What you need to know about including a pool in your newhome’s mortgage    

hy not combine your pool and home financing when you buy a new home?

Wrapping the two obligations neatly together is generally advantageous financially and also offers convenience during one of the high-stress times of your life.

“If the pool is not done and the buyer defaults, the lender must complete the pool to make the home sellable,” Schachter said.

“The other risk is that there [might be] delays or additional costs not anticipated at time of closing when the pool is included.

Because of this, rates are usually slightly higher due to this added risk.”

If you choose to finance the pool separately — after you close on your new home — interest rates on these loans are much higher than rolling in the cost of the pool with the first mortgage, Schachter said.

“Pool financing after the home is done is in a second lien position behind the first mortgage; that is, that loan is not paid off at a new escrow or foreclosure until the first one is paid in full,” he said.

“So there is more risk and a higher rate with pool financing after you have a mortgage on your home.”

In addition, a pool loan generally has a shorter term than a do-it-all loan which is traditionally 30-year fixed, he said. And, if you take a second mortgage to pay for the pool after you move in the interest rates are also higher, once again because the lender is subordinated to the first home mortgage, he said.

Convenience Financial comfort is certainly important but so is the convenience that comes with having the pool built before you move in.

While you are focused on planning your move (and for families with young children, on getting the kids enrolled in a new school), consider the time saved and the stress reduced by not having to be onsite to manage your pool installation, said Dan Waters, founder and CEO of Tempe-based Creative Environments.

“If you have pets or children, not having to manage them around the hours of construction and keeping them out of possible harm is important,” he said.

Excavation is also a major factor. A pool builder can more easily access the

yard before the walls for the home are installed, said Jim Pinson, manager of the Homebuilder Division of Shasta Pools.

Landscaping efforts can benefit, too.

“A homeowner can begin landscaping earlier, thus completing their outdoor living space sooner. And when the front yard landscaping is completed prior to pool excavation there will likely need to be reconstruction of landscaping in the yard access,” Pinson said.

Often, a company’s preferred pool contractor can begin construction while the home is still under construction, said Cammie Beckert, managing director of Camelot Homes in Phoenix, which offers this option at its communities.

The preferred contractor is granted early access, for example, as part of this agreement. Still, this does not mean that a new-home owner must select a homebuilder’s preferred pool builder.

“By joining home- and pool-building, the new homeowner has a usable pool much sooner,” Beckert said. “Starting before close of escrow can save as much as 60 days of pool construction time.”

LIFE IN EVERY DIRECTION

Money When a pool loan is merged with a mortgage, financial professionals call this “escrow holdback.” In this, either the escrow company or the lender holds back the money for the pool.

“The cost of the pool would be needed before the loan closes and the amount can be rolled into the mortgage balance.

The escrow company or lender then disburses funds to the pool company in disbursements each stage of the way,” said Jeremy Schachter, branch manager for Fairway Independent Mortgage.

A lender, however, must decide if they are capable of this; many can’t because of the risk of closing a home loan without

ust as the Northwest Valley is very appealing to homebuilders, it is equally enticing to homebuyers.

“The fact is, there is greater land availability in the Northwest Valley compared to other parts of the Valley,” said Trey Bitteker, vice president of sales for the Arizona division of PulteGroup.

“Builders have more flexibility in the Northwest Valley with which to design their communities — especially in Peoria, Surprise and in Glendale near the (football) stadium. Many areas in these cities are still available that are close to shopping and schools. And this part of the Valley allows for communities to be designed as small neighborhoods or as part of master-planned developments.”

Taylor Morrison’s area sales manager for the Northwest Valley agrees. “This is where the market is growing,” said Rachael Pieper. “It’s where shopping, entertainment, employment centers, schools and parks are abundant” as well as being home to large amounts of unbuilt-upon land.

Options and amenities “My wife and I chose to live in the Northwest Valley because of its great proximity to freeways, shopping, entertainment and the wide variety of local services,” said Glendale City Manager Kevin Phelps. “We also liked the fact that there was a great selection of homes for us to choose from.”

Jerkovic, economic development director for the City of Surprise. The city “offers large-city amenities with a small-town feeling,” she said. And because it’s a relatively new community, “most of the infrastructure is new and well-maintained making it an attractive place to live.”

In Glendale, “the greater Arrowhead area has matured and over the years has not only added to its base of commercial and residential stock, it has been upgraded,” explained Brian Friedman, director for the Office of Economic Development in Glendale. “The Arrowhead Lakes development is rare in the desert and is significant in size and stature in the Valley. Adjacent are multimillion-dollar homes with water and city light views that send a message to the marketplace about the attractiveness of a region.”

In Peoria, “families are attracted to topranked schools and nearly 36 parks and 25 miles of trails, while retirees leave behind bad weather for sunny days on the

golf course,” said Mayor Cathy Carlat, adding that Peoria’s booming growth has brought an abundance of shopping, dining and entertainment options.

The Northwest Valley is home to Lake Pleasant, award-winning local theaters and plenty of Cactus League Spring Training baseball including the Chicago White Sox and Los Angeles Dodgers in Glendale; Seattle Mariners and San Diego Padres in Peoria; and Kansas City Royals and Texas Rangers in Surprise.

Endless advantages In addition to a relaxed lifestyle, some of the Northwest Valley’s most notable draws include its regional accessibility, expanding jobs, educational opportunities and financial strength.

“Peoria is the next great frontier due to the ample amount of premier land and strong infrastructure,” Carlat said, including the Loop 303 freeway that stretches from I-17 to I-10 and “creates extensive mobility and connectivity. For the last four years, Peoria has been among the top four communities in the Valley for single-family residential permit issuance.”

Last year, Surprise “welcomed two educational assets: the location of the new West-MEC Northwest Campus and the Ottawa University Surprise campus,” Jerkovic said. Located at Dysart Road and Grand Avenue, West-MEC serves high school and post-high school students with a vocational curriculum, she said, while Ottawa University is a private, four-year residential university founded 152 years ago in Kansas.

“The Northwest Valley is growing rapidly because the fundamentals of the region are strong and getting stronger,” Friedman said. The recent AAA bond rating by Fitch Ratings for Glendale’s general fund “is another sign of prosperity.” In April 2017, he said, the City of Glendale received a bond rating upgrade from Moody’s Investor Service from A2 to A1. Moody’s cited “moderate economic recovery, growth in the tax base, prudent management and conservative budgeting as highlights reflecting positively on the City.”

3. Glass substitute flat glass for acrylic domes. The better units incorporate Low-E/argon gas-filled glass which is available either clear or translucent white. Glass skylights are more energy-efficient and aesthetically pleasing than domed units. They’re also more durable and let in less noise.

4. Structural skylights are designed to span large areas. Unlike one-piece acrylic or glass skylights, aluminum rafters break the overall unit into sections; they support multiple pieces of acrylic or glass.
