Millennials want to buy homes

M

ore than eight of 10 Millennials want to own a home, despite lingering bad feelings from the housing crash and their desire to be mobile, according to a new study.

About 84 percent of people who became an adult around 2000 planned to purchase a house or already own one, according to new study from the Demand Institute, a consumer research company. And 74 percent planned to move in the next five years.

The Great Recession forced many Millennials who couldn’t find a decent job to move in with their parents. For the past few years, the real-estate industry has been trying to figure out when those Millennials will move out of their parents’ houses, if they will buy or rent and where they want to live.

During the next five years, Millennials are expected to form 8.3 million new households, according to the Demand Institute. The study projected that people between the ages of 18 and 29 will spend $1.6 trillion on buying homes and $600 billion on rent.

Apparently, the urban lifestyle isn’t for all Millennials.

Only 38 percent of those polled said they wanted to buy a house in a central city, and most were fine with a short drive to shop.

Most twentysomethings don’t have enough money for a down payment on a house. The survey found the typical Millennial had $3,000 in savings, and more than half were concerned they wouldn’t be able to qualify for a mortgage.

Other findings: Âť In 2013, there were 13.3 million U.S. households headed by Millennials. That number is expected to jump to 21.6 million by 2018. Âť About 79 percent said their financial situation would soon improve. Âť And 73 percent said buying a home is great investment.

First, it’s important to understand the two similar, but not interchangeable, terms you’ll hear on the path toward homeownership: prequalification and preapproval.

Prequalification refers to a quick, initial consultation with a mortgage banker in order to determine how much money you can borrow, based on your established income, assets, ability to put money down and your credit, or your ability to manage debt effectively, Murrietta said. It’s not, however, a guarantee of any funds.

A preapproval, on the other hand, is what’s necessary for a client to make an offer on a home. It’s a more in-depth and time-consuming look at your financial situation that includes verification of all your financial documents and underwriting through an automated system, usually either Freddie Mac (the Federal Home Loan Mortgage Corp.) or Fannie Mae (the Federal National Mortgage Association).

homes outside your price range. Most companies don’t charge for a preapproval, and if yours does, Murrietta suggested finding another lender.

Whether you’re searching for a home in a tight housing market or not, he said it’s wise to get preapproved and skip the prequalification step so you can act quickly if necessary.

What that means is you need to make an in-person appointment with a mortgage loan officer before you look at homes.

Not all lenders are the same, so shop around for someone with a good reputation and experience in the field. Some companies offer initial consultations online or over the phone, Murrietta said, but you shouldn’t trust advice that’s given to you without your having first provided the lender with documentation. That’s why he advises meeting personally with a mortgage loan officer, expecting to spend at least 30 minutes talking about your finances and then backing up everything you said with documentation. “Older clients, who bought a home many years ago when the process was a lot simpler, may be a little shell-shocked by all the documentation that’s needed,� he added, “and firsttime buyers aren’t shocked, but all the paperwork is definitely an education for them.�

Compiling this information can be trying, especially because buying a home is an emotional event all by itself, but try to keep things in perspective. “Be patient, and understand that it’s a process,� Murrietta said.

During the meeting with the mortgage loan officer, you need to show the lender why you can be trusted with money.

So whatever you do, be honest and don’t try to hide anything, Murrietta said. Questions you might be asked include:  What’s your annual income?  Are you a salaried employee?  How long have you worked for your current employer?  Have you ever had a short sale or foreclosure of a home?  What kind of down payment do you wish to make?  Have you paid all your credit cards on time?  Have you ever had a judgment against you?  Do you owe any other entity money? (Student loans, car payments, etc.)

This information helps determine your debt-to-income ratio (DTI), a measure of your ability to manage debt. Everyone’s situation is different, he noted, and having less-thanperfect credit history — maybe you missed a credit-card payment a year ago last May — might not significantly affect your ability to qualify, but that’s the kind of thing about which you should still make a lender aware.

home. Does the seller have any responsibility?

Answer: The seller has the obligation to disclose to a buyer any material and adverse fact about a home that a reasonable buyer would want to know. When I am asked by a seller about whether a particular problem should be disclosed, I say, “If it is material, it must be disclosed; if it is not material, why not disclose it?�

Two scorpions in four years, however, is probably not a material problem. On the other hand, two or three scorpions a week is probably a material problem. If the seller knew of two or three scorpions a week, the seller could be liable to you for damages such as the $9,000 cost for a new roof.

