Buyers may find more home for the money

uyers shopping for a new house in metro Phoenix might find prices a little lower than a few months ago.

The median price for a new home in the Valley fell to about $292,000 in June from almost $305,000 in May, according to information from RL Brown Reports.

Sales of new and existing homes have been lower than expected during the past few months as fewer buyers pull the trigger. But the median resale home price has hovered around $205,000 for the past few months.

Some builders, but not all, in the Phoenix area are lowering home prices to draw more buyers. At the same time, some new homebuyers are opting for less pricey houses and add on amenities.

Housing analysts Brown and Greg Burger don’t expect new home prices to climb significantly until demand and sales of new homes jumps.

Meritage Homes sold 95 houses across the Valley in June, making it the region’s top builder. Taylor Morrison was second with 79 home sales, and Beazer Homes was third with 62.

Beazer’s Morningstar Farms community in the southeast Valley’s San Tan Valley was the most popular community with buyers in June.

Last month, the homebuilder said 19 new homes sold in the development.

She lives in a for-sale six-bedroom, 5,000-square-foot luxury lakefront home that is decorated with her own furniture, paying a fraction of the typical rent.

When the home gets a buyer, she’ll move into another for-sale upscale home, taking her belongings with her.

She could be in each home as little as a month or a couple of months or longer.

“I never know where I’m going to be month-to-month,” she said.

Reed is a live-in luxury-home caretaker.

Luxury homes that are vacant can be hard to sell. Plus, they are at greater risk for break-ins. Occupied and staged homes, however, show and sell better.

To make vacant high-end homes more

marketable, two Valley companies, Showhomes and HomeTenders of America, provide live-in caretaking services, complete with furniture and accessories.

There are benefits for everyone involved, representatives say.

Sellers get their homes professionally staged without having to pay for it or the furniture rental. Not having to rent furniture can mean a savings of $6,000, likely more, a month, said Janelle Joyce, who owns one of the two Valley franchises of Showhomes. Reed owns the other.

Sellers also don’t have to pay monthly utility bills or for upkeep on the home.

They also don’t pay for the live-in caretaking services, although there may be a small fee at time of escrow.

The average rent for an apartment in the region was $820 in June, compared with $817 in May of this year and $783 in June 2013, according to the Dallas-based apartment research firm Axiometrics.

Clarifying title insurance, commitment

Home prices and features vary by neighborhood. Here are two examples of what you can buy for around $225,000.

Kevin Lytle, a real-estate attorney with Snell & Wilmer in Phoenix, bought a 5,875-square-foot house with pool built in 2013 at Hummingbird Vista in Paradise Valley.

In March, Lytle sold a 2,106square-foot house in Paradise Valley for $2.725 million. This current home was sold by Arthur Weathers Jr., a dentist who founded Practical Endodontics in Griffin, Ga.; patented several of his clinical techniques; and lectured and taught endodontics for many years.

Karen Beagrie used her trust to pay cash for a 5,261-square-foot house with pool built in 2006 at Ocotillo Ridge Estates in Carefree.

Her husband, Karl Beagrie, is president and general manager of Command Fishing Services Inc., an oil field and energy-services company in Alberta, Canada. The house was sold by David and Miriam Praklet through their family trust.

Question: In a recent column, you said that the title company would have no responsibility if the title commitment negligently failed to discover a “cloud on the title.” Isn’t that what title insurance is for? Can you please clarify?

Answer: I was trying to explain the difference between a title commitment and a title insurance policy. » A title commitment (formerly known as a preliminary title report) is delivered to the buyer by the title company without any cost to the buyer after escrow is opened. It has one purpose: to commit the title insurance company to issue a title insurance policy at close of escrow based on the exclusions, exceptions and requirements stated in the title commitment. » Upon review of a title commitment, the buyer can disapprove and cancel the contract and get the return of any earnest money deposited. » If there are no problems disclosed in the title commitment, and the transaction closes, the buyer will pay for title insurance at closing. » What if the title commitment mistakenly fails to disclose a railroad easement going under the home, and the transaction closes with the buyer paying for a title insurance policy? The answer is that, after the buyer learns of the railroad easement, the buyer has a claim under the title insurance policy for damages — that is, loss in value of the home. » If the transaction does not close, the title company has no liability to the buyer for failing to disclose the easement in the title commitment.

