uick-move-in (QMI) homes are those already under construction or even completely built before a buyer makes a purchase. Most homebuilders offer at least one or two quickmove-ins at nearly every one of their communities.

The biggest differences between a QMI home and a yet-tobe-built home are how long it takes before you can move in and how many (if any) options and finishes you as the buyer have an opportunity to select.

Most QMI homes typically are in one of two phases of construction when they’re purchased: partially built, where the buyer may (or may not) have an opportunity to choose some of the finishes; or completely built.

Whether you’re looking to relocate to the region full-time or dreaming of a second vacation home “up north,” you’ll find a year-round, calendar-filling roster of amenities and attractions in the Flagstaff, Payson and Prescott areas. Indeed, from the truly grand (the breathtaking Grand Canyon) to lively (world-famous rodeos) to meditative (quiet stargazing), the region offers something for homebuyers of all ages and stages.

Here are three things potential homebuyers need to know about life in Northern Arizona:

LIFE IN EVERY DIRECTION

Fabulous four seasons Unlike their warmer counterparts to the south, communities in this region enjoy a true four seasons. These communities are the go-to spots in the state to see changing leaves in the fall with plenty of opportunities for leisurely drives to take in golden aspens and red-hued oak trees.

These cities and towns can also claim winter playground status. Flagstaff and Payson boast a range of snow-centric activities including skiing, snowmobiling and snowshoeing, while Prescott bills itself as “Arizona’s Christmas City” — beckoning winter visitors to enjoy the city’s main square sparkling in snow and twinkling lights.

Perhaps most importantly, northern communities get bragging rights for considerably cooler temperatures in the summer, especially at night when temps dip what feels like dozens of degrees below those in the Valley.

Abundant outdoor amenities Each community offers a full slate of outdoor fun. In fact, Rim Country — which includes Payson and surrounding communities — includes three national forests with plenty of camping,

hiking, mountain biking and hunting opportunities. Rim Country is also an angler’s dream, with lakes and streams throughout the area stocked with various trout species. “It is an outdoor lover’s paradise,” said Chris Bertone, membership manager and director of the Rim Country Regional Chamber of Commerce.

Surrounded by the Prescott National Forest in the Bradshaw Mountains, Prescott is a mile-high city with four mild seasons. This means year-round outdoor opportunities including more than 400 miles of trails to enjoy on foot, mountain bike or horse, Coombs said. The area is also a draw for campers, with family campgrounds, an equestrian campground and an ATV camping area featuring numerous trails.

At an elevation of 7,000 feet, Flagstaff sits amid the world’s largest Ponderosa pine forest and draws hikers and bikers of all skill levels to explore the San Francisco Peaks.

Beyond that, outdoor lovers will find a diverse mix of activities, whether visiting The Arboretum in Flagstaff to learn more about native plants and animals or having fun at popular 18-hole disc golf courses in the pines.

Entertainment and activities Homeowners can take their pick of an eclectic mix of year-round activities and entertainment in the region from enjoying live music under the huge American Elm tree in Prescott’s historic Courthouse Plaza to soaking up Route 66 nostalgia in Flagstaff to sampling treats and touring the Fossil Creek Creamery in Rim Country.

The region is also home to a host of one-of-a-kind attractions, big and small, man-made and nature-made.

For example, the south rim of the Grand Canyon is open year-round and is just a 1.5-hour drive from Flagstaff.

From a [relatively] easy hike down the Bright Angel Trail to scenic lookouts to tours of historical sites, Northern Arizona residents can plan a day-trip or overnighter with ease.

Flagstaff’s Lowell Observatory is world-renowned for its many discoveries including the discovery of Pluto. The observatory is open to the public for a range of activities.

Payson boasts the World’s Oldest Continuous Rodeo every August, which draws competitors and spectators from around the world.

The city is also home to the historic Tonto Natural Bridge which is believed to be the Getty Images largest natural travertine bridge in the world.

Forget the one-size-fits-all new home.

Buyers today want choices — beyond traditional options for fixtures and finishes — and builders are answering the call.

“Flexibility is key” “We’ve seen a trend toward buyers wanting more personalization and customization,” said Dennis Webb, vice president of operations for Fulton Homes.

“The floor plans of 10 years ago don’t work for today’s buyers. Flexibility is key.”

The trend toward more customization has evolved over the past decade, driven by a few key factors, Webb said. They include: • Changing demographics.

In previous years, a new-home buyer was generally a married couple with children — and that meant fairly predictable preferences. Today’s buyers run the gamut from singles to multi-generational families, meaning wants and needs vary greatly.

• Freedom to choose.

Consumers are accustomed to finding a range of options online, whether shoe-shopping or picking out a new car. They bring that expectation to the home-buying process, looking for flexibility in floor plan design as well as features like cabinets and flooring.

Beyond that, buyers are exposed to endless possibilities for creating a unique and personalized home thanks to the do-

it-yourself movement. Buyers often expect the builder to incorporate their ideas into their new homes.

Depending on the builder, new-home buyers will find multiple floor plans, a host of structural options within the floor plans, and expanded offerings in design centers. What’s more, Rob McGibney, regional general manager for KB Home Arizona, said KB Home surveys buyers at closing about sought-after options to stay ahead of the curve.

Plenty of possibilities Here’s what is popular in new homes today: • Bedroom configurations.

Buyers often want the flexibility to convert two small bedrooms into a dual master bedroom or a guest suite.

They also like the option of making each bedroom in the home en-suite [with its own private bathroom].

• More bathrooms.

Not surprisingly, buyers often prefer more bathrooms and ask about what it takes to convert a powder room into a full bath. They also are looking for larger spa-like bathrooms.

What to ask your builder Buyers should ask their new-home builder about no-cost options that can help personalize a home, McGibney said. That could mean everything from a design choice in flooring and cabinet colors or structural options such as eliminating a wall or a room conversion.

Budget-conscious buyers will also want to ask about options that make sense now — such as adding a bedroom — rather than facing a costly project in the future, he added.

Builders say homebuyers’ desire for customizing is a trend that’s here to stay.

“We don’t see it getting any less popular,” Webb said. “They don’t want to settle and they shouldn’t have to.”
