Home ownership: Using Census Bureau data, each ZIP code is broken down to show the

percentages of residents who rent and own their homes and how that compares with averages for Arizona and the nation.

Schools: Public schools, including charters, that have received a 9 or 10 rating from education website GreatSchools.org are shown for each ZIP code. Except where noted, the schools are within five miles of the particular ZIP code.

Personal safety: The area’s larger communities are rated for safety by averaging three years of violent crime reported to the FBI and comparing the data with places nationally of similar size. They are scored on a percentile basis, with higher numbers meaning less reported violence.

Steady year for Valley homes “Last year, we were all wondering where the buyers were,” said Diane Brennan, a real-estate agent with Phoenix’s Berkshire Hathaway Home Services and host of KTAR radio’s “That Real Estate Show.” “But parts of the Valley’s housing market held up in 2014, and now buyer interest is up all over metro Phoenix’s map.”

Many potential boomerang buyers were still waiting to qualify for a mortgage, and most Millennials seemed happy renting. Their moves will dictate whether home prices climb in the Valley this year.

Here’s a look at metro Phoenix’s housing market in 2014.

When many potential homebuyers decided to sit on the sidelines last year, home sales stumbled in many metro Phoenix neighborhoods.

But prices didn’t suffer.

Despite a 14 percent drop in sales, the Valley’s overall median sales price still climbed more than 5 percent to reach $207,000 for the year. Some neighborhoods in the Phoenix area saw double-digit price increases, and no areas saw dramatic drops in values.

Mike Orr, director of the Center for Real Estate Theory and Practice at Arizona State University’s W. P. Carey School of Business, said that after a few years of rapid price increases and rising sales, it was a good thing for the Valley’s housing market to have a steadier year in 2014.

“Though stable seems boring, it’s not a bad thing for a housing market to stabilize for a bit,” he said.

And last year’s slowdown is over. Now, a rising number of young first-time buyers along with the people who lost houses during the crash, called “boomerang buyers,” empty nesters and investors are seriously looking or purchasing houses in the Valley. The area’s home sales are surging in the first months of 2015.

Every spring, The Arizona Republic compiles a Valley Home Values special report analyzing the previous year’s home sales and prices, defining market trends and offering clues for how the market will fare in the current year. Some highlights: » Home prices climbed by 9 percent or more in 50 Phoenix-area ZIP codes in 2014. Several central Phoenix neighborhoods saw double-digit increases, signaling that more people want to live closer to job and entertainment hubs. » Home values have rebounded to preboom and crash levels in more than twothirds of all metro Phoenix neighborhoods. This means more homeowners in most Valley ZIP codes, but particularly neighborhoods in central and north Phoenix, the southeast Valley, Scottsdale and Peoria can sell and either move up or downsize, which will help the area’s shrinking supply of houses for sale.

crash, haven’t fully recovered yet but likely will this year. » Areas where home prices did dip in 2014, including a few neighborhoods in Chandler, Mesa and Gilbert, posted above-average increases in 2013. » Home sales climbed in almost half of the Valley’s neighborhoods, especially

areas with affordable home prices and others close to jobs, freeways and shopping. » While homebuilding overall fell across metro Phoenix in 2014, new-home sales jumped in north Peoria, south Chandler and near Phoenix-Mesa Gateway Airport.

Some neighborhoods in Tempe, Chandler, Gilbert, Apache Junction and Queen Creek posted higher-than-average price increases during 2014. Now, demand from buyers is outpacing the number of houses for sale in some of the areas.

Families continue to move to the southeast Valley to be near top-rated schools and to buy new, bigger houses.

Brian and Victoria Della Valle bought a new house in the Mesa community Eastmark last spring to be near a school for their daughter.

“We looked all over the Valley, but we wanted a new home and to be near a Basis school that didn’t have a waiting list,” said Brian Della Valle, who moved his family from New Jersey for his job. “We have a great neighborhood, shopping nearby and the 202 freeway makes it easy to get everywhere else.”

Eastmark is located in ZIP code 85212, where new home sales shot up 71 percent last year. Prices in the area climbed almost 14 percent, one of the biggest increases in the southeast Valley.

Bill Olmstead of Keller Williams Realty East Valley has been sending out letters to homeowners in Tempe, Mesa and Gilbert asking them if they want to sell.

He’s trying to find houses for buyers he is working with who want to live in the areas but can’t find what they want in the houses that are for sale.

“There’s a lot of pent-up demand now from buyers who want to be in the southeast Valley,” he said. “But buyers are pickier now and want big yards and houses that have been updated.”

ABOUT THE AREA The Biltmore area is one of metro Phoenix’s most popular neighborhoods for shopping, working and living. It stretches from the Phoenix Mountains Preserve to the Arizona Biltmore resort and across the hopping intersection of 24th Street and Camelback Road. Neighborhoods are varied, with home prices ranging from $4 million-plus to less than $100,000. Biltmore Fashion Park and Camelback Colonnade are located in 85016.