John Shaffer paid cash for a 6,965square-foot house with pool built in 1997 on the southeastern corner of the Desert Mountain Golf Club in Scottsdale. John “Jack” Shaffer is the chairman and founder of HSA Commercial Real Estate in Chicago. He plans to use the property as a rental. The home was sold by Benny and Betty Smothermon through their family trust.

Benny Smothermon is a former executive with Motorola Inc., serving in positions including corporate vice president and director, international finance.

Potential buyers get to view decorated homes instead of empty ones. They can better visualize how their furniture will look rather than being perplexed by bare rooms that have no personality.

Live-in managers get to live in high-end homes for a fraction of the cost. They pay a fee — typically about a third of the cost it would be to rent such a home — to the management company, plus they pay the utilities and yard and pool care.

There are drawbacks.

Live-in managers have to keep the homes impeccably clean so that the home can be shown at a 30-minute or hour’s notice.

“You have to make your bed every day,” Joyce said, laughing. “That’s just the beginning of it.”

Toilet seats must be down.

Sinks must be free of debris.

Granite kitchen counters must be clear of spots. There can be no clutter.

“Everything has to look perfect,” she said.

Managers must leave if a home is going to be shown to potential buyers. And if the home is sold? They generally have up to a month to move.

And it’s usually to another forsale vacant luxury home.

The nomadic lifestyle attracts a certain type of person, said John Bezik, who with his wife, Cyndee, owns HomeTenders of America, based in Scottsdale. The couple also are live-in caretakers of a luxury home.

“This is good for people in transition, people getting relocated, for people who don’t want a long-term lease,” he said. It also attracts people who have gone through bankruptcies, divorces, short sales and foreclosures “so they can get their credit together.”

Most of the managers have previously lived in luxury homes and so have the furnishings to match, he said. But

Reed says she likes her lifestyle, which is simpler than it was in the past.

“It was a life change,” she said. “Before this, my life was so structured.”

After getting divorced, she moved to the Valley because her brother lived here. She wanted a job that gave her flexibility, allowed her to be social and gave her time to get involved with her church.

Owning the East Valley Showhomes franchise lets her do all that plus be her own boss, she said.

And she enjoys the luxury lifestyle, even though it’s a temporary one in each house.

“A home doesn’t define me,” she said. “I don’t have sentimental value on material things. My value is with my family and friends.”

Being a home caretaker allows them to retain the lifestyle while not having to pay the high price, he said. And they don’t have to pay for a storage unit for their furniture.

The staged homes typically sell in four to five months but may take from two months to a year, Joyce said. Showhomes homes generally range from 4,000 to 15,000 square feet, with larger homes and some architectural styles, such as ultra contemporary, taking longer to sell, she said.

were built in the Phoenix area.

This year, 5,500 units have been built or are under construction. Next year, plans call for about 4,900 units to be developed across the region.

The number of apartments occupied by renters dipped slightly in June, a trend that could lead to lower rental rates.

Move a 2nd chance for insurance When the middle of summer hits, it means it’s time to pack up and move for many of us — and with those moves come other changes as well.

According to Arizona Multihousing Association member Greg Morehead of Fairfield Residential, “We have more people moving in the

summer months — whether it is because kids are out of school, graduation brings new independence or it’s just time to get a new place!”

Many of those moves signify other major changes in life.

Young people are moving out on their own, newlyweds are setting up housekeeping and, especially in Arizona, people are changing states to make a new home.

All of this moving can open other doors. Anyone experiencing a major change in their life could qualify to enroll in the new Affordable Care Act insurance program even though the deadline for most of us has passed. With that idea in mind, Arizona apartment residents may begin finding answers to their health-care questions as close as their apartment leasing of-

fice. Through a program called Life Happens, apartment managers are ready to provide a place for residents to begin getting their answers.

The Affordable Care Act allows the opportunity to enroll when someone experiences a “major change” in his or her life: marriage, divorce, the birth of a child or moving off a parent’s health insurance.

Many of these people are apartment residents. By addressing these two pieces, the Life Happens program provides answers and clears up

confusion.

Anyone interested in more information can go the Arizona Multihousing Association website (www.azama.org) as a first step. Or they may talk to their health-insurance broker directly. From there, residents can start putting together their options and perhaps have a second chance at getting ongoing health insurance, which is good for all of us.
