President’s Message

Greetings Cooperators, It seems like I just wrote this year’s first president message and here we are closing out 2017 already! With the holiday season upon us, I want to express the joy I have with what we have accomplished in our community.

Many of us are planning and preparing for this time of the year for shopping, holiday parties, and having dinner with families and friends. I want us to be mindful as we have our guests celebrate with us that they do so responsibly.

I would like to offer a few holiday safety tips. Many of us have already put up our Christmas trees and lights, but we should be sure to turn off or unplug lights when we are sleeping or away from home. If you are going out and you have and will be consuming any alcohol beverage, please do not drive but instead get a ride or a taxi. In addition, a good housekeeping rule is to empty your garbage often as to deter unwanted guests (pest).

This is one of my favorite times of year and I hope that we all have a safe, happy, healthy and blessed holiday season .

Holiday Decorations I am excited to report that this year we will be decorating all 20 of our buildings as well as both Malls. With the assistance of our Maintenance and Purchasing Departments, we have secured decorations for the entire campus including new lights for the light posts, life-sized Christmas figurines, wreaths, tinsel, etc.

By purchasing the decorations and having our staff put it up, we were able to save the money we would spend on an outside contractor providing the same thing. The plus side of this is, we own it, we can store it and reuse again year after year.

Community Center Ribbon Cutting Our Community Center is finally completed and I am pleased to

announce that we will have the ribbon cutting on November 30, 2017 at 10:00 A.M. The festivities will take place on the front lobby in the Community Center in front of the Grand Ballroom.

National Grid Rebate for Boilers As you know, we are finalizing the installation of our new boilers.

I am overjoyed to announce that in a meeting with management recently, National Grid has confirmed that Rochdale will receive a rebate in the amount of $1,337,595. This is a huge boost to the corporation’s bottom line in a year, we are doing so well already with our budget.

The rebate is possible because we are upgrading our boilers to higher efficiency, which also will produce additional savings for the months and years to come on our energy bills. National Grid is scheduled to conduct an inspection in early December and subject to that, we should receive the rebate before the end of the year.

Last Month’s President’s Message My fellow Cooperators, it has become apparent to me that there was some confusion with my message last month. Please understand that there is no carrying charge increase planned for 2018.

The Board and Management does not take carrying charge increases lightly. They are only implemented if there is a direct need e.g. budgetary balancing or imperative capital repair work. We take the budget very seriously and pride ourselves on keeping tight control of expenses while providing the best services possible. Below is a timeline of carrying charge increases for the last 7 years that can only be achieved through strict budgeting, sound Board and management overseeing all projects.

My president’s message was not a warning of impending increases but served as a Q & A meant to answer frequent Shareholder questions about new kitchens, building multi-level parking lots, new convectors and increasing the amount of public safety on staff. I then went into some detail on the costs surrounding those requests. The over arching theme was to let cooperators know that we would love to honor all your request for upgrading your apartments and most importantly parking and convectors, but we must keep in mind to be ready and willing to pay an increase.

We are in a good financial shape and many capital projects have been completed. However, there is still a long road ahead of us that will undoubtedly include an increase of some kind further down in the future. We are very much aware of the need to maintain affordable housing and the Board and Management will continue to work hard to keep Rochdale affordable and a safe community.

LIRR public safety escort program underway for holidays

F

rom now until approximately January 2, 2018, Chief Victoria Pearson advised that Rochdale’s Public Safety Department, in concert with the 113th Precinct, is available to provide escorts from Locust Manor stop on Bedell Street, to the door for those that request it.

Between the hours of 6:00 p.m. to 10 p.m., officers will provide coverage near the LIRR station then escort cooperators to the grounds in groups 3 and 4 where Rochdale’s Public Safety team continues the journey with residents to their doors.

The service is active when most people are either commuting or in-transit during an evening out.

The complex currently has regular back up support via paid detail in the form of a sergeant and a police officer for increased security in our area.

Chief Pearson at times opts to increase paid detail coverage from the 113th Precinct in order to better cover large events that occur on our grounds such as the Fall Festival and the Annual New Year’s Eve Ball.

