A staged home is not real. You know it, I know it, the buyer knows it.

When you walk into a bedroom with a throw placed artfully over the bedspread, topped with a tray holding teacups and cookies, you know it’s fake. You know that little scene was created to sell the home.

And yet ... it still works.

Though there are plenty of talented professionals who can help stage your home, it’s entirely possible to do it yourself. If I, a supreme pack rat, can do it, so can you. Not counting a fridge I had to buy, I spent less than $250 to stage my house. Four days after my house went on the market in April, I received three offers — the final one $5,000 over my asking price, with no concessions.

So staging works. But what exactly is it?

According to Laurisa Huss of Chandler staging company Decor Divas, “It’s creating inviting spaces and basically defining a space or warming up an environment.”

If you’ve ever worn black pants to look thinner, you already know a little about staging. And it can make a difference in what you get for your home.

“Never underestimate the value of a properly staged home,” said real-estate agent Kevin Kauffman of Group 46:10. “I’ve seen it mean thousands and thousands of dollars.”

The first step? Begin as soon as you can.

Recently, a reader asked about what he should do if his neighbor’s home-improvement project was edging onto his property. Here are answers to that question and others from some of Arizona’s professional land surveyors.

Question: If I have a dispute with my neighbor over a property line, what should I do?

Answer: First step is to speak to your neighbor to determine whether you can resolve the dispute amicably. If not, and resolution of the dispute requires that the property line is to be marked on the ground, contact a professional land surveyor, licensed by the Arizona State Board of Technical Registration.

Q: With what other jobs do surveyors help homeowners?

A: Licensed land surveyors can assist homeowners with the placement of improvements to their property so that any building project doesn’t encroach onto someone else’s property. Land surveyors also are trained as experts in reading and writing legal descriptions, understanding title-insurance policies, researching public records, flood-zone information, and planning and zoning regulations.

Q: What is the difference between an appraiser and a surveyor?

A: Appraisers are not legally permitted to make judgments about the location of property lines, and land surveyors are legally permitted to do so.

Fedco Holdings LLC, a Delaware limited-liability company, paid cash for a 7,946-square-foot house with pool built in 2003 in the Country Club at DC Ranch in Scottsdale. The house was sold by Dean and Leslie Tuftin through their trust. Dean Tuftin is a Canadian country singer who’s reached the Top 10 on the Radio & Records Canadian country singles chart. In 2005, his song “Wide Open Highway” was nominated for Independent Song of the Year at the Canadian Country Music Association Awards. The Tuftins own DT Ranch in Bend, Ore., where they breed and train roping horses.

west side of the Silverleaf Club in Scottsdale. Lee is a managing director of wealth management at Merrill Lynch in Illinois. The house was sold by Nathan Day, as president of Sterling Collection Development Group in Scottsdale.

Robert Hanson was an investment banker with Merrill Lynch, Pierce Fenner & Smith in New York until 1989. In 1990, he relocated to Cody, Wyo., where he was employed by Dean Witter Reynolds, Inc. as an account executive, and later by D.A. Davidson & Co., as vice president and office manager of that firm’s Cody office. In 1993, he joined GST Telecommunications, Inc., initially as senior vice president for corporate development, and subsequently as chief financial officer, retiring from those positions in 1999. The

house was sold by Michael and Lisa Romelfanger through their trust. Michael Romelfanger is principal of Chief Inspector, a house-inspection service based in Scottsdale. He and his wife are principals of Michael Romelfanger Management LLC in Cave Creek.

Question: I recently signed an agreement with a contractor to install new kitchen cabinets in my Chandler home. Without my knowledge or approval, this contractor subcontracted the work to a local carpenter.

The cabinets were built poorly and were not even the ones I wanted. I paid my contractor after we settled for 20 percent off the original contract price. Just two days ago I received a notice of a recorded mechanic’s lien from the local carpenter, who apparently is in a dispute with my contractor about being paid. Even though I never signed a contract with this local carpenter, who says that he is a licensed contractor, does he have a right to record a mechanic’s lien against my home? Do I need to respond to this notice of a recorded mechanic’s lien?

Answer: Because you are the owner of the home, and you did not sign any contract with the local carpenter, he has no mechanic’s lien rights.

Under Arizona Revised Statutes Section 33-1002, only a licensed contractor that has a written contract with the homeowner has a right to record a mechanic’s lien for unpaid home improvements. Although you could wait until the local carpenter files a lawsuit to foreclose the alleged mechanic’s lien on your home, which must be done within six months after recording the mechanic’s lien, I would suggest that you contact the local carpenter now. You should explain your lack of liability under Arizona law, and that any claim by the local carpenter for payment is not with you, but with your contractor.

» Take out anything that doesn’t fit the room’s purpose.

Removing everything not craft-related cleared out the room by half. You have to communicate to potential buyers the purpose of the space, and junking it up with other items just tells them that the home doesn’t have enough storage. » Is it needed for staging?

