Colleen Walski doesn’t normally let emotions cloud real-estate sales. She has bought and sold 11 homes, considering nearly all of them business deals. But circumstances changed, and the Gilbert resident recently had to sell her dream house. This was the house she was going live in forever. She had poured her heart and hard work into it. Still, she was determined not to be emotional. Walski listed it for more than nearby homes that were for sale. Her real estate agent, Greg Askins of Realty Executives, told her it might take up to six months to sell. “I wasn’t going to give that house away,” she said. Based on the improvements she made, “I was sure of my price.” Walski had five offers in three weeks and sold it for what she considered a fair price. See NEGOTIATE, Page R3

age 55. Arizona has been a top spot for retirees since the 1960s, when the first Sun City opened in the northwest Valley. Hal Looney, Arizona division president of Shea Home Active Lifestyle Communities, offered answers to questions on the next wave. Question: How many Baby Boomers do you think will move away to retire from where they worked and brought up kids? Where do you think the top areas will be? Answer: If history dictates the future, approximately 30 percent of Boomers will move from the metropolitan areas where they worked and raised families. It could be a move within the same state or to an entirely new location across the country. Of course, these statistics vary widely depending on the metropolitan areas, but that’s been the trend average based on research we have conducted ... over the past 15 years. Boomers prefer locations that are rich in natural amenities and attractions, great weather and affordable housing. That’s why metropolitan Phoenix has always been and should continue to be a top choice. Other favorite locations for Boomers to relocate include Tucson; Las Vegas-Paradise, Nev.; Tampa-St. PetersburgClearwater, Fla.; Cape CoralFort Myers, Fla.; Orlando-Kissimmee-Sanford, Fla.; Deltona-Daytona Beach-Ormond Beach, Fla.; Naples-Marco Island, Fla.; Ocala, Fla; and Atlanta-Sandy Springs-Marietta, Ga. The common thread on all of these locations that has not changed — warm weather, See REAGOR, Page R3
