The headlines have been buzzing with news of rising home prices, and it's no surprise. Over the past few months, inventory has been shrinking. There were 296 guard-gated homes for sale in June, which was down 4% from May (309 sales) and 12% from April (335 sales). If you reference our Absorption Rate (ABS*) columns in the “How’s the Market?” section, you’ll see that most price points had a supply between 2.2 and 4.8 months in June, signaling a seller’s market.

While 65% of the homes sold within 30 days of being priced correctly, don’t let these numbers lull you into a false sense of security if you’re looking to sell. Buyers continue to seek homes that are either newly built, recently renovated, or impeccably presented. It pays off to put your best foot forward before listing your home for sale. There were 76 closed sales in guard-gated communities in June, which was down 19% from May. This decline was expected due to May's 11% decrease in pending sales. The number of closed sales is a lagging indicator because once a home goes into contract, it can still take an average of 30 to 45 days for the sale to officially close. Pending sales at the end of June were up 20% from May, so we should see an uptick in July closings.
As for now, the market will remain competitive for buyers and lean in favor of sellers. Land is limited, and the cost to build is still high. How's the Market?
Absorption rate* is a measure of supply and demand, expressed as the number of months it might take to sell the inventory in a specific market. Generally speaking, anything around a six-month supply indicates a steady market where prices are likely to remain flat. The further the absorption rate dips below six months, the more favorable the market is for sellers. As the absorption rate rises higher and higher above six months, the market becomes more of a buyer’s market, meaning you would expect to see prices decline. Looking at the absorption rate for a particular price segment month over month, you can determine whether the market is trending in favor of buyers, sellers, or neither.
For example, the $1.5M-$1.99M price range had an absorption rate of 6.2 months in May and 3.8 months in June, indicating a shift from a steady market to more of a seller's market. If you have any questions about the data below, we’re always here to help!
