Ready to buy a house? Before you spend a day drooling over homes you may not be able to afford, the first step is to determine your budget, which means it’s time to calculate your debt-to-income ratio.

DTI is used by loan officers to determine how much a person is qualified to borrow. The calculation itself is the percentage of a person’s monthly gross income that goes toward paying debts.

Lenders analyze DTI because it gives them an indication of a buyer’s full financial picture and ability to pay his or her debts.

As a general guideline, lenders typically want a buyer to have a total debt obligation that’s less than

36 percent of gross income.

“Before you even start looking for a house, getting a Realtor or going on Zillow, the first step is to know your debt-to-income ratio,” said Jeremy Schachter, branch manager and mortgage adviser for Pinnacle Capital Mortgage Corp. “It’s one of the most important things that lenders look at besides your credit score.”

Calculating DTI

There are two types of DTI: front-end and backend. The front-end ratio looks at housing debt, and the back-end or overall DTI looks at your overall recurring monthly debts.

wo of metro Phoenix’s most popular and biggest new-home communities opened a decade ago in the West Valley: Vistancia in Peoria and Verrado in Buckeye.

Vistancia and Verrado made LA-based real-estate analyst John Burns’ national list of the 50 top-selling masterplanned communities in 2013.

Vistancia ranked No. 31, higher than any other Arizona community. Verrado ranked No. 41.

Both saw their home sales surge during the boom and then plummet during the crash as foreclosures climbed. Now, both are on the upswing.

A bridge over the canal linking Vistancia North to the rest of the 7,100-acre community opened last year. Plans for the community’s second phase call for as many as 3,500 houses, a 900-acre reserve and a 500acre commercial center with offices and retail.

Mark Hammons, general manager of Vistancia, said the community is working with the Greater Phoenix Economic Council and the Arizona Commerce Authority, as well as city of Peoria, to attract potential national users to the commercial property.

Since 2004, almost 4,700 new houses have been sold in Vistancia, where 12,400 residents now live. A couple of fun facts: More than 80 weddings have been held in the community since 2009, and more than 85,800 rounds of golf have been played there since 2007.

Scottsdale-based DMB Associates is launching an age-restricted community in its 8,800-acre Verrado next year.

Called Victory, it’s going up on 1,200 acres and is planned to help redefine retirement for Baby Boomers.

In the non-retirement area, the final phase of the Heritage District at Verrado recently launched. Seven homebuilders paid a total of $45 million for 150 acres, where 640 houses are planned.

Assessor’s ‘splits’ cause confusion in subdivision

Home prices and features vary by neighborhood. Here are two examples of what you can buy for around $230,000.

Question: We live in an older subdivision in Wickenburg.

Each of the lots in this subdivision is at least 5 acres. The CC&Rs that govern our subdivision prohibit lot splitting. At the time that our subdivision was developed, the developer dedicated easements to Maricopa County for roads.

We recently checked the county assessor’s map of our subdivision, and we learned that the county assessor two years ago “split” the lots to have separate tax-parcel numbers for the lots and for the roads. The county assessor’s explanation for this split was “as a courtesy to the taxpaying homeowners who should not pay real property taxes over dedicated easements for roads.”

Does the county assessor have the right to go against the CC&Rs and do these splits? Can we make the county assessor “undo” these splits?

Answer: The county assessor’s office cannot change legal rights to ownership of land.

If the county assessor’s office split your lot into two or more parcels, that splitting does not affect your ownership of your lot and only correctly shows that you should not be paying property taxes on the property that you do not fully own — that is, easements for roads over your lot.

monthly house payment (including principal, interest, mortgage insurance, hazard insurance, property taxes and homeowner’s association fees, if applicable) and divide that by your gross monthly income (your income before taxes).

That percentage is your frontend DTI. Homebuyers should calculate this front-end DTI to determine the maximum mortgage they can really afford.

Loan officers typically recommend the industry standard of 28 or less. For example, a homebuyer who makes $45,000 per year should spend no more than 28 percent of that on housing debts — or a maximum of $1,050 per month.

For back-end DTI, add up your total recurring monthly debt payments — housing debt (front-end DTI) plus car loans, minimum credit-card payments, student loans, alimony or child-support — and divide that number by your total gross monthly income.

(Monthly expenses such as utilities, food and cable costs are not considered debts.)

