After graduating from the University of Delaware, Libby moved from her North Eastern PA hometown to Philadelphia, and has thoroughly fallen in love with the hustle and bustle of the City of Brotherly Love.

Libby began her real estate career in the commercial side, where she represented both owners and tenants in the Greater Philadelphia area, specializing in retail. Whether finding a home for a small local shop, or landing a national chain in our community, Libby has always loved advocating for Philadelphia, educating her clients about various neighborhoods and opportunities, and building trust and long-lasting relationships with her clients. The process of purchasing her first home with fiancé Sam sparked Libby’s interest; she realized this was a real opportunity to use her real estate background along with her outgoing personality to guide others throughout every aspect of their home journey.

When she’s not out stirring up the market and assisting buyers and sellers, you can find her exploring Passyunk Avenue with her goldendoodle, Leo, sipping a glass of wine at her favorite restaurant(s- too many to choose from!), or hitting the pavement on the Schuylkill River Trail.

HOME BUYING TIMELINE 1 INITIAL BUYER CONSULTATION: • Consult with us to assess your needs, goals and budget • Start with listing alert emails 2 GET PRE-APPROVED • Call our (or your) preferred lender • Fill out loan application • Lender will pre-approve your budget and lock in interest rate 3 VIEW HOMES • Keep notes on impressions of homes • Find a property that matches your needs • Review comparables with your Robin Gordon Group agent to determine optimal offer strategy 4 MAKE AN OFFER • Initial Offer Amount • Earnest Money Deposit • Type of Financing • Inspection, Financing, Appraisal and other contingencies • Any additional conditions • Copy of pre-approval letter or proof of funds (Cash purchase) • Personal buyer letter to the seller 5 UNDER CONTRACT • Due Diligence • Finance, appraisal and other contingency periods begin (Buyer can cancel anytime during due diligence period without penalty) • Schedule home inspections • Deliver Earnest Money • Secure lender and start financing process

HOME BUYING TIMELINE

HOME INSPECTION PERIOD

• Generally between 1-15 days after contract execution

• Your Robin Gordon Group agent will attend the home inspection with you to guide you through the process and confer with home inspector

• Inspections include but are not limited to: General Home Inspection, Termite, Radon, Pool, Septic, Flood and Stucco (Approximately 3 hours)

• Supplemental inspections will be scheduled based on inspector’s findings if necessary: HVAC, Electrical, Roof, Structural, etc.

NEGOTIATE INSPECTION ISSUES

• Review key findings from home inspection with your agent

• Obtain contractor repair estimates

• Submit “Reply to Inspection” to sellers for repair requests and/or money concession

• Finish negotiating repairs / allowances

• Due Diligence Period ends (buyer can no longer terminate for any reason without penalty...only contingencies remaining are financing and appraisal, if applicable)

APPRAISAL

• Your lender will order an appraisal on your behalf

• As the buyer, you are responsible for paying for the appraisal

• Home either appraises at or above the purchase price. If the home appraises below the purchase price, price and terms are renegotiated

MORTGAGE COMMITMENT

• Obtain homeowners’ insurance

• Provide proof that requested inspection repairs have been completed, if applicable

• Finalize all lender requirements

• Obtain final loan commitment and clearto-close from your lender 10

PRE-CLOSING

• Set up utilities (gas, water, electric, garbage, TV, internet, phone) to be turned on the day you take possession of the property

• Submit change of address to USPS and services

• Schedule your moving company

• Review ALTA statement with your agent and lender

• Wire your down payment and closing costs to title company 24 hours before closing 11

CLOSING DAY

• Walk through of property day of or a few days before your closing day with your agent

• Closings can be attended in-person, via Power of Attorney, or mail-away

• Receive keys + any documents, manuals, etc.

THE HOME INSPECTION

Congratulations!

You are under contract and it is time for your home inspection. A few things you should know about your home inspection:

• You should allot at least 3-4 hours of time with your inspector

• Treat this time like an “educational day” to get to know the inner workings of the home you are buying

• Try to come well caffeinated with a full belly. It’s always a good idea to bring a tape measure too

The Process:

The inspector will look for issues within the home that are defective, not up to code or of a hazardous nature. He will also highlight any potential issues, in addition to pointing out mechanicals that may be near the end of their lifespan. Once the inspection concludes, you will have a discussion with the inspector and your agent about any significant concerns. Once you ascertain what inspection items need further investigation, your agent will work with you to obtain estimates for repairs from preferred “specialist” contractors. Please do not hesitate to ask the inspector or your agent any and all questions along the way