Some of the region’s most expensive office space can be found in the Camelback Corridor, where high-profile tenants, including Major League Baseball’s western office, lease space.

The median home price in the Biltmore area climbed more than 7 percent to $239,000 in 2014.

The area has a broad range of housing: milliondollar mansions with golf-course views and highend condominium towers; older, ranch-style houses with sprawling yards; and smaller brick and block houses in historic neighborhoods. Several new upscale apartment complexes have recently gone up in the area, and more are under construction. The 85016 ZIP code attracts investors.

Last year, nearly one-fourth of home sales in the area came from buyers with plans to rent the houses out.

Arcadia is one of the most expensive neighborhoods in Phoenix, with a median home price of $435,000. Many of the neighborhood’s original owners, who bought in the 1960s, have sold, and those houses have been renovated into more expensive homes.

It’s difficult to find a bargain in this area. Home sales were down in ZIP code 85018 by 15 percent during 2014, but the area’s median home price climbed more than 9 percent.

Because Arcadia is a coveted address, investors are purchasing houses and turning them into rentals. Nearly 14 percent of the homes sold in this neighborhood last year were purchased by second-home buyers.

This north-central Phoenix area borders the western side of the Phoenix Mountains Preserve, giving many neighborhoods desert views. State Route 51 runs through the southeastern corner of the ZIP code. Much of 85020 is located in the Madison Elementary School District, one of the top-rated in Phoenix. The area has attracted new restaurants, infill housing and apartment developments over the past decade. It has both high-end and more-affordable neighborhoods, some built before 1950 and others developed in the 1970s and 1980s.

REAGOR ON REAL ESTATE The median price of a house in 85020 shot up 36 percent in both 2013 and 2014, making it one of the top neighborhoods for home-value increases in metro Phoenix. The area draws families who want to be in the Madison Elementary School District and are willing to pay more to accomplish that.

The area still has houses that are relatively affordable for Phoenix.

The ZIP code’s median home price was $259,135 in 2014.

Last year, about 72 percent of the buyers in 85020 bought houses as their primary residence. Infill housing developments have become very popular in this area, but few vacant residential lots are left.

The northeast Phoenix ZIP code 85032 draws the most buyers in the city. Last year, 1,151 homes sold across the area’s neighborhoods.

Even as Phoenix area sales slowed by 15 percent in 2014, sales in 85032 climbed almost 16 percent. Its central location, freeways, shopping and parks are popular with buyers and renters. The median home price climbed more than 10 percent in 2014, double the overall rate for the Valley.

Foreclosures had been high in this area, but now buyers looking for a deal have fewer short sales from which to choose. About 12 percent of all homes sold in 2014 were bought from banks or buyers who needed to sell for a loss.

Much of the 5,700-acre Desert Ridge development is located in northeast Phoenix’s 85050 ZIP code. The area is home to several major employers and plenty of restaurants and shopping.

Desert Ridge is one of Phoenix’s biggest master-planned areas for future growth. Residents have easy access to freeways, with Loop 101 running east/west through 85050 and State Route 51’s northern edge connecting to the Loop 101 in the area.

Several large employers, including American Express, are also in the area.

REAGOR ON REAL ESTATE Desert Ridge is one of the last areas of Phoenix where new subdivisions are rising. Although the pace of new residential construction is down in ZIP code 85050, the median price for new houses jumped 27 percent to almost $613,212 in 2014.

Resale prices didn’t fare as well; the overall median price in this part of Desert Ridge fell almost 7 percent last year. The area’s location next to freeways, shopping and jobs helps it draw all types of buyers. The area’s overall median home price is almost 19 percent higher than it was in 2004, but values haven’t recovered to the peak of 2006.

This popular Desert Ridge area, next to Scottsdale and north of Kierland, is one of metro Phoenix’s priciest housing spots. The median price in the neighborhood is $435,000, about 7.4 percent higher than in 2013.

There were few new-home sales in the area last year, and resales fell 23 percent.

Part of the sales drop is the result of current homeowners wanting to hold onto their houses; listings in the ZIP code also dropped in 2014.

Almost 77 percent of all homes sold in the neighborhood were to people who planned to live there full time.

New-home sales in Mesa’s 85212 ZIP code climbed faster than most areas of the Valley last year because of the growing Eastmark community.

Those sales jumped more than 71 percent in the area in 2014, and its median newhome price climbed 13 percent. Overall, the median home price in 85212 climbed almost 14 percent to $270,000. The area now has the highest prices in Mesa. Most of the homebuyers, about 88 percent, who purchased houses in the area last year plan to live in them full time.

New-home sales in Eastmark are expected to climb again this year.

The median home price in 85254 climbed almost 7 percent to $390,000, much higher than metro Phoenix’s overall median of $207,000 for 2014. The area, home to the Kierland neighborhood, saw housing prices climb even as sales dropped 15 percent. This neighborhood’s home prices are still relatively affordable for north Scottsdale.

