The days of putting your house on the market one day and breaking up bidding wars the next are probably gone.

It’s a buyer’s market in most parts of the Valley right now. Increased inventory translates to greater competition, and that often makes selling a home a longer process.

But, experts say that the right steps can lead to a successful home

sale in a shorter time. The trick is to invest time before the for-sale sign goes up, and it will come down a lot sooner.

Here are 10 tips to help sell your home more quickly: 1. Price it right. Paul Slaybaugh has been selling real estate for 15 years and says price is a top priority when selling a home. ew data shows the number of veteran and active-duty military homebuyers is up in metro Phoenix.

Veterans Administration-backed mortgages climbed 18 percent in the Valley during March 2014 compared with March 2013. Deals using VA loans were the only type of home purchases that were up in March, according to TheWilcoxReport, a Phoenixbased site analyzing residential real estate.

VA mortgages don’t require down payments in some cases and do not require private insurance, so they are less costly for the borrowers.

In March, 379 home sales in the Phoenix area were funded by VA loans, compared with 321 in March 2013.

May’s number could be higher as a result of a recent veterans housing event.

More than 300 veterans and active-duty military interested in buying in Arizona or refinancing attended the state’s first Veterans Housing Summit on May 17. The Veterans Association of Real Estate Professionals hosted the event. For more information, go to vethomeownership.org/.

Veterans can qualify for down-payment assistance of up to $30,000, said G-II Varrato II, a retired veteran, Arizona real-estate agent and director of community outreach for the Veterans Association of Real Estate.

In the Valley, veterans and active-duty military also can qualify for the Home in Five Advantage program that offers down-payment and closing-cost help. A grant could pay for as much as 6 percent of the cost of the house.

Question: We own a Scottsdale condominium that is primarily a vacation rental. Our tenant signed a threemonth lease in December and paid all of the rent in advance.

Now she wants to move out after one month because her mother in Canada is ill. We are sympathetic, but we do not want to refund the remaining two months of rent to her unless we can find another tenant.

What are our obligations as the landlord?

Answer: You have an obligation to make reasonable efforts to find a tenant for the remaining two months of the lease.

Slaybaugh creates a market analysis for his clients, looking at the number of homes for sale in the area. The more homes on the market, the more aggressive the pricing needs to be.

“It always comes down to price, condition and exposure,” said Slaybaugh, a Realtor for Realty Executives.

“And of the three, pricing is paramount. You can overcome the other two if the home is priced appropriately, but if the price is off, it’s going to be a long stay on the market, regardless of how nice the property is.”

2. Update carpeting and paint. Skip the kitchen remodel if you are selling your home, said Slaybaugh, and put your money into painting rooms throughout the house. And change that ratty carpeting.

Slaybaugh says clients are often resistant to replacing carpeting, thinking a carpet allowance is the answer.

“The problem with that is you never get that emotional impact you get when someone walks in and sees nice new carpet,” he said. “Every time my client has changed the carpet,

it has always dramatically increased the speed of the sale and paid back more than was put in.”

3. Take good photos. With a high percentage of buyers now viewing homes online, it is imperative that sellers have good-quality photos taken of the home’s interior and exterior. Good photos will help the buyer take the next step and request a showing.

4. Stage your home. If the photos feature a professionally staged home, the house stands out among the crowd of online choices. Debbie Kohl’s company, Savvy Staging AZ, provides consultations for do-it-yourself stagers, or will stage your home for you. According to RESA, the Real Estate Staging Association, staged homes sell faster than non-staged homes.

Staging involves putting just enough furniture in each room to show a potential buyer how they could use each space.

Depersonalize the space. Take down that kachina collection and pack your elk trophy. Unlike interior decorators, Kohl explained, stagers do not create a personal style that suits the homeowner, but rather a more neutral palette of colors, furniture and design to appeal to a broader group of buyers who can then better visualize themselves in the space.

6. Declutter. Rent a storage space for excess furniture, pictures, boxes and other belong-

ings. Remove things from the floor (including some rugs and shoes in the closet) to make each room look more spacious.

Clear off kitchen and bathroom counters, tables and desks.

7. Add curb appeal. Realestate pros say that an inviting exterior will entice people into the house. Scottsdale resident Caroline Garcia discovered flower power by planting lantana and oleander around what had previously been a typical rock and dirt landscape. She trimmed bushes, raked leaves and removed dead plants. A pot of flowers on the front porch is a plus.

“I hate flowers with all my heart because of the maintenance they require,” said Garcia, who is moving to Mexico City. “But when I put them in, it made a big difference.”

8. Make obvious repairs.

— regardless of the size — send a message to buyers that perhaps other hidden problems are lurking under the roof. Garcia’s 2,200-squarefoot home ended up selling in a week and a half.

9. Pick your fixes. Garcia had a Realtor tell her to put granite countertops in her kitchen, but she decided she would not get a return on her investment.

Experts agree. If you have already remodeled the entire house except for one room, then complete the remodel.

But if upgrades are uneven, there is no point tossing money at random renovations.

“It’s just as important to know what not to do as it is to know what to do,” Garcia said.

10. Clean up. “Q-tip clean” is what sellers should be striving for, says Kohl. Make sure floors, counters, tables, walls, sinks, bathrooms and windows are spotless. And don’t forget to dust the fans. Selling a home is one time you should definitely consider a professional cleaning. A pro may spot things you’ve overlooked or neglected.

“When people walk into your home, they want to have a good emotional connection,” Kohl said. “People hate to walk into a messy, cluttered home. It reminds them of all the work they have to do.”

No. 8 in affordability

A buyer needs to earn less than $42,000 annually to purchase a house in metro Phoenix, making the region the eighth-most-affordable metro area in the U.S., according to a new survey.

The report, from national mortgage-research firm HSH.com, tracked the salary needed to buy a house in the nation’s 27 largest metro areas.

Cleveland is the most affordable big city, with an annual income of $29,788 needed to afford a house. In the Valley, buyers need to earn $41,308 a year. In the least-affordable city, San Francisco homebuyers must make $137,129.

going to be due. If your roof caves in or your air-conditioner crashes, you’ll still have to send that monthly check. After making a down payment, be sure you’d still have an emergency fund or savings reserve available for the unpleasant surprises and maintenance that inevitably sneak up on every homeowner. » Am I emotionally prepared? In most cases, for a

home to pay off financially, you have to live there for at least a few years. If your dream-job opportunity turns up in another state, picking up and moving your life is a little more complicated when you own a home. If you lose your job, there’s more pressure to replace it quickly. There are also maintenance and home projects that will require your time.

» What lifestyle do I want?

customer of record, is APS allowed legally to shut off the electrical service to my unit for nonpayment if my account is paid in full?

A previous tenant who lived in the unit had a 2010 unpaid bill in their name. APS did shut off my electric and refused to restore service until the 2010 debt was paid in full.

They failed to produce the bill in question as proof of debt. What are my legal rights?

Is this enforced on all landlords on their rental units?

Answer: If a landlord has entered into a

landlord transfer of service agreement with APS, the electric will automatically be put back into the landlord’s name when the tenant terminates their service with APS. Under that agreement, APS agrees to not require a landlord to pay for the tenant’s utility bill. Additionally, if the tenant’s service is terminated for non-payment, APS will re-connect under the landlord’s name as long as that tenant is not allowed to remain on the premises. If the landlord has not signed one of these agreements, there is still a good legal argument that APS is illegally making the landlord a party to the tenant’s contract with APS against the landlord’s will. The landlord may want to file for injunction relief or contact the Arizona Corporation Commission and file a complaint.
