Not all of metro Phoenix’s housing market is slowing. Multimillion-dollar manisons are selling at twice the pace of a year ago.

Since mid-Novenber, an Arizona house priced above $2 million has sold almost every day, according to real estate analyst Mike Orr’s Cromford Report. Only one of the luxury home sales was outside of metro Phoenix — a $3.275 million house in Flagstaff.

The final tally for December home sales isn’t in yet. But in November, 20 Valley homes sold for more than $2 million, according to Orr’s report done with Walt Danley Realty. That’s double the pace of November 2013.

The priciest house to sell in the past few months is a $9.75 million mansion in north Scottsdale’s gated Silverleaf community. The 15,000-square-foot new home has six bedrooms and 11 bathrooms.

Houses are starting to sell on the former site of the Mountain Shadows resort in Paradise Valley. Scott Griggs of The GRIGG’s Group and Realty Executives said 14 homes priced above $1 million in the new development have sold since late October, and another house is about to sell for $6 million.

Paradise Valley has long dominated metro Phoenix’s million-dollar housing market, but more than half of the recent sales priced above $2 million are in Scottsdale. “There is growing consumer confidence in the ultra-luxury market in Scottsdale,� said Monica Monson of Monson Luxury Group and Russ Lyon Sotheby’s International Realty.

Priciest on the market Here are the five priciest houses for sale now in metro Phoenix: $32 million This almost 30,000-square-foot estate on 17 acres in north Scottsdale’s luxury community Silverleaf went on the market in January. The Tuscan-Mediterranean-style mansion, built a few years ago, comes with 14 fireplaces and 17 waterfalls and other aqua features.

It has an indoor sports court and two indoor shooting ranges – one for guns and another for bow and arrows. Foreclosure wipes out quit claim deed

Home prices and features vary by neighborhood. Here are two examples of what you can buy for around $375,000.

The house was sold by Randy and Merrilee Brown of Brown Corporations Business Park & Properties, commercial and vacation property services in Grand Forks, N.D. Question: We have lived in our Arcadia home for more than 25 years. We have always watered and trimmed the oleanders between our home and our neighbors’ home to the east of us. In 2005, we entered into an agreement with our neighbors to continue to water and trim these oleanders in exchange for a quit claim deed from our neighbors to the land underneath these oleanders. We paid for the cost of a survey and for the cost of recording the quit claim deed. Two years ago, our neighbors lost their home to foreclosure. The new owner says that, because of the foreclosure, this quit claim deed meant nothing. He now wants to tear down those oleanders on his side of the original property line. Does the foreclosure mean that the quit claim deed from our former neighbors to the land under these oleanders is worthless?

Answer: Probably. Although you received a quit claim deed from your neighbors, you apparently did not get one from your neighbors’ mortgage lender. The lender had a security interest in all of your neighbors’ property, including the land under the oleanders.

Therefore, after the foreclosure sale, the new owner is not bound by the quit claim deed. The reason: Your neighbors’ mortgage over the entire property was recorded before the quit claim deed for the land under the oleanders.

If your neighbors had sold their home, rather than losing it to foreclosure, there should not have been a problem for you, even without the consent of your neighbors’ mortgage lender. First, your neighbors could not sell the land under the oleanders as they no longer owned it. Second, in exchange for a release from your neighbors’ mortgage lender of any interest in your neighbors’ home, at the close of escrow the new buyer’s mortgage lender would pay off completely the loan of your neighbors’ mortgage lender. The new buyer’s mortgage lender then would have a security interest in the home, but not a security interest in the land under the oleanders.

week before rent was due on the first of the month, my son was arrested on the property for a drug related offense. I paid rent on the first and now a week after I paid rent, management indicates they found out that my son was arrested for drug activity and gave me an immediate termination notice to move.

I was told that the Arizona statutes indicate that if management takes money after the breech occurs that management waives its rights to evict for breach.

Answer: That is close to the law, but

not exactly what the law states. A.R.S. 33-1371 states that acceptance of rent, or any portion thereof, with knowledge of a default by a tenant, or acceptance of performance by the tenant that varied from the terms of the rental agreement are rules and regulations subsequently adopted by the landlord constitutes a waiver of the right to terminate the rental agreement for that breach. Therefore, if the manager knew about the breach, and then accepted the money, you would be correct. However, if the manager found out about the drug related activity and the arrest at the property only after you paid rent, even though the event happened before you paid the rent; the manager would still have a right to evict.