Lenders typically look for a back-end DTI of 36 or lower.

For example, if your monthly gross income is $4,000 and you pay $1,440 per month combined for your mortgage, car payment, student loans and minimum credit-card payments, your DTI is 36, which means your recurring debts are 36 percent of your gross income.

Schachter said you can use an online calculator to get an idea of your DTI. But an industry professional probably will get a more accurate assessment, because they may know what other factors to consider.

“You can use a loan calculator or go to a loan officer,” said Deanna Jordan, a loan officer with Capstone Mortgage. “But getting a trusted adviser is the best way to get an accurate idea of what you can afford, especially if you are starting to look for a home. We will ac-

tively advise you to get you qualified.”

For FHA loans, the frontend limit is 29, and the backend DTI can be as high as 41, because FHA requirements are more lenient and geared toward first-home buyers.

FHA loans require mortgage insurance (in addition to your mortgage) for a portion of the life of the loan.

A DTI ratio that is too high could also impact interest rates available to a buyer.

Lowering your DTI

If your DTI ratio comes in too high, there are things that can be done to reduce it. But buyers may need to wait three or more months before being in a better position to purchase a home.

“There is a process that people can use to cut down on debt,” explained Jordan.

“They can pay down existing debt, pay off loans and pay attention to what they are doing.

They definitely don’t want to open a new charge card at that time.”

Buyers also can increase their income by taking on a second job or finding another stream of income. However, lenders look for a two-year history of working for an income to qualify. Buyers can also refinance or consolidate loans.

Kelly Powers, president of the Arizona Mortgage Lenders Association, once had a couple who had been turned down for a loan by a builder before she started consulting with them. They had co-signed on a daughter’s home loan, and that automatically raised their DTI. Powers was able to quickly help them get approved for a loan by providing

documentation that the daughter had independently made her monthly payments for a year.

“That’s why you need a professional,” Powers said. “We know what you can or cannot use that can affect you positively or negatively. We can do the calculations and tell you exactly what you will qualify for and the amount of house you can afford so you are comfortable with the payments.”

Although some loans may require a DTI of 36 or lower, there are exceptions to the guidelines. Some people with adequate incomes can qualify for a loan with a DTI ratio up to 50.

“Debt-to-income ratio is not absolute. You have to take in all of the circumstances of the loan. There are parameters set, but they are guidelines, not rules,” explained Powers.

Powers said professionals typically evaluate DTI along with loan qualifications by using an online underwriting system put out by Freddie Mac and Fannie Mae as well as other systems.

“The underwriter can use their discretion to follow suggestions or not follow them,” she said. “They have to use common sense to look at the complete picture. Automated approvals are recommendations, but they can be very helpful.”

The home-loan industry has adopted new rules to qualify borrowers for mortgages and protect them from lender abuses. These will not affect the majority of borrowers because lenders have created higher standards for themselves since the financial crisis.

Financial regulators are trying to avoid a repeat of the real-estate crisis that hurt both homeowners and financial institutions.

“They are trying to prevent lenders from making bad decisions that result in foreclosures for borrowers,” she said. “The purpose of all of this is to make sure people are buying a home that they have the ability to make payments on.”

Roommate search requires diligence Just about everyone has a few good or terrifying roommate stories.

Living with another person — even if it’s your best friend or sibling — can have its challenges. Doing your research, plus a little soul searching, before choosing to co-habitate could save you a lot of trouble.

In order to find a compatible roommate, think about how you want to live and ask: » Do I want a quiet home or a party house? » Do I want a roommate who keeps to himself/herself or someone to hang out with? » Do I have strong feelings about alcohol, drugs or smoking? » Am I a “neat freak” or a slob, and how will that impact

my relationship with a roommate? » Do I have strong aversions to particular smells, foods, pets or habits?

Once you’re clear on your own preferences, you’re ready to start your search.

Of course, do the basic research. Good credit. Solid job history. No criminal record.

Even if everything checks out on paper, make sure you agree

on the other “big stuff” before you sign on the dotted line: » Rent/bills: How much will each roommate pay and who will write the checks? » Space: Who sleeps where? Who gets a parking space? » Chores: Who cleans what, and how often? » Food sharing: Will shopping and cooking be shared, or every man for himself? » Noise: Hammer out schedules and quiet-time expectations. » Overnight guests: Dis-