If not, box it up. As tempting as it was to think I’d have time to work on craft projects in progress, I had to be ruthless. » Create a mini staging-accessory store. As I worked, I pulled aside things that were visually interesting. This began a pile that I would use to “shop” from as I worked on the rest of the house. » Remove half the furniture. Though in real life it was nice to have multiple workspaces in the craft room, the room flowed so much better when I removed one table and a bookcase. » Keep staging until you hit an “aha!” moment. The room’s tall bookcase proved to be the biggest challenge to style. It took friends’ critiques and looking for items in other rooms (a trio of colorful canisters from the linen closet) to hit the right look.

I posted before-and-after photos on Facebook, and when one friend told me, “I want to LIVE in that room,” I knew I had a winner.

Now I just had to do the

rest of the house.

If time is too limited and you want to use a professional, Laurisa Huss of Decor Divas (www.decordivas.net) recommends you ask the following of potential stagers: » How long have you been staging? » Do you have a portfolio and examples of what you’ve helped sell? » How long is a furniture lease? Huss leases furniture for eight months, which is included in her fee. Some stagers charge a monthly fee on top of that, plus move-in and move-out fees.

In early December, I moved about half my furniture and much of the stuff to my now-husband’s house.

Most people don’t have an extra home to shuffle boxes to.

But nearly anyone can rent a storage unit or neatly stack boxes in the garage. » Have a problem room?

Take out stuff and play with proportions. In reality, my tiny guest room’s full-size bed, dresser and bookcase made the room functional. But they also made the room too tight.

All of the furniture was removed, replaced with a borrowed twin-size bed and a wooden high chair holding a lamp, giving the perception of space. » Remember you’re staging for the fantasy, not real life. Yes, in real life I like having my entire L-shaped couch.

But it was too big for the living room, so moving half of it out (along with the room’s bookcases) helped the room to breathe. » It’s not about you.

There’s a particular artist whose work I buy every year at Phoenix Comicon. Though I obviously love these prints, they’re a little weird for the general public. So they got moved out, along with most of the personal photos in the house. A buyer needs to envision his or her things in the space, rather than being distracted by yours.

A common color palette helped tie everything together.

I had once seen a model home that used pops of red throughout to great effect. I already had a red couch, so I decided to copy that.

It didn’t take much. A few new table linens were added to things I already owned (a red mixer and cutting board, plus accessories delicately sprinkled throughout).

I also created dining-room “artwork” with leftover scrapbook paper and three frames that had been gathering dust in a closet. It took 5 minutes and cost nothing.

The bits of red energized the otherwise neutral spaces.

Decor Divas’ Huss said she always brings color into the homes she stages.

“Everything in Arizona is so brown and tan and basic, you have to try to make it more inviting,” she said.

tweaks to get the space ready. » Open the blinds; turn on the lights. Light-filled homes show best. My lights would have to be on 24 hours a day (I wasn’t living there while it was shown), so I replaced incandescent lightbulbs with cooler, more-efficient CFLs. » First impressions count.

Potential buyers can spend a few minutes outside the front door while the agent fiddles with the lockbox. My deadbolt and handle were beat-up brass, but three thin coats of Rust-Oleum’s Oil Rubbed Bronze spray paint later, I had new-looking hardware for pennies. » Spend wisely. The best $14 I spent? A bottle of Rejuvenate Cabinet & Furniture Restorer from Home Depot, which made my kitchen’s original 1970 cabinets and laminate countertop shine. » Remember, it’s all about the fantasy. I emptied the master closet except for a few empty storage containers, four fancy wooden hangers and one pretty blouse. Leaving just one blouse hanging was the tiniest bit ridiculous, but it also worked.

It is not unusual for fees to be several hundred dollars.

A: Surveyors are required to have an extensive educational and mentoring background to qualify for a license.

Qualifications vary from state to state. The best way to find a qualified surveyor is through research. Ask neighbors for recommendations. Contact the professional society representing licensed surveyors in the state where the property to be surveyed is located.

For most of us, summer means vacation time. Apartment life can make summer vacations easy, because so much of your home is cared for by your landlord or management company. While you’re away, they can help you keep your home safer, too.

Before you leave on a jet plane, take these few simple steps that will also help save some money while you’re away: 1. Notify your landlord or management company. If your travel plans are longer than a few days, it’s important they know the unit should be empty so they can watch for intruders or others who shouldn’t be there. Consider

leaving an emergency number with the management so they can reach you if necessary.

2. Hold your mail. It’s free and easy to have the postal service hold your mail while you’re away. Go to www.holdmail.usps.com.

3. Secure your car. Many apartment communities have assigned spaces, and many are not gated or locked. If you are planning to leave your car, it’s

important to let the management company know. Remove ALL valuables and important items from your car, including anything in the glove box.

4. Unplug electronics.

Walk around your apartment and unplug all of the energy vampires — those appliances that draw electricity even while they are in standby mode. If you have a central power strip, turn it off. Your computers, printer and networking equipment will be safer if the power is off. Plus, you’ll save money.

5. Unplug small appliances. Your alarm clock, lamps, blender, toaster and other everyday appliances don’t need to stay plugged in while you’re traveling.

6. Turn up the thermostat.

Don’t leave your air-conditioning set for 78 while you are away on vacation. Turn it up.