The median price in the neighborhood, home to McCormick and Gainey ranches, was about $465,000 last year. The neighborhood’s desertstyle homes typically draw buyers who want to be near the area’s major employment hub or the Scottsdale Airport. The area’s median home price of $421,250 is relatively affordable for Scottsdale, and many older homes owned by original residents are being purchased by new buyers and remodeled. A small neighborhood of new homes was built and sold last year, driving up the area’s newhome median price. But as in most parts of Scottsdale, there isn’t a lot of vacant land left.

The median price of a house in the town climbed 9 percent to almost $436,000 in 2014 while home sales fell 9 percent. A new community called Cahava Springs, with houses designed by architects from Frank Lloyd Wright’s Taliesin West, is in the works for the area. It will probably be Cave Creek’s last big residential development. The area’s wide-open space and Old West charm draws many second-home buyers. Almost 15 percent of the houses sold in ZIP code 85331 last year went to buyers with other homes, typically outside Arizona.

The median price of a house in the large, far-north area climbed 3.5 percent to reach almost $325,000 last year. Newhome sales, some for more than $1 million, are driving the ZIP code’s housing market and soared almost 44 percent in 2014. Resales in neighborhoods across 85283 fell 14 percent. Overall, home prices in 85383 rose almost 4 percent.

The area has a high homeownership rate. Last year, only 4 percent of all houses sold there were bought by investors planning to turn them into rentals.

Northeast: 85255 most popular Metro Phoenix’s priciest neighborhoods, from Carefree and north Scottsdale to Paradise Valley and Phoenix’s Arcadia community, are located in the northeast Valley. Prices in many of the luxury enclaves climbed during 2014 as sales were flat or down for the year.

Paradise Valley’s median sales price was $1.27 million in 2014, down about 3 percent from the year before. But newhome sales and prices in the posh neighborhood, particularly on the site of the former Mountain Shadows Resort, are up.

“Paradise Valley’s luxury market for new construction is booming,” Scott Grigg of Realty Executives said.

The median sales price of new homes built in Paradise Valley climbed to $2.62 million last year, up 18 percent from 2013.

Scottsdale’s 85255 ZIP code, north of Loop 101 and east to the McDowell Mountains, is the most popular area in the northeast Valley for sales — almost 1,100 closed during 2014. That’s more than double the pace of sales in Paradise Valley and some neighboring Scottsdale areas.

The median sales price in 85255 climbed more than 6 percent last year.

ZIP code 85255 also is home to an area rivaling Paradise Valley to become the region’s most expensive neighborhood — Silverleaf in DC Ranch. Currently, a 30,000-square-foot mansion is on the market for $32 million in Silverleaf.

That’s the priciest house for sale in the Valley.

West: Affordable, and growing The West Valley has evolved from an area known mainly for affordable houses to metro Phoenix’s fastest-growing region, with the newest freeways, most popular new-home communities, retirement enclaves and growing job hubs.

Many neighborhoods in the large area, spanning from Goodyear and Buckeye to the south through Glendale and Surprise north to Peoria, saw home prices increase last year.

The winner for the biggest price jump in the West Valley was Surprise’s ZIP code 85378. The area, next to Sun City West, saw a 13.3 percent increase in its

median home price during 2014.

More-affordable home prices still continue to draw buyers to the West Valley. People are buying newer houses that are mirror images of those in Scottsdale, north Phoenix or Chandler — but typically cost 25 to 50 percent less.

Cassie Markoff bought a home in Peoria’s 85383 ZIP code last year after looking all over metro Phoenix. She had rented in north-central Phoenix for several years but wanted a house closer to the open desert.

“I don’t think many people realize how nice the West Valley has become,” she said. “I am glad because I was able to buy for less than I had expected.”

The median price in her neighborhood, near Pinnacle Peak Road and 91st Avenue, is $325,000, the highest in the West Valley. The area had 875 new home sales last year, more than any other Valley ZIP code. ZIP code 85383 also led the Valley for overall sales at 1,801 during 2014. Next was ZIP code 85338 in Goodyear, with 1,475 sales.

ZIP code 85255, which includes DC Ranch, was the most popular area in the northeast Valley.

Much of Phoenix is now considered infill because of the Valley’s growth all around it over the past five decades. And the long exodus of homebuyers and builders from Phoenix to the suburbs during the 1990s and early 2000s is reversing.

Home prices and sales jumped in central Phoenix neighborhoods last year as the housing market slowed in many areas farther out.

The biggest increase in Valley home prices happened in central Phoenix ZIP code 85007, home to the F.Q. Story historic neighborhood. The area’s median home price jumped almost 38 percent in 2014.

The median home price in the northcentral Phoenix ZIP code 85020 climbed almost 37 percent. A few other central Phoenix neighborhoods saw values climb more than 20 percent last year.

As home prices climb and infill sites for new houses fill up, condominiums are growing in popularity.

“There’s incredible interest in central Phoenix,” said Bobby Lieb of HomeSmart Elite. “I am seeing a lot of buyers in the area now who thought it was not cool a few years ago.”