You should try to find out if a pest-control company had treated the home for the scorpions before, and contact neighbors to see if any had knowledge of the scorpion problem, perhaps because of complaints by the seller.

In addition, you should contact someone with expertise in pest control to inspect the home who could then testify that the seller must have known about this material problem before selling the home. If you find any evidence that the seller knew of this scorpion problem, you should contact an attorney.

Question: Before we purour chased home in Casa last Grande year, we had a home inspection and a terinspection.

Both mite showed no problems. In addition, the seller disclosed nothing about scorpions in the disclosure form. On the day that we moved in, however, we saw a scorpion crawling across the carpet in the living room. Although we have a pest-control company come every month, we are still finding two to three scorpions a week. The pestcontrol company says that if we replace our wood-shingled roof with a new roof, this scorpion problem might be corrected. The cost will be $9,000. We would never have bought this home had we known of this scorpion problem because I am very allergic to any type of insect sting. When I telephoned the seller, the seller said that he did not have any responsibility for this scorpion problem because he had only seen two scorpions in the four years that he had owned the

On your way In a few days to a week, the mortgage loan officer should have an answer as to what amount of money you have been approved for, Murrietta said. If you are not preapproved, which is possible, you’ll probably need time to increase your credit score.

If you are preapproved — congratulations! The amount may be lower than you expected, but it could be larger. The latter is not necessarily something to take advantage of, Murrietta said, because taking on more debt than they can handle is one way homebuyers can get into trouble. A mortgage loan officer should also educate you about down payment and closing costs.

Rain drives pests into our homes Sandbags and hurricane watches arenâ&#x20AC;&#x2122;t usually part of Arizonaâ&#x20AC;&#x2122;s weather, but these past two weeks we have all learned a lot about navigating major rainfalls. By now you have probably also noticed that desert bugs are in full force. Scorpions, spiders, millipedes and other pests come out after ma-

jor rain events and often settle into our homes.

In an apartment community or rental home, itâ&#x20AC;&#x2122;s important to watch for these pests and notify your property manager quickly so the insect problems can be addressed correctly. Donâ&#x20AC;&#x2122;t try to apply your own bug treatment.

Many of these drugstore remedies donâ&#x20AC;&#x2122;t interact well with commercial pesticides, which

are almost always more effective.

After the rains, scorpions are more likely to come out to visit. Bark scorpions, the kind most commonly found in Arizona, tend to be a yellowishbrown and often blend in with dirt or neutral carpeting.

Wearing shoes or slippers indoors can be a good idea. Their sting is painful, but usually not dangerous unless you are al-

lergic.

Crickets prefer the humid temperatures as well. The chirping may seem like simply a minor annoyance, but itâ&#x20AC;&#x2122;s best to treat for these pests early. Crickets are food for other insects like scorpions.

Cooler temperatures can mean more time outside. Be aware of ants. Colonies will be more active, and some ants bite. Again, itâ&#x20AC;&#x2122;s best to let your community manager know about the antsâ&#x20AC;&#x2122; activity and let him or her treat the problem.

Many bugs that bother us

the most are nocturnal. They are attracted to light sources, so turn off lights to minimize them buzzing around your home. Outside, the larger lights in the parking lots and overhead in common areas attract flying insects. Youâ&#x20AC;&#x2122;ve likely seen the oversize beetles, the paloverde root borer and the June beetles, and noticed the loud buzzing. They are harmless and wonâ&#x20AC;&#x2122;t bite.

I allowed a person to store her 5th wheel camper/trailer on my rental property in Spring Valley.

The renter of the property and I now want the 5th wheel moved.

The person does not pay rent for the storage space. I notified her by certified mail that she had 30 days to move the 5th wheel or I will take her to court. What are my options from here?

Answer: The 30 day notice is

sufficient. There is no agreement for the storage by either the owner or the tenant. Iâ&#x20AC;&#x2122;m not sure there is any municipal ordinance in Spring Valley regarding towing which might require signs being posted (I doubt it) but I would think towing would be an option.
