What Happens If You Price Too High?

Pricing a home above market value can cause the property to sit on the market for long periods of time, which isn’t a beneficial scenario for anyone. Buyers will ask: “Why is it still on the market?” And you’ll ask: “Why hasn’t my house sold?”

And even if a property does receive offers after it’s been priced above true market value, it may not appraise, which means the buyers might be unable to secure a loan. It’s a situation we’ll seek to avoid because over-pricing often ends in a home selling far below market value, which is never my goal.

When pricing a home, I always want you to receive the most value possible and use [our/my] experience and depth of market knowledge to figure out exactly what that fair-market price should be.

I’ll do all the heavy lifting—the pre-sale preparation, the marketing, the negotiating, the closing—and you can sit back and watch the successful sale unfold. But, even though you can expect me to offer my concierge-style, full-service selling experience, there are a few ways you can make sure your home is ready for buyers. Here’s a checklist to help: Exterior • Remove toys, newspapers, yard tools and clutter around the exterior of your home • Make sure the lawn is mowed, and hedges and shrubs are trimmed • Remove any dead or dying plants inside or outside your home • Fix any grease or oil spots on the driveway • Pick up after pets and tidy any pet toys that might be in the yard • Add pops of color with fresh foliage or potted flowers

Interior • Make all beds, clean up dirty dishes and keep waste baskets empty • Remove clutter throughout the house and put away any toys • Keep your home clean so it’s ready for buyers to view • Wipe sinks and faucets after use • Store your valuables and personal items in a safe place
