Ceiling fans bring comfort, energy savings In Arizona, cool and breezy ceiling fans are a must

They are powered by AC (alternating current) or DC motors (direct current). AC units offer three speeds and typically consume a little more electricity, while DC versions are more energyefficient and have six speeds. Depending on quality, features and retailer, prices vary from $75 to $1,400-plus, said Lisa Schneider, lighting specialist for the Scottsdale location of Ferguson Bath, Kitchen & Lighting Gallery.

In terms of components and style, you can find ceiling fans with from one to approximately a dozen blades, said Kristina Christopher, vice president of sales and marketing for Fanimation Ceiling Fans.

“Styles can be traditional, sleek and super-contemporary, and blades can be hand-carved wood, leaf-shaped and painted,” she said. “There are many options out there; there’s been a lot of advancement in design and technology.”

“When your new home has six to eight of these [ceiling fans] running all the time, the energy savings add up.”

She noted that ENERGY STAR-certified ceiling fans can be up to 60 percent more efficient than conventional ones.

Schneider said that ceiling fans can save four to 10 percent in comparison with not having them. Also: “Most DC motor fans cost around $9 to $15 per year to run whereas AC motor fans can cost five to eight times more than that to run per year.”

Arizona law requires the seller to disclose any material facts about the property that they have knowledge of, with the exception of a few items. For example, if a buyer closes escrow and the neighbor comes by and says “I can’t believe they finally sold this house. The roof has been leaking for months and it has a termite problem.” If the seller knew about the leaking roof and/or the termites but didn’t disclose those facts, the seller could end up in court.

What are some items that can be left off the SPDS and/or must be included?

In Arizona, by law, a seller is required to disclose any material facts about the property they have knowledge of with the exception of: • If a property is or has been the site of a natural death, suicide, homicide or any other crime classified as a felony.

• If the property has been owned or operated by a person exposed or diagnosed with HIV or AIDS, which is not known to be transferred by common occupancy of real estate.

• If the property is located in the vicinity of a sex offender.

Although the law does not obligate disclosure of these issues, a seller must answer truthfully (or state that the information will not be disclosed) if the buyer asks. If a seller does not disclose known legally required facts, they [the seller] may be subject to legal liability.

ou probably don’t give your garbage disposal much thought.

But because it’s an essential part of your new kitchen, we asked several experts for their suggestions on what you need to know about your disposal.

Operation: Make sure you know how to properly operate the disposal, advised Ron Sing, director of brand communication and integrated marketing at Emerson Commercial & Residential Solutions, whose brands include InSinkErator®.

InSinkErator is the disposal brand found in

two-thirds of new single-family homes in the U.S., according to the company.

Horsepower: Ask how much horsepower (hp) the disposal has.

According to Consumer Reports, garbage disposal motors come in varying power ratings, with most ranging from 1/3 hp to 1 hp. They note that garbage disposals with ½ hp or ¾ hp should be adequate for the typical home, while cooks who need to grind tougher waste, including bones, may want to opt for a 1-hp model.

The moral of the story? Be sure to

ask your new-home builder about the horsepower offered in their standard garbage disposal to see if it will meet your family’s needs; if it won’t, find out if they offer upgraded models.

Clogs and jams: Ask how to reset the garbage disposal if it jams or clogs and what to do if silverware or coins fall into the disposal.

Noise: One of the most important features of a disposal is how much noise it creates, said Mike Donley, president of Donley AC and Plumbing in Phoenix.

“Inexpensive models have less sounddampening insulation in them and are generally much noisier than upgraded disposers.”

Safe scraps: You’ll also want to know what’s safe as well as what’s not so safe to put into the disposal. For example: “Don't let coffee grounds fool you,” said Johnny Onorato, general manager for Chas Roberts A/C & Plumbing Inc. “Although they may appear to be finely milled, they're very densely packed and almost paste-like.” Pasta, rice and bread also are densely packed and don’t belong in the disposal, he said. Nuts, shells, pits and seeds should never go into the disposal, he added.

