Applying for a mortgage is all about numbers, particularly when it comes to your credit score. The higher your score, the less lenders perceive you as a financial risk and the better your interest rate. And the better the interest rate, the lower your monthly payments. Plus, you’ll pay less over the life of the loan. If you’ve discovered your credit score is lower than you thought, don’t panic. There are ways to increase it before you apply for a mortgage. any Phoenix-area are homeowners looking for contractors to fix damage Monday’s after flooding due to record rainfall. But be wary. After storms, unlicensed and unethical people prey on those who need contracting work done fast. William Mundell, director of the Arizona Registrar of Contractors, warns consumers to be wary of scam artists knocking on your door looking for work and asking for cash payments. “We call them storm chasers. They usually have a shiny new truck, dress nicely and are smooth talkers,â€? he said. “They come to your door and say they have leftover materials from a project down the street and can give you a great deal.â€? He advises homeowners to say no and shut the door to these individuals and groups, who are usually unlicensed and preying on people who need work done. It’s illegal to operate as a contractor in the state without a license, which requires passing a test and possessing insurance and bonds. Consumers can file complaints to the agency about licensed contractors. Top tips from the registrar for finding a contractor: Âť Ask for written estimates from at least three contractors. Âť Check references from other customers. Âť Check on a contractors license and record of complaints at www.azroc.gov/ forms/contractorsearch.html. Âť Ensure that the price for the job and a rundown of all of the necessary work, including obtaining building permits, are covered in a written contract signed by the contractor that includes the company’s Arizona contractor license number. Question: I have owned my home in Goodyear for six years by myself. I got title insurance at the time I purchased. I recently got married and want to add my husband to the home’s title. Can I just record a quit claim deed to him? Will I still have title coverage? Who gets the home if one of us dies? Answer: You should generally record a warranty deed rather than a quit claim deed in transferring the title to a home or other real property. If a quit claim deed is used, a title company could deny coverage under the existing title insurance policy that you have for the reason that the insured owner has transferred an interest in the home to a new owner without warranties. If a warranty deed is used, however, for $200 or so you can get an additional insured endorsement from your title company that will add your new husband’s name as an insured under your title insurance policy. If you also want to bring the existing title insurance policy current to today’s date, a re-issue rate should be available at a cost less than the cost of a new title insurance policy. In regard to how to take title to the home, unless you or your husband have children from a prior marriage or there is some other reason that the surviving spouse should not own a 100 percent interest in the home, the warranty deed should show that you and your husband take title to the home as community property with right of survivorship. “There’s no easy way to improve your score overnight,� said Mike Sullivan, chief education officer for Take Charge America, a national non-profit credit-counseling and debtmanagement agency that’s based in Phoenix.
Numbers range Before we get into the nitty-gritty of improving credit scores, let’s take a look at the numbers. Credit scores, also called FICO scores, range from 300 to 850. Most credit scores are between 600 and 750, according to Experian.com. A score of at least 580 is needed to get a mortgage that is insured by the Federal Housing Administration, but you might be able to get a mortgage with a lower score, Sullivan said. Generally, however, you need at least 620 to 640 to get a mortgage, said Carla Hancock, senior loan officer with Nova Home Loans’ Camelback office. For every 20-point improvement, you may qualify for a lower mortgage interest rate or lower mortgage insurance rates, she said. A very good score is considered to be 720 or higher.

A credit score is impacted by five factors, each of which contributes a certain percentage of the total score. They are:  Payment history. This makes up 35 percent of the FICO score. Have you paid your bills on time in the past? Did you miss any payments? This is one area you can’t fix or change.  Amounts owed. This makes up 30 percent of the score. How maxed out are your credit accounts? If you owe a high percent of your available credit, it may signal that you’re overextended and may have a harder time making timely payments.  Length of credit history. This is 15 percent of your score. Have you had your credit card for a long time?  New credit. This makes up 10 percent of the score. If you’ve just opened a new account or bought a new car, this can negatively impact
your score. Âť Types of credit used. This is 10 percent of the score. A variety of types of credit is best. For example, having two credit cards and a car loan is preferential to three credit cards, Sullivan said.
Score-raising tips So, what can you do to improve your FICO score to get a better mortgage interest rate?  Pay your bills on time. You can’t improve your past payment history, but you can start paying on time from here on out. If you have problems remembering to pay the bills, set up reminders on your smartphone or sign up for automatic payments. If you are behind on payments, catch up.  Pay off your credit cards as best as you can.  Lower your utilization rate. The utilization rate is the ratio between the amount of credit you owe and your credit limit. The lower the utilization
rate, the better, Sullivan said. A high utilization rate can adversely affect your score. Let’s say you owe $10,000 on five credit cards. The cards have a total amount of credit of $50,000. That means your utilization rate is 20 percent. But if the total amount of available credit on those five cards is $15,000, your utilization rate is 66 percent. “Balances on revolving debt should remain below 30 percent of the credit limit,â€? Hancock said. “If your credit limit is $2,000, don’t carry a monthly balance that exceeds $600.â€? If you pay off your balances every month, you could still have a higher-than-expected utilization rate. Creditcard issuers submit data to credit-reporting agencies. If the issuers submit your statement balances before you’ve paid them off, your utilization rate will be higher. Âť Don’t open a new line of credit that you don’t need just to make it look like your utilization rate is lower. Âť Don’t close a line of credit even though you aren’t using it. Write checks to the licensed contractor and not to an individual.  Keep a paper trail of work, payments and contract in case you need to file a complaint or go through an administrative hearing. The Registrar of Contractors receives about 12,000 complaints annually against licensed contractors and another 7,000 against unlicensed firms. To operate or advertise as a contractor in Arizona without a license is a Class 1 misdemeanor. Consumers have more protection if they are duped or defrauded by a licensed contractor because they can apply for compensation from the Residential Contractors Recovery Fund, a pool into which licensed firms pay. Mundell said his agency has investigators out in marked and unmarked cars looking for storm chasers and unlicensed contractors doing work.

Tips for renting with low credit If we put the cute TV comwith mercials Vikings singing about free credit scores aside, the importance of knowing your credit score is right on target. Apartment hunters need to know their credit score in advance and be prepared if their score is less than excellent. Armed with this knowledge,
you can address any issues head-on. Here are six tips for those with low or no credit scores. 1. Get it out in the open. Before your new apartment company runs your credit report, you may want to advise your leasing agent of your credit issues. Or draft a letter explaining your situation and how you are managing your money now.
2. Prepare to pay a larger deposit. Some may charge applicants with lower credit scores a larger security deposit to cover their potential loss if the renter fails to pay. 3. Bring your pay stubs and income history. Managers want to know whether your rent-to-income ratio is appropriate, so be prepared to prove it. 4. Find strong references.
Management companies like to see past and current employers as references. Be sure that you have several people in mind who will vouch for your credit-worthiness. 5. Do you need a co-signer? Sometimes you need a friend, a parent or other relative to verify your credit-worthiness. A co-signer essentially gives a guarantee that rent payments will be made — if not by you, by someone else. This can be risky for the cosigner because they are taking on legal responsibility.
6. Be ready to decide on the apartment. An open apartment isn’t earning any income, so the company may be motivated to move quickly to rent it to you. Do your research and be prepared to sign and move in, if this is the right place at the right price.
