Builders’ showpiece homes can offer more upgrades for money Sue Doerfler The Republic

Celeste and Graham Thatcher looked at more than 40 houses before finding the home of their dreams. They toured new homes. They viewed existing homes. But the West Valley home they chose is neither. It’s a model home. A model home is like a new resale home. It combines the best of both types, builders and buyers say. Builders typically put their model homes up for sale once a subdivision is nearly built out. By that time, the models are usually several years old.

They’ve been cleaned and polished on a regular basis, possibly repainted and maybe even redecorated. “You know the home has been kept in impeccable shape because it’s a showpiece,” said Ken Peterson, sales and marketing director for Shea Homes. “When we put these on the market, they sell pretty quick.” Many buyers find out about model sales on builders’ websites, he said. Some builders compile lists of people interested in buying a model. Other times, the model is listed on the Arizona Multiple Listing Service. Like an existing house, a model is already built

o afford a basic two-bedroom apartment in Arizona, a renter needs to earn about $17.52 an hour. A renter in metro Phoenix must make $18.40 an hour. The state’s minimum wage is $7.90. A new report shows about 53 percent of Arizona renters don’t earn enough to afford a two-bedroom unit. According to Out of Reach 2014, produced by National Low Income Housing Coalition and the Arizona Housing Alliance, the typical renter in Arizona earns $14.54 per hour. Working at minimum-wage jobs, an Arizona family must have 2.2 wage earners working full time, or one full-time earner working 89 hours per week, to afford a two-bedroom apartment. “Hard-working families, veterans, seniors and people with disabilities should be able to pay for their home and still have enough left over to buy basics like groceries, gas and child care,” said Val Iverson, Arizona Housing Alliance executive director. Arizona is the 19th most expensive state in the nation for renters, according to the report. The national average is $18.92 in hourly wages needed to afford a two-bedroom apartment, so Arizona does fare better. However, Coconino County, home to Flagstaff, is less affordable than the national average. In Coconino, the typical renter needs to earn $19.63 an hour, according to the study.

Question: In a recent column, you stated that Canada does not have any of the homeownership “tax breaks” that Americans have. Although Canadians do not have tax deductions for mortgage interest or property taxes, or the availability of these tax deductions on second homes, Canadians have an exemption from any capitalgains tax on the sale of their principal residence. Answer: You are correct. Taxpayers in both the United States and Canada have a capital-gains exemption on the sale of their principal residence. Canadian taxpayers have no limit on the amount of the capital-gains exemption, but United States taxpayers are limited to $250,000 capital gains exemption for a single taxpayer, and $500,000 capital-gains exemption for married taxpayers. As stated in my recent column, however, United States taxpayers, unlike Canadian taxpayers, have “tax breaks” for deductions for mortgage interest and real property taxes. Similarly, only United States taxpayers have the “congressmen’s deduction” (named that because Congress passed the law, and most members of Congress have a home in Washington, D.C., and another in their home state) for the same deductions for mortgage interest and property taxes on a second or vacation home. Although Canadians do not have these tax deductions, the percentage of home ownership is basically the same in Canada as in the United States. and more or less ready for move-in. Buyers don’t have to wait four or five months for it to be constructed. Like a resale house, it has an established look, with mature landscaping in front and back. It doesn’t have new construction’s dirt backyard and bare-bones front yard that features a solitary twiglike tree. Like a new house, a model has never been lived in. The appliances have never been used. The interior has been decorated by a professional. But a model isn’t new. Thousands of prospective buyers have walked through. And model-home buyers, unlike new-home purchasers, don’t get to choose the exterior look or elevation of the home or the features that are inside of it. But that isn’t all bad. Builders give their models a “wow factor,” said Jacque Petroulakis, spokewoman for Pulte Homes. They want to show prospective buyers what the possibilities are. Because the model is a showcase, it’s probably outfitted with every bell and whistle available. Interior features such as custom backsplashes, built-in entertainment centers and upgraded flooring, cabinetry and counters are often included. There may even be a built-in grill or fancy pool and spa in the backyard. “You’re getting a lot of customized features,” Petroulakis said. Those features add up, making model homes more expensive than the base price of the model without any upgrades, said Dennis Webb, operations director for Fulton Homes. However, the price is less than building that model as a new home and adding the same features to it, he said. Occasionally, builders will discount some of the upgrades when selling the models, he said. The Thatchers, who are

from Alberta, bought a 3,070square-foot house that has a kitchen with granite countertops, a granite backsplash and an eat-at island; a great room with a custom built-in entertainment center and fireplace; an office with bookshelves and a his-and-hers desk; and a guest suite in lieu of a standalone garage stall. The contemporary-styled interior is primarily done in teals, browns and tans, with a circular theme repeated in wallpaper and decorative accents. The couple purchased the model furniture and accessories, like many model buyers do. Doing so saved them time, they said. They didn’t have to look for furniture or wait for it to be delivered, Graham Thatcher said. Plus, they liked the decor. “Part of the attraction was that it’s turn-key,” he said. There were a few accessories they didn’t want. They tossed the bathroom towels and the dishes that had adorned the dining table (they were glued together, as they are in most model homes). They bought new beds; the model came with mock beds. Before they moved in, Shea Homes, the builder, made minor repairs, such as hanging interior doors. (Most model homes don’t have interior doors.) Like typical model purchases, the home came with a one-year warranty. A model home tends to appeal to certain types of buy-

ers, Webb said. “It’s really good for people who are moving from out-ofstate,” he said. “They don’t have to move furniture.” Model-home buyers must be flexible: There may be no firm closing date. This could be due to several factors, including waiting until the subdivision closes out. Buyers must also be quick. They may be given only a few minutes to decide whether they want the home. That’s because sales are often firstcome, first-served. The Thatchers had about 20 minutes. After learning about the model sale on the Internet, the couple drove to the subdivision, only to discover that the model they wanted had been sold. Another model featured the same plan but in a different configuration and with a lighter interior. Because the models were being sold on a first-come, first-served basis, the Thatchers had to make up their minds quickly. They reasoned that the lighter interior was more casual, a look they wanted for an Arizona home. “We looked at many houses, but nothing clicked with us,” Celeste Thatcher said.
