Luxury home sales slowed in September
M
ore owners of metro Phoenix’s high-end houses are trying to sell, but there are fewer buyers in the market for a costing between house $500,000 and $3 million. The Valley’s luxury housing market had been bucking the overall slowing trend until recently. In September, 213 houses priced above $500,000 sold in east Phoenix and the northeast Valley. That’s down 10 percent from August and down 7 percent from September 2013, according to the latest Luxury Market Summery published by Walt Danley and Arizona housing analyst Mike Orr’s Cromford Report. The report tracks luxury-home sales in Scottsdale, Paradise Valley, Fountain Hills, Rio Verde, Arcadia, Biltmore, Cave Creek and Carefree, where most of metro Phoenix’s more expensive neighborhoods are located. Listings of houses priced above $500,000 in these areas climbed to 2,295 in September, up 3.6 percent from August and 19 percent from September 2013. Surprisingly, the priciest end of the Valley’s housing market is the strongest. In September, nine mansions costing $3 million or more sold. That’s up from 2 sales in that price range during September 2013. Demand from high-end buyers has enticed more owners of the Valley’s most expensive houses to try to sell. This month, a 25,851-square-foot estate in Paradise Valley was listed for $24 million. The house, built in 2013, has views of Camelback Mountain, 13 bathrooms, six bedrooms, a 3,225-squarefoot master suite, a two-story library, indoor shooting range and commercial elevator that can hold 25 people. This house joins three other Valley homes priced at $24 million or higher, including retired Diamondbacks pitcher Randy Johnson’s 25,000-square-foot Paradise Valley mansion. A few weeks ago, former Phoenix Suns basketball star Steve Nash put his 6,500-square-foot Paradise Valley house on the market. His asking price is $4.15 million, a little more affordable by millionaire standards.
