the home thorough the traditional mortgage process at the end.

It’s a good idea to ask your builder if they prefer you to get a construction loan on your own, or if they prefer to finance it themselves.

Applying for a Construction Loan

Just like with a mortgage, you should contact your bank to get preapproved for a construction loan before trying to secure a lot or get plans made. Once you’re ready to apply for a construction loan, you’ll go through the underwriting process. Part of this process is similar to what you would go through for any loan. However, banks will also want to see some additional details about your home project.

Once the construction loan has been approved, construction can begin!

Managing a Construction Loan

Unlike with a mortgage, the funds for a construction loan usually aren’t paid out all at once. They’re held by a bank or a title company in a special account called an escrow account.

Throughout the process of construction, the builder will submit invoices so they can be paid for their ongoing work. Generally speaking, the bank will review expenses to make sure that the spending is on track for the original plans they received. The bank or title company will also make sure that you approve each payment as well. This is generally a fairly quick process, but it does mean that there will likely be a little bit of paperwork for you to do every week during construction.

Once the home is finished, the bank sends an appraiser to check out the completed home and make sure everything is done. (In some cases, landscaping or other seasonal items might not be finished until later—if that happens, the bank will keep some money in the escrow account to pay for that.) When the work has been completed, the final amount spent will be converted into a regular mortgage loan.

Pitfalls

Williamson shared a few tips for common pitfalls she sees with construction loan borrowers. First of all, it’s virtually guaranteed that unexpected items will come up during home construction. It’s important to plan for that and to make sure that your construction loan has room for the unexpected. “It’s preparing the customer throughout it to make sure that they have those reserves, that we have a backup plan, we have ability to increase the loan amount or some sort of plan so that they’re not stuck in a situation where they have these overages that they can’t afford,” explained Williamson.

Second, it’s very important that people not do any work on the lot before the construction loan is approved. Even work that you perform yourself can be a problem, so it’s best to leave a lot alone until your construction loan has been approved and you’re ready to properly break ground.

Remodeling to Age In Place

It’s a good problem to have— Americans are living longer. In 1980, only 11% of the population was 65 or older, but by 2040, that percentage is expected to nearly double to 20%. As more people live longer lives, it can be important for housing to accommodate those needs as well. We talked with Jessica Thornton with Family Services Rochester about how you can renovate your home to age in place.

Avoiding Falls

Falls are the leading cause of injury and death among adults 65+. However, many minor home improvements can be made to greatly reduce the risk of falling in the home. Thornton explained that Family Services Rochester works with their senior consumers to do a safety check to help make homes safer.

“We are looking at are there tripping hazards, are there steps that don’t have railings. Do you need a high-rise toilet, do you need grab bars in the bathroom? I’ve put a lot of grab bars in areas where you wouldn’t think, where maybe it’s coming from their garage into their home and there’s a small step that they just need to feel more secure,” said Thornton.

Reducing the risk of falls can also mean eliminating obstacles. That can be as simple as removing rugs or cords that might present a trip hazard, or it might mean renovating a traditional bathtub/ shower into a walk-in shower.

Improving Access

In addition to avoiding falls, it’s also important to make sure that a home is accessible to the person living in it.

For instance, furniture might need to be moved to allow for more room for a walker or wheelchair to navigate around. In an area with shelves or cabinets that are hard to reach, a person can hang up a reacher-grabber tool so it’s always available where they need it.

If a person has trouble grasping or twisting small knobs or switches, more accessible versions are available. For example, round door handles can be changed to door levers (the kind of handles with a long flat part you press down instead of a round knob you twist).

Ramps can also make it far easier to navigate over a few stairs, such as when stepping up into the entry of a home. In many situations, homes may benefit from a stair lift or chair lift. Both types of lifts are installed into a stairwell to move people from floor to floor past

stairs. Stair lifts have a built-in chair (which often folds out of the way when not in use), while chair lifts are meant to move a user’s wheelchair from floor to floor. Split level homes are very common in southeast Minnesota, and a set of stairlifts can be the difference between a person being able to stay in their home and not.

Quality of Life

In the end, Thornton commented that everyone benefits from staying in their own home as long as they’re able to do so. It’s far less expensive than specialized elder care facilities, and it allows a person to remain in their community and in their own home—often one they’ve lived in for many years.

The kitchen cabinetry was lengthened to allow a work island and functional wall with a sink, range, and refrigerator. A workstation was added. The rooms were separated before with kitchen, formal dining, and an informal seating area (the dinette). The wall between kitchen and dining was removed to allow for the expansion. A built-in bench and beverage area went in the old formal dining space.
