Getting a home loan can be costly and stressful. Securing the right lender can help reduce both.

Although a quick online search for mortgage lenders might bring up mind-boggling options, in the end, the choices come down to three basic places to securing funds — a broker, a banker or a hybrid of both. There are advantages and disadvanSee LENDER, Page R3 tages to each option.

In other parts of the U.S., homeowners trying to sell often take their houses off the market during the holidays. In the Midwest and on the East Coast, many owners are busy shoveling snow, and potential buyers don’t want to navigate icy roads to check out houses.

But in metro Phoenix, the next few months are prime time for the housing market.

The first three months of the year are some of the Valley’s strongest for sales. Many deals made during the holidays close during the first quarter.

Listings are already climbing. Almost 10,000 houses were put on the market last month, according to the Arizona Regional Multiple Listing Service.

That’s up 13 percent from September. “A lot of people considering moving to the Valley come here to visit family or go to bowl games during the holidays,� said Phoenix real-estate agent Bobby Lieb, founder of HomeSmart’s Elite Group. “December has always been one of my better months for sales.�

Many real-estate agents advise people trying to sell houses over the next several weeks to decorate them for the holidays. “A home looks much prettier when it’s decorated,� said Diane Scherer, CEO of the Phoenix Association of Realtors, who recently polled some of the group’s board members about selling during the holiday season. “Too many people wait until after the first of the year because they don’t want to deal with listing their home when they have family in town.�

She said one real-estate agent worked with a husband who bought a house for his wife as a Christmas present.

Home prices and sales have been trending down during the past months, and sellers should be prepared for buyers looking for deals during the holidays. “It’s a buyers market,� said Matthew Coates of Chandler-based West USA Realty Revelation.

But he said people looking at houses during the holidays typically are more serious about buying and more prepared to close.

Home prices and sales in the Phoenix area are expected to start climbing in December. The tens of thousands of visitors coming to the Valley for Super Bowl XLIX early next year also are expected to give the housing market a boost.

Question: We bought through a Mexican trust a condominium in Rocky Point, Mexico, during the “boom� time. The mortgage financing for the purchase of this condominium was with our bank in Arizona. Although we have managed to stay current on our mortgage payments, we are at least $200,000 underwater, and we no longer can afford the mortgage payments. One of our neighbors has gone with us to Rocky Point several times. He wants to buy our condominium from us but at a lower price than the amount owed on our mortgage. In other words, a short sale would need to be approved by our bank in Arizona. If our bank will not approve the short sale, we are thinking about letting the condominium go to foreclosure, and our neighbor would then try to buy the condominium at the foreclosure sale. Would we have any liability for the underwater loan if there was a foreclosure? In other words, does Arizona’s anti-deficiency statute, which prohibits any liability for a deficiency after foreclosure of a loan used to purchase a home, apply to our condominium?

Answer: Puerto Peùasco (Rocky Point) is located in the state of Sonora, which to my understanding does not have an anti-deficiency statute. Therefore, although your bank is in Arizona, the property is in Mexico and Arizona’s anti-deficiency statute should not apply after foreclosure. A good option for you would be to do a short sale with your neighbor, and in the short-sale agreement with your bank in Arizona, request that the mortgage loan be treated as a non-recourse loan with no deficiency and no tax consequences. If there is a foreclosure, you probably would have personal liability to your Arizona bank for a deficiency. Mexico does not have private foreclosures such as the trustee’s sales in Arizona, which can take place in the offices of a lawyer or a title company. Mexico requires judicial foreclosure lawsuits in Mexican courts.

Bankers The same bank where you deposit your weekly paycheck can probably be the same place to secure your loan.

It is also a comfortable option. You might be on a first-name basis with the bank personnel and that creates a comfort level.

Kirk Anderson has been building his business as a mortgage lender for 27 years, serving generations of families who have come to trust him.

“I am a relationship lender,” said Anderson, senior mortgage consultant at BNC National Bank in Glendale. “I am going to develop relationships that are going to last a lifetime. I have past clients that have children that are growing up and using me to help them buy their home.”

BNC National Bank functions as a correspondent lender, Anderson said, with loans originating, processed, underwritten, approved, funded and closed in-house. Anderson says this allows him to keep a pulse on the paperwork, pinpointing its movement in the process.

“It’s not like working with a broker that is going to spin the loan out and have it in a queue and not know when it is going to be looked at,” he said. “I can pick up the phone at any time and get things done that need to get done. As an originator, it gives me the advantage of being able to do things like close a loan faster. You can’t do that with a mortgage broker — they are at the mercy of whoever they placed the loan with.”

