Any other tips?

Rohlfs: Make the distinction between desert-native and desert-adapted plants and, on the other hand, exotics.

Many of our xeriscape plants are native to this area or to northern Mexico, while others are imported from arid areas such as Australia. They like our highly acidic, salty soils.

If you choose to use exotics — that is, plants either not native to our area or not highly adapted to it — you’ll have to amend the soil, fertilize and water more frequently. These include queen palms which thrive in the Caribbean where they are native. Fruit trees, too, require specific irrigation and fertilizing schedules.

In addition, landscapers will often use polyurethane tubing for main irrigation runs. But this plastic pipe cracks and then leaks because of water and heat. Ask the company to use schedule 40 PVC as the main line and then use the poly tubing for the secondary and tertiary lines to your trees, plants and vines.

educing the use of water — our most precious desert resource — doesn’t mean your new-home’s front and back “yards” have to be dull and rock-rich. Done correctly, your new home can be a desert-adapted oasis without you feeling environmentally irresponsible and grimacing every time the water bill arrives.

To provide some guidance, we spoke with Beth Rohlfs, president of VOX Landscaping & Construction, which is based in Cave Creek. Rohlfs became a Licensed Landscaper in 2009 and earned a Master Gardener certification from The University of Arizona in 2010. In 2015, she obtained a Desert Botanical Garden “Desert Ecology & Plant Biology” certification and a year later, a Desert Botanical Garden “Desert Life Form” (i.e., desert-adapted plant) certification.

She will be appearing at The Maricopa County Home & Landscape Show at the University of Phoenix Stadium in Glendale March 2 through 4.

What is xeriscaping?

Rohlfs: From the Greek root “xeros” (meaning dry), xeriscaping is landscaping specifically choreographed for our dry desert climate, combining waterconserving techniques with the careful selection and arrangement of droughttolerant plants.

We talk about four components, or pillars, of xeriscaping.

1. The first is the proper selection of the right plants for our desert sun and soil.

2. The second is correct irrigation, ensuring that each kind of flora you have selected is properly watered

ng such as decomposed granite — to cover the bed around trees, shrubs and groundcovers, keeping the moisture in and the hot summer sun out.

4. The fourth is low maintenance, which for the most part here is correct pruning methods which your arborist or nursery associate can share with you.

Mind you, xeriscaping doesn’t mean ugly. There are hundreds of plants that bloom year-round for a lush xeriscaped yard.

How has our perspective about landscaping changed here in the Valley over the last couple of decades or so?

Rohlfs: The talk about global warming has changed our attitudes and our styles and tastes. Landscaping in the 1980s and ’90s was opulent, with lots of texturing and many exotics that weren’t desertadapted and [were] high-maintenance.

Xeriscaping is environmentally sensitive with a trend toward cleaner, organic, natural desert and Earth-friendly xeriscapes. Three of the benefits of xeriscaping, in fact, are: 1. You don’t need a lawnmower, so you eliminate the use of fossil fuel.

Q

What questions should you ask your new-home’s landscaper or landscaping company?

Rohlfs: What trees, plants and vines are going to work on what exposure and with the entire mix? Can they take our heat, especially during our hot summer months?

Are we planting trees that are too large for the area?

Should we be selecting smaller patio-size varieties? Some people make the mistake of planting a very large tree — such as mesquite — on a smaller lot, which come with many of our new homes.

And always ask your Homeowners Association (HOA) [if your new-home community has one] what its rules are.

These vary community to community, so make sure you know these before getting a letter in the mail that you are not in compliance with the regulations you agreed to when you moved in.

Q

Can xeriscaping save money and/or maintenance?

Rohlfs: Here in the Valley, from 50 to 75 percent of our residential water is applied to landscapes and lawns. That’s a lot and it can be cut without sacrificing lifestyle.

The key with xeriscaping is watering less –– in the winter perhaps once every 10 days –– but for a longer duration to support strong root systems.

Consider how much grass will cost in application and maintenance before you take the time and spend the money to plant it because xeriscaping can dramatically reduce your water bill.

Where can a new-home owner get more information on xeriscaping?

Rohlfs: Three great resources, all free, are: • “Landscape Plants for the Arizona Desert,” which details the flora best suited for xeriscaping • “Xeriscape,” which shows you how to plan an irrigation system • “Landscape Watering by the Numbers,” which discusses frequency and depth These are all downloadable as PDFs at the Arizona Municipal Water Users Association website, amwua.org.

hen it comes to choosing a bathtub there is a lot to consider including style, preference and needs. Bathtubs have greatly evolved over the years and now offer massaging jets to release muscle tension and deep soaking options to improve circulation and reduce joint pressure. Before you select a tub, make sure you are aware of the available options to customize your bathing experience.

Built-in massage jets After a long day at the office or several hours on the golf course, a jetted tub could be just what your body needs.

Unlike a standard bathtub, this upgraded tub comes with many features including built-in jets that massage muscles and provide tension relief.

ven if your family isn’t large enough to justify a home with five bedrooms or more, you might find plenty of uses for additional rooms.

“We see a lot of demand for larger homes with additional bedrooms,” said Cammie Beckert, the managing director for semicustom homebuilder Camelot Homes in Scottsdale.

“People seem to like four to five bedrooms for multiple reasons,” said Holly Lewis-Roberts, a Phoenix real estate agent with Realty ONE Group.