Donley agreed, stating: “Foods that cause drain problems include pasta, eggshells, potato peels, bones and stringy vegetables like celery.” With or without a garbage disposal, fats, oils and greases should never go down your kitchen sink, Sing said.

couple of handfuls of baking soda and a half cup of vinegar. “After it's done foaming, rinse it down the drain with hot water.” Donley said smells can be treated by running ice cubes and a cut-up lemon or grapefruit through the disposal once a month. You can also purchase garbage disposal cleaner.

Environmental benefits: Sing pointed out that disposals are good for the environment. “When you throw your food waste into the garbage, it ends up with all the other trash in a landfill,” he said. Data from the Environmental Protection Agency (EPA) indicates that each year, food waste is responsible for 18 percent of landfill methane emissions or about 19 million tons of methane gas, equivalent to the emissions of 100 million cars. “Using a garbage disposal reduces the amount of food waste taken to landfills and is a more sustainable way to manage your food scraps,” Sing said.

What types of insulation are used in new homes in Arizona?

A

The most common types are fiberglass, cellulose (recycled paper treated with a fire-retardant and mold-inhibitor) and spray-applied foam insulation.

Fiberglass is available in batts (pre-cut material) and blown form and is common in walls and sometimes attics. This is a cost-effective material to use since no equipment is required for installation. The material does have to be cut and trimmed by hand for the correct installation which can be labor-intensive.

Cellulose can be sprayed into open or closed walls and is the most common type of blown insulation to be installed in attics in the Valley. Spraying cellulose into walls is more costly than fiberglass batts but the insulation does not require the trimming and cutting to fit in wall cavities.

Insulation sprayed into walls typically does a better job regardless of the material type as it conforms to the obstructions and irregularities of the wall cavity. A common combination for a new builder will be fiberglass batts in the walls and blown cellulose in the attics.

Spray foam requires special equipment and training to install correctly and, according to our experts, is not the norm for most builders. However, when installed properly, all insulation types can be very effective at keeping homes cooler and more comfortable.

What should a new-home owner know about ‘R-Value’?

First, a definition: R-Value is resistance to heat flow. The higher the ‘R’, the longer it takes for heat to move through the insulation. Typically, R-38 is for the attic and R-13 to R-19 is for walls.

Efficient windows contribute to a home’s overall energy-efficiency by improving the envelope seal between the inside and out. They do this through various ways including the use of materials that do not transfer heat and/or cold easily and by creating an air gap between the panels of dual-pane windows.

How did Phoenix get its name?

So you’ve decided to purchase your new home in the Valley of the Sun — congratulations!

civilization, some sources say that the truth for their disappearance is not known for certain. In recognition of this historical mystery, Native Americans who later lived in the area called these original canal engineers/builders “Hohokam,” or “the people who have gone.”

Repurposing an ancient canal system Phoenix’s more modern history began in 1867 when Jack Swilling of Wickenburg stopped at the foot of the north slopes of the White Tank Mountains to rest his weary horse. Swilling saw dry soil and farmland that was mostly rock-free and not threatened by harsh winter weather. Like the long-ago residents, Swilling realized the land needed water to flourish and to be able to grow much-needed crops.

Ever industrious, Swilling launched the Swilling Irrigation Canal Company and the company began digging a canal. By March of 1868, water began to flow. Giving credit where credit is due, many sources say that Swilling’s canals were based on the Hohokam’s original canal system.

Rising from the ashes The oft-accepted derivation of the city’s name is that a friend of Swilling suggested

‘Phoenix’ since, like the mythical Phoenix bird, the town would essentially spring up from the ashes or ruins of a former civilization. Voilà — Phoenix was officially named on May 4, 1868. Today, the city covers 515-plus square-miles and more than 1.6 million people call it home.
