For around $300,000, you can find a home with three to five bedrooms, tile flooring, granite countertops and other popular features. How large the home is and the extent of those upgraded features tends to depend on the location. “Some places you can get a lot more house for the money,” said real-estate agent Russell Shaw of Realty

One Group. Two such areas: the southwest and northwest Valley. There, “$300,000 will get you at least 3,000 square feet,” said Lucia Hernandez, real-estate agent with Keller Williams Realty who specializes in the West Valley. For $225,000 in the northwest Valley, buyers can get a 2,000-square-foot home with a pool, said agent Erin DeLung of ReMax Professionals, while in higher-end cities, such as Scottsdale, a 2,000-square-foot home is $300,000. uxury home sales were on the rise in June, bucking the overall slowing trend in metro Phoenix. Two reasons behind the boost: Jumbo mortgages are available again, with better rates, and buyers get a lot more for their $1 million in the Valley as compared with other resort destinations. Scottsdale-based Walt Danley Realty proposed comparing what buyers get for $5 million here with what they can get in other big cities and second-home hot spots. One million dollars doesn’t go as far as it used to when it comes to buying a high-end house, particularly in San Francisco, where the median home sale price just climbed into the seven digits. But at Arizona’s most exclusive address, Paradise Valley, a $5 million home certainly isn’t a fixer upper. Currently listed for $5.5 million, one house features an almost 11,000-square-foot estate with four bedroom/bathroom suites, not just the usual master suite. The guesthouse is more than 900 square feet, bigger than most Valley apartments. The house, near Mockingbird Drive and Scottsdale Road, has a library that’s completely paneled with a fine wood, a master bathroom that looks like one at a top spa, and a resort-quality pool area. And there definitely are more houses on the market for $5 million and above in Paradise Valley and Scottsdale than a decade ago. In San Francisco, a $5 million home isn’t one of the area’s big mansions in Pacific Heights. Question: We recently signed a contract to purchase a home to be built within a year on a lot in a beautiful community in north Mesa. Although we love our lot, the day after we signed the purchase contract, we realized that, because both of us work in downtown Phoenix, the daily commute would be too difficult from north Mesa. Inasmuch as we believed we had a seven-day right of rescission after purchasing this lot, we immediately asked for our $10,000 earnest money back from the developer. The developer said we did not have a sevenday right to rescission and has refused to return our earnest money. Does a buyer have a right of rescission after buying a lot from a developer? Answer: The seven-day right of rescission applies only if the lot is in a subdivision and the lot is an “unimproved lot.” Although the lot you purchased was probably in a subdivision, your lot under Arizona law was not an unimproved lot but an “improved lot.” Despite no physical improvements yet on your lot, it is an improved lot under Arizona law because there is a contract with the developer to build a home on the lot within two years. (A.R.S. § 32-2101 (26).) Therefore, you do not have a seven-day right of rescission, and the developer is entitled to your $10,000 earnest money if you refuse to perform under your purchase contract. Favorable interest rates — hovering just above 4 percent for a 30-year, fixed-rate mortgage — and other factors mean that buyers can purchase more than they could have a few months ago, said Beth Rider, a real-estate agent with Keller Williams Arizona Realty. “For $300,000 now, you’re going to be able to purchase 15 percent more than eight to 14 months ago,” she said. No matter where you buy, the agents said, take the time to find the home that fits your dreams and budget and is the best value for the money. Here’s a comparison of six homes, each around $300,000, that have been on the market recently across the Valley:

In Los Angeles, a buyer can get a great view for $5 million, but it probably won’t be in Beverly Hills or the exclusive parts of Manhattan Beach. Now, there’s a 3,000-squarefoot home in the hills above Sunset Strip listed for $5.2 million. Spending $5 million in New York can get a buyer a twobedroom condominium on the first floor of a brownstone in the city’s Gramercy Park neighborhood. In Aspen, Colo., a buyer can get a ski-in, ski-out townhome with views of Buttermilk Mountain for about $4.9 million. In Dallas, where home prices are more reasonable, an almost 11,000-square-foot estate in the Old Preston Hollow neighborhood is listed for $4.99 million. Walt Danley’s firm worked with other luxury agents across the country to pull together the $5 million comparison. Danley was recently ranked as the No. 1-selling real-estate agent in Arizona by Colorado-based consulting firm REAL Trends. His sales tally was $167.1 million in 2013.
