Will Victory be a win for Boomers?

W

hile attending a Christmas party three years ago, Tucson-area resident Tom Moser was inspired to make a dramatic change. He noticed that the hosts had built an addition onto their home to accommodate aging parents, and it made Moser wonder why he and his wife, Kristin, were living in a big home while his 80-something father lived across town by himself. Moser said he knew his dad wasn’t thriving in that environment, and he knew something had to be done; he just wasn’t sure what. “At the party, I had flashbacks to what I’d seen as a young boy,� said Moser, an Indiana native who grew up around Amish and Mennonite families; the latter would sometimes connect their homes. “And I got to thinking that my parents gave so much to myself,

my sister and my brother. It was time for me to give something back.�

‘He feels he has a palace’ Moser decided he could best do that by having his father move in to his home, but he didn’t see a way to build onto his two-story home. So he went online to explore other options, and in a few minutes’ time, he discovered there was a subdivision a few miles away that offered Lennar Homes floor plans designed specifically for multiple generations living under one roof. Today, he and his wife live in a 3,000-square-foot NextGen home, known as the Home Within a Home, while his father, Lee, lives in the adjacent “mini home� on the property. More than 250 people lined up in Buckeye early Tuesday morning to buy a house in Victory at Verrado, metro Phoenix’s newest community for buyers 55 and older. Buyers also lined up when Del E. Webb opened the first Sun City, also in the West Valley, on Jan. 1, 1960. Arizona developments continue to draw home buyers at or nearing the age when they can start collecting Social Security and stop working full time. Del Webb’s Sun Cities defined retirement living for America’s first generation of post-war retirees. Now builders are trying to create communities for the 76 million Baby Boomers, many of whom don’t plan on retiring, and want something different than their parents did at 60. Victory’s developer, Scottsdalebased DMB Associates, has built Verrado and DC Ranch and several other higher-end developments in Arizona, California and Hawaii. DMB has spent the past decade and millions of dollars researching what Boomers will want in a community, looking at where they will want to live, what amenities they want nearby and what features they will want in a home. The developer has found hiking is more important to most Boomers than golf. Yoga and education classes are more important than bowling and craft sessions. Welcoming neighborhoods with high-tech houses that don’t look like all the other homes on the block are also key for many Boomers. The developer calls Victory a “district� within Verrado. There are no gates or walls separating the 1,200-acre neighborhood it from the rest of the 7,600-acre development. A big patio with an outdoor teaching kitchen is near the entrance. Hiking trails up the White Tank Mountains are accessible from the community. The Vic is the community’s bar and restaurant. The Spa at the Victory club will have spinning and yoga studios as well as all the top fitness equipment. There will be an arts studio and a sports den with a full wall of TVs, billiards tables and lounge. A vineyard and chef’s garden are being planted. To ensure a diversity of houses, Victory will be the first active-adult community in Arizona to offer homes by multiple builders.
