Colleen Walski doesn’t normally let emotions cloud real-estate sales. She has bought and sold 11 homes, considering nearly all of them business deals.

But circumstances changed, and the Gilbert resident recently had to sell her dream house. This was the house she was going live in forever. She had poured her heart and hard work into it.

Still, she was determined not to be emotional.

Walski listed it for more than nearby homes that were for sale. Her real estate agent, Greg Askins of Realty Executives, told her it might take up to six months to sell.

“I wasn’t going to give that house away,” she said.

Based on the improvements she made, “I was sure of my price.”

Walski had five offers in three weeks and sold it for what she considered a fair price.

Question: We originally intended to build a home on 5 acres of vacant land we bought in Pinetop several years ago. We now want to be closer to our elderly parents who live in Fountain Hills, and we are thinking about buying a home in Fountain Hills. If we trade the Pinetop land for a home in Fountain Hills will we have to pay capital gains taxes on the profit from the sale of the Pinetop land? In other words, can we do a 1031 tax-deferred exchange by exchanging the 5 acres of vacant land for a home already built?

Answer: You can generally trade “like-kind” investment property to avoid capital gains taxes. Any real estate, whether vacant land, a home, or an office building, is “like-kind” property. Land owned for the purpose of building your own home, however, is probably not investment property. Therefore, you should contact a CPA or other tax specialist to see if there would be a taxable capital gain on the transfer of the Pinetop land for a Fountain Hills home.

Buying a home goes beyond finding the kitchen or backyard of your dreams.

It’s also about negotiating the right price.

At best, negotiation is a reasonable give-and-take for both parties. At worst, it’s a process that gets bogged down by emotions, time-frames and multiple counter-offers.

Here are some negotiation strategies for buying a home: » Do your homework.

Know the neighborhood. Know what has sold recently: the features and the sales prices. Determine how the home you’re buying differs from those around it.

Your real-estate agent can help you determine these factors, or you can research them on your own by checking home sale data at your local county recorder’s website. » Discover what motivates the seller. It’s often the price. Many sellers have a definite idea — whether realistic or unrealistic — what their home is worth. Some won’t budge below a certain amount.

It could be timing. Do they need to sell their homes by a certain date? If you can accommodate a seller’s time-frame, it

A: Today’s affluent, active and sophisticated Boomers don’t want a retirement home.

They want a retirement lifestyle. They prefer amenities over square footage, so although they’re downsizing to smaller homes, they’re also looking to upsize their lifestyles. They want homes with open floor plans, energy-efficient features and lower maintenance. They also want to live in amenity-rich communities with breathtaking views, walking trails, fitness centers, recreational facilities and activity space for classes, meetings and social gatherings.

Q: How will Boomers impact metro Phoenix’s housing market in the next decade?

A: The economy has stabilized and older Boomers are starting to feel more confident about retiring again. ... The things that have attracted Boomers to this region will continue to draw them, but what they want in a home may vary significantly. Boomers who were teens when Elvis was king will undoubtedly have different life experiences and attitudes from Boomers who grew up listening to Michael Jackson.

Buyers may think that lowballing will shake up the seller, causing them to second-guess the asking price, said Greg Askins, a Realtor with Realty Executives. But this can backfire.

Often, it causes them to not want to negotiate, he said.

Lowballing “is like telling somebody, ‘your baby is ugly,’” said Wendy Shaw, a Realtor with Realty One Group’s Russell Shaw Group, Phoenix with Realty One Group’s Russell Shaw Group, Phoenix. Instead, make a reasonable offer.

“We want to come up with an offer that makes them think they should take it,” DeSimone said.

» Write a personal letter.

Realtors often include a cover letter when submitting an offer that explains why their clients want to buy the house.

Don’t tell the sellers what is wrong with the house, Shaw said. That’s only going to irritate them.

“Sellers know what problems their property has,” she said.

Instead, tell them what you like about the house and perhaps a little about yourself and why you want to live there. The seller may be more open to negotiating.

Sellers want to sell to someone who appreciates their home and its features, Shaw said. » Make a “clean” offer.

Leave out items such as patio furniture and washing machines from your initial offer,

Askins said. They can be negotiated later.

Still, buying a home is often an emotional purchase, as Chandler resident Sherri Waite found out.

“I fell in love with the backyard,” she said. “And the staircase. And the entryway. And the ability to grow into the house. ... I said, ‘That’s the kind of backyard I want my kids to grow up in.’”

The five-bedroom, 3,800square-foot house was priced more than she and her husband had thought about paying.

But at the advice of her agent, she offered a little less than the asking price. The sellers countered the difference.

Keep handle on summer energy bills Arizona summers mean that the air conditioning remains on most of time, and our power bills go up. Many of our local power providers have plans to keep your electricity bills manageable. It’s a great time to explore these programs.

Here are other ways to help reduce summer energy bills:

» When cooking, turn on the vent hood to remove moisture and heat. » Defrost frozen foods in the fridge in advance, rather than using the microwave. » Consider preparing summer salads rather than heating up an oven or range.

Take a shorter shower. Decrease humidity in the bathroom, turn on the exhaust fan. » Turn off appliances in the bathroom you aren’t using. » Unplug chargers when they are not in use.

Answer: You first account for the non-

refundable cleaning deposit. It cannot be a windfall to you if there is cleaning that is needed. Even though it is nonrefundable, if you use it for cleaning purposes, you must first deduct from the non-refundable cleaning deposit before you begin deducting from the remainder of the security deposit. You can charge for all damages beyond normal wear and tear.

The courts are concerned that you are fair and reasonable in what you charge. For instance, if the carpet has been destroyed, you must depreciate the carpet, which means that you take the manufacturer’s warranty for the life of the carpet, deduct the value of how many months or years the resident has lived there, and if destroyed, you can charge the remaining value of the life of the carpet. The same would go for fixtures, paint and other repairs.