Mobile, task force and paid detail officers will be posted in the vicinity of the Locust Manor station to monitor potential instances of crime during the height of the holiday season. For easy access, keep Public Safety’s number in the contact list of your mobile phone, which is 718276-2400 along with their text number, which is 347-455-9373.

Full Service Jewelry Store - A full service jewelry store is currently under construction at the entrance of Mall 1. This store is planned to feature a full gamut of services from upscale sales to jewelry repair and cleaning.

Hibachi Grill and Chinese Buffet – A full sit down restaurant with a 12,000 square foot open layout featuring an assortment of Chinese and American cuisine. This will also include a Japanese style hibachi grill with items grilled on the spot at the customer’s request.

Full Service Gym – Currently in negotiations for a full service gym interested in renting 20,000 square feet of space on the second floor of Mall 1. This sprawling space would feature an assortment of free weights, machines, treadmills, recumbent bikes and Astroturf. Personal training classes would also be available with plans as low as $20 per month.

Physical Therapist – Also currently in negotiations is a physical therapist that is very interested in 5,000 square feet on the second floor of Mall 2 where the suites are.

This would entail a full reconfiguring of the suites turning them into essentially one large space.

Moreover, those are just some of potential vendors that have recently shown interest in Rochdale’s commercial space.

Cooperators’ Community Room & Storage Room Rules and Regulations BUILDING COMMUNITY ROOMS Room Rentals: The cost of renting the room is $50.00.

Money orders only, payable to Rochdale Village, Inc. Monthly Reports: All documents (monthly calendars, receipts, accounting sheets and money orders) are due in the Board office no later than the 5th of each month.

Room Supplies: The key holder will submit a request to purchase supplies when needed no more than four (04) times a year, utilizing the monies allocated for this purpose. For major purchases such as equipment, furniture,

blinds, etc., the request will be submitted in writing to the Board of Directors/ Management for approvals.

Refunds: In order to receive a refund, you must submit a written request for cancellation at least three (3) weeks prior to your scheduled event. Refunds will be process and returned to the cooperator. Exceptions: extreme emergency such as death, accident or severe illnesses.

BUILDING COOPERATOR FREE STORAGE ROOMS Seasonal items: Three (3) items per household. All items can remain in storage for one (1) year maximum. We will

attempt to contact cooperators with a written request up to three (3) times to request removal or update of your items within thirty days (30).

Items left in storage rooms after the due date stated on the third written notice will be disposed of. Exceptions: extreme emergency such as death, accident or severe illnesses.

RV Public Safety jump starts holiday donations for annual bike giveaways

R

ochdale’s ‘Angels of the Shield’, as some members of RV’s Public Safety are called, have already gotten a jump start on their holiday gift giving initiative. This dedicated contingent of officers began their Christmas 2017 bike-a-thon by re-

portedly purchasing a record 50 bicycles for distribution to deserving youngsters in Southeast Queens.

The number of bikes purchased this year is almost twice that of last year and steadily climbing.

Plans are to distribute the gifts at multiple events occurring this season like the Annual Children’s Christmas Party in Roch-

dale Mall #1 hosted by the Community Relations Committee on Saturday, December 9 and at the King of Kings Foundation’ Annual Christmas Party hosted by the Rochdale Village Board of Directors and Community Center Committee on Saturday, December 16.

Special thanks to those Public Safety officers that have

contributed bike donations this year bringing happiness to the lives of so many children and parents during the holiday season like Officers Rosetta Love, John Finlator, Geraldine Huntley, Nathaniel Aycock, Bonnie Mason, Jose Padilla, Verda Bataille, Adolf Osback, Anthony Diggs and Chief Victoria Pearson.

Rochdale’s Maintenance department is sending these friendly reminders to help make the holidays safe for everyone.

Never pour used cooking grease down the drain. Freeze grease then discard it in a Zip Loc bag.

Cooking on balconies is prohibited.

Keep a watchful eye on flame heights while cooking.

Keep holiday lighting away from draperies.