Anderson said costs are not really an

issue because the price differences are often negligible.

“As a general analysis, every lender is going to be within one-fourth point of each other,” he said. “But the big thing is that when you are involved in the largest financial transaction you are ever going to undertake, it’s not really about the numbers, it’s about the comfort level with the person you are working with.”

Anderson attends all client closings that he can geographically accommodate to answer questions and celebrate.

His passion for the people he is working with often keeps him up at night.

“I take my business to bed with me at night,” he said. “I have dreams about closing. I literally take it to heart. It can be very stressful because you are dealing with a person’s life. Sometimes people need that hand holding. If you are going to look for cheap, cheap, cheap, you are not going to get that kind of service.”

Brokers Eddie Knoell says brokers can provide better, if not the best, service to homebuyers.

When it comes to choices or loan options, he says he has relationships with more than a dozen wholesale banks so he can find one that is the right fit for his customers’ circumstances.

“I have more options than a bank,” said Knoell, partner and senior loan officer with Signature Home Loans in

Phoenix. “They are limited to what their guidelines allow. My spectrum is bigger. If someone is working with a bank and they call me to say that they can’t get a loan because of a certain restriction or requirement, I can possibly find a bank that will work with them. I can serve a greater audience.”

Knoell said the same in-house services that bankers see as an advantage, brokers see as a disadvantage to homebuyers. He insists that his wholesale bankers work harder for him simply because they want to make sure to continue to get his business.

Knoell said that when you are dealing with a company with all services in-house, it can be difficult. If, for example, the underwriter is inundated with requests from staff loan officers, there may be no other underwriter to go to.

“For a broker, the underwriter works much harder for our business and makes sure that the loan will close on time because they know they win our business one loan at a time,” he said. “Wholesale banks are more motivated to make us happy than an underwriter is to make their loan officer happy.”

As for interest rates, Knoell said he and other brokers can definitely provide significant savings to buyers because banks have higher costs and their profit margin has to be higher. It is less expensive to keep his office open so he can pass on the savings in the form of lower rates and lower costs.

Nova Home Loans, an Arizona company that has been in the lending business for more than 30 years, seems to share some of the qualities, and some might say advantages, of both brokers and bankers. Like bankers, the company processes the entire loan, including funding, in-house.

“I have so much more control over the file,” says Gary “Cappy” Capozzoli, a senior loan officer with Nova Home Loans. “I know where it is at all times.”

Nova Home Loans also has a complementary credit-services department that can assist in correcting errors on credit reports. Their loan officers are also required to take state and national exams, and continue their education every year so they stay current on new regulations.

Like a mortgage broker, Nova Home Loans also can make many options available to their homebuyer. They offer regular bank loans and are able to broker out for specialty-loan programs.

“We are the best of both worlds,” Capozzoli said. “We are not locked into one product. We can custom-fit a loan program for our customers.”

He said that because his company handles millions of dollars in loans each year, it has resources that are hard to match. And because the company buys wholesale, it gets better rates than banks.

But in the end, Capozzoli said, there is a place for all the players in the mortgage-loan business.

“I like brokers, I like bankers,” he said. “We all have a place in this game and it’s good for the consumer that there is competition.”

Itâ&#x20AC;&#x2122;s also a reminder about household accidents.

Although those of us in apartments might not be scaling to the roof, we have

to be careful about our decorating and family gatherings.

By candlelight Thereâ&#x20AC;&#x2122;s nothing more beautiful than candles on the mantle or in a menorah. Be sure all candles and fire are fully extinguished before leaving a room. See where wax is dripping and be aware of embers falling from candles onto the table. Take one last walk through your home at night to ensure all candles are extinguished.

Lights all around Holiday decor that requires electricity needs to be inspected carefully. Here are extra safety hints: Âť Take an extra minute while untangling strands to look for fraying. Frayed strands should be replaced or repaired by someone who knows how. Âť Plug your lights into a surge protector that can handle the power load. Âť Invest in a timer so you donâ&#x20AC;&#x2122;t leave the lights on too long and run up a large

electricity bill. Âť Tuck cords away from walking areas to avoid tripping. Âť In older apartments, know where the fuse box is located. A strip of new lights can overload your circuit and blow a fuse.

Live trees Keep your tree hydrated. A dry tree is a fire hazard, and the needles can create a safety issue. Check your tree every few days to make sure it has enough water.
