Study: Homes sold by agents bring in more

ire a real-estate agent? List the property ourselves? Some homeowners who are ready to sell debate the issue. For-sale-by-owner listings, known as FSBOs, are believed by some to be the cheapest way to sell a house. But new research on metro Phoenix home sales from the Information Market shows houses sold by real-estate agents bring in higher prices. Analyst Tom Ruff of the Information Market computed the difference in prices by comparing public records on sales with home sales listed on the Arizona Regional Multiple Listing Service during the first nine months of this year. Only licensed real-estate agents and members of ARMLS can list houses with the state’s biggest multiple listing service. The median price of a house sold through the multiple listing service by a real estate agent was $218,000, compared with $161,000. That’s a 35 percent difference. The difference between the average price for houses sold by real-estate agents and homeowners on their own is 29 percent, or 18 percent based on price per square foot. Ruff readily acknowledges more lower-priced houses are sold without real-estate agents, so that can skew the data. So he went a step further and took the Maricopa County assessor’s valuations of houses and then used that figure to compare with the properties’ actual sales prices. That calculation shows Valley houses sold with real-estate agents fetch prices 10 percent higher than FSBOs. Full disclosure: The Information Market is owned by the Arizona Regional Multiple Listing Service. But Ruff’s data looks solid. I spent a few hours trying to pick it apart. Other interesting findings from the Phoenix-area real-estate agent vs. FSBO analysis:  About 84 percent of houses sold between January and September of this year were listed on ARMLS.  Ninety percent of all houses that sold above the Valley’s median home price were listed by an agent.  Single men are slightly less likely to use an agent to sell a house.  Couples are more likely to hire an agent to sell.  And 84 percent of fix-and-flip investors list those houses with agents.
