“The worst part for me was going through all my stuff and figuring out what I wanted to move and what I wanted to get rid of,” said Spadafore. “I wanted to give some things to friends or a charity and not throw everything into a landfill somewhere. That part was very tedious.”

If possible, sell anything you don’t want to pack up at a garage sale. The thought that your old possessions will get a new use and that you’ll be rewarded with some cash can ease the pain. When it’s over, take everything that’s left to Goodwill or another charity.

igh-end homebuyers, particularly those spending more than $2 million, weren’t just looking at metro Phoenix mansions during April. They were buying.

Ten luxury estates priced above $3 million sold in April, up from seven during the same month in 2013. Twentyeight houses priced between $2 million and $3 million sold, 11 more than changed hands during April 2013.

According to Walt Danley Realty and Mike Orr’s monthly luxury home report, another 28 houses priced between $1.5 million and $2 million were purchased, nine more than in April 2013.

The report tracks the northeast Valley, including Phoenix’s Arcadia and Biltmore areas, but doesn’t include home sales in the West or southeast Valley, so the overall tally could be slightly higher.

Listings for houses priced $500,000 are up from last year, something that doesn’t necessarily drive more sales because buyers have more options and time to negotiate and choose. But sales did climb.

In April, 2,900 luxury homes were for sale in the northeast Valley, compared with 2,214 in April 2013.

April is typically a good month for home sales because many of the deals are started early in the year when the Valley’s weather and many events are a huge draw for the area.

Fountain Hills homes next to golf courses were popular with buyers in April as were new or renovated mansions on multiacre lots in Paradise Valley.

Nationally, home sales are down, except for the most pricey homes. Sales of the priciest 1 percent of homes are up 21.1 percent so far this year, according to real-estate research firm Redfin.com But luxury-home sales in

Petty is a founding principal of Beecken Petty O'Keefe & Co., a Chicagobased private equity management firm.

$2,370,000 Gregory and Julie Vogel bought a 3,564-square-foot house with pool built in 1952 at Mountain View in Scottsdale. The house was sold by James and Kelly Knapp. James Knapp is vice president, business development, at Bonneville Phoenix, including KTAR radio.

Question: We recently purchased a home in Peoria. After we signed the purchase contract, we got a “title commitment.” After we closed on the sale, we got a “titleinsurance policy.” What is the difference?

Answer: A title commitment is generally issued by a title-insurance company shortly after opening of escrow. In this title commitment, the title-insurance company agrees to issue a title-insurance policy effective at close of escrow based on the representations in the title commitment. In other words, if the title commitment shows no easements over your property, the titleinsurance company will be required to issue a title-insurance policy, which will show no easements.

Although a title-insurance policy is similar to an automobile policy or a homeowner’s insurance policy, a major difference is that a title-insurance policy affords coverage against past problems — that is, a deed forged years ago — while an automobile or homeowner’s insurance policy affords coverage against future problems, such as a fire.

Under Arizona law, the title-insurance company has no liability for a negligent title commitment. For example, if the transaction does not close, no one can rely on

with your vacuum and mop, rearrange the furniture and spruce things up a bit.

Here are a few apartmentdecor tips: » Lighten up. Overhead lighting can be harsh. Adding decorative table and floor lamps will warm things up. » Don’t ignore the floor.

Whether your apartment has tile floors or wall-to-wall carpeting, rugs can open the

place up and make it feel larger or add a splash of color. » Add curves. Because apartments are generally boxy, try round tables, colorful vases and pillows, or artwork with curves, polka dots or spirals. » Add curtains. Plastic Venetian blinds — you know the kind: They’re practical and inexpensive, but not necessarily attractive. Add curtains to

give your place a cozier feel. » Create floor space. Hang wall shelves for books, pictures and plants, and get rid of unnecessary bookshelves, dressers and tables that are taking up floor space.

Decorating can be fun. But you first have to do the prep work, which is not quite as much fun: declutter!

Also, be sure to check the terms of your lease for rules

about major changes, such as painting or changing window treatments.

A more organized, calmer, more peaceful environment will help you to focus, open new doors and flourish. Just like springtime.