Never leave your apartment while food is cooking on the stove top or in oven. (It is so easy to forget) Discard Christmas trees in plastic bags and only bring them down during designated times.

Hot meals, turkey giveaways and a ribbon cutting toast community in November

T

he season of giving is well underway here at Rochdale Village. So far generous benevolence has been shown towards residents beginning right before the Thanksgiving holiday well up until the very end of November in the form of hot meals, turkey giveaways, musical performances and other gifts.

There were select handbags and one-of-a-kind jewelry items given away at the African Market held in Rochdale’s Jewels Cafe beginning Wednesday, November 15 as well as a musical performance given by members of the Breath of Life Chorus. Next, on Thursday, November 16, a group of entrepreneurs from the Merchant Association for Rosedale, Laurelton, & Springfield (MARLS) visited the Jewel’s Café to

provide holiday dinners and surprise gift bags to our seniors (pictures on page 16). SS Elder Home Care, a member of the merchant association, also performed a seminar about home care services that are available for those in need.

On Tuesday, November 21, President of the Board of Directors, Jean Castro, along with Board Secretary Joyce Williams and Committee Volunteer Ethel Gomez embarked on what began as a raffle of 25 turkeys donated by the Rochdale Village Board of Directors and Key Foods Supermarket. Just as the raffle began, contractor John Kordistos from New Image Construction matched Key Foods’ turkey donation by contributing yet another 25 turkeys for a total of 50 turkeys to give away to very happy residents in the community (see pictures below).

By Wednesday, November 22, numerous hot meals arrived at the Rochdale Village Senior Center compliments of Greater Allen A.M.E. Cathedral Church as part of their wildly successful initiative ‘Feeding of the Multitude’. What a blessing those dinners were to the hungry, sick and shut-in.

As if this all wasn’t already enough, on Thursday, November 30, members of the Rochdale Village Board of Directors held a ribbon cutting celebration to toast the Community Center’s restoration. Sheree Shivers each addressed the microphone to welcome the community to the renovated structure (pictures on page 17). Residents dined on custom baked goods from Farnum’s Finest Gourmet Desserts, hors d’oeuvres from O.B.’s Bakery located in Rochdale’s Mall #1 and the Community Center’s decorations were provided by Bunch of Balloons.

The season of giving is only just getting started. Festivities await from the Community Relations Committee, Senior Committee and Community Center Committee as they each ramp up for their annual holiday events. Be sure to note the dates on the flyers posted throughout this Bulletin. Season’s Greetings!

City University of New York provides new training for public safety’s finest at RV

R

ochdale’s Public Safety Officers are receiving peace officer training to become better equipped to contend with the changing world of law enforcement.

Not only are they mandated to complete 105 hours of offsite training in police tactics through the City University of New York (CUNY) school system, they’re receiving research based instruction on best practices alongside other professionals in blue such as policemen, specialized investigators and campus safety officers. For a period of three weeks, Public Safety officers are learning curriculum-based methods for what’s new in the field of law enforcement and risk management.

Chief Victoria Pearson is Rochdale’s current director that manages the public safety department.

As a credentialed professor of criminal justice theory at the college level with an extensive background in law enforcement, she believes strongly in the power of training and education.

According to Chief Pearson, “You have

to have as an underpinning, I believe for any profession, the theoretical base. So, once you have the theory in place, then the situation doesn’t matter. You’ll be able to respond appropriately. “Once you have that foundation of what policing is, what being a peace officer is about, what protecting the public means, you’ll respond intuitively and appropriately because there’s a research base.”

Officers will be studying Defensive Tactics, Principals of Control, Professional Communications and more. Chief Pearson believes that ethics plays a strong role in adhering to the theory of public safety management. “When you look as the basis for ethics, you look at beneficence, non-maleficence, you look at fidelity, equity and you look at ‘do no harm.’

And, that’s really the ethical basis for all professions. Whenever you are studying a profession, one of the things you learn from doctor to lawyer to baker, is the ethics. And, those principles are the foundations for any profession so that really is the basis for public safety and that’s what makes for a better officer.”