“The wife may want a craft room or the husband may like a gaming or computer room. I’ve heard of so many uses that it never surprises me. I think for families with, say, three children, it is nice to have those extra bedrooms. With five people in a family, for example, you can use an extra bedroom for an office, a workout room, a playroom or a computer room for the children. Even for a family with two or fewer children, ideas for the uses for extra rooms are endless.”

Listing prices are set by looking at what comparable homes are selling for in the same market; the number of bedrooms is an important characteristic used to

compare two properties according to a May 2016 article on MarketWatch.com.

According to the article: the more bedrooms a home has, the higher the price it can usually command. Conversely, reducing the number of bedrooms can also mean fewer potential buyers will be interested in the home.

The impact of consolidating or removing a bedroom will differ depending on how many bedrooms you start out with, according to the article. If you have a five- or six-bedroom home, you might have a bedroom to spare without too much of a financial impact.

Flexibility is key “We love giving our buyers options and flexibility,” Webb of Fulton Homes said.

“There is quite a bit of flexibility with these five-plus-bedroom floorplans, including adding en-suites.”

“All of our standard bedrooms have an en-suite,” Beckert of Camelot Homes said. When Camelot is adding space for a buyer, there is some flexibility with jackand-jill bathrooms (those that connect two bedrooms) or directly-connecting bedrooms, she said.

Beckert suggested almost any buyer may want to consider a home with five bedrooms or more. “If a buyer doesn’t need five sleeping rooms,” she said, “there is always a need for home offices and home gyms.”

Boomerang buyers When one door closes, another often opens

n today’s residential market, a “boomerang buyer” just wants to get back to where he or she started: at home in the American dream.

“Boomerang buyers are homeowners who lost a home through a short-sale, foreclosure or bankruptcy. They are ‘boomerang buyers’ because they are returning to the housing market and buying homes again,” said Melissa Donahue, senior mortgage consultant with On Q Financial’s Scottsdale office.

LIFE IN EVERY DIRECTION

It’s often a waiting game But how long do you have to wait to re-enter the realm of homeownership?

“This depends on the loan product, down-payment and your credit score,” said Joe Edwards, branch manager with

the Phoenix Biltmore office of Academy Mortgage.

In general, you must wait seven years after a foreclosure for a new conventional loan; four years after a short-sale for a conventional loan; two years after a Chapter 13 bankruptcy; and four years after a Chapter 7, he said. A conventional loan is not backed by a government agency.

“There are some instances where the foreclosure was included in a bankruptcy and the minimum wait would be four years for new conventional financing,” Donahue said. She added that the three credit agencies — Experian, Equifax and TransUnion — will include a shortsale and/or foreclosure on your credit report for seven years from the date the short-sale/foreclosure process began.

A Chapter 7 stands on the record for 10 years from the filing date and a Chapter 13 seven years.

For a Federal Housing Administration (FHA) loan, you must wait for three years after a foreclosure (you lost the house through failure to pay the mortgage) or a short-sale (you sold it, with the lender’s

approval, for less than market value), and two years with either type of bankruptcy, Edwards said.

For a Department of Veterans Affairs (VA) loan, for qualified veterans, you must wait two years after a short-sale or foreclosure, one year for a Chapter 13 and two years for a Chapter 7, he said.

Some private investors do offer loans to individuals shortly after a foreclosure, bankruptcy or short-sale, but the interest rates and minimum down-payment are usually higher than those for a conventional, VA or FHA loan. “We refer to them as ‘bridge loans,’ as it is an option to buy a home and then refinance when the borrower has met the minimum wait period and can qualify for a government or nonagency loan,” Donahue said.

Risk-based interest rates “The lower the [FICO credit] score, the higher the rate,” Edwards said. “If your score is under 620, then you normally would be advised to utilize an FHA loan as opposed to a conventional loan.”

Edwards added that his company, for example, offers loan products requiring just one day out of foreclosure, bankruptcy and short-sale. Another loan program he offers considers the monthly deposits you make into a personal or business bank account. “The waiting periods for these programs are also shortened because the loan isn’t backed by conventional or FHA financing,” he said.

“Depending on what caused the event, the timeframe for purchase after a hardship may be lessened,” Edwards said, citing the death of a wage-earner or an injury that didn’t allow you to work. “These are looked at on a case-to-case basis.”

Watch your credit reports A reputable credit-repair or restoration bureau may help, but it will charge from $300 to $750 plus a monthly fee of $50 to $150, depending on what company you use, Edwards said. He noted that a good one can facilitate the deletion of misreported information on credit reports and help raise credit scores by adding additional good trade lines.

“It’s best to first contact the lender you have chosen and he/she can refer someone with a great reputation and expedite the repair,” he said.

Typically, though, there is not an option for credit repair for a short-sale, foreclosure or bankruptcy unless you can show that the information the credit bureaus are reporting is incorrect. “At least once a year, carefully check all three of your reports with the credit bureaus to make sure everything is correct,” Donahue said, pointing out that it is your right to have these reports sent free to you once a year.

Maximizing usage of outdoor space “In some of our home plans, buyers can enjoy a front courtyard with a fireplace that’s partially covered and side courtyards where we’ve seen buyers install putting greens, an outdoor nook for reading or gardens,” Looney said.

“Many buyers struggle with the vision for their backyard and how their indoor and outdoor living will look and feel,” Coppo [of Blandford Homes] said. “There is a benefit to buyers tackling all of these things during the home-construction process. Buyers are already in the mindset to select colors, styles and finishes.

Utilizing the builder’s professionals is a huge benefit to buyers. An additional benefit is being able to include these costs in your mortgage.”

Jewell said that as buyers weigh which options they should invest in for their home, “they should look at the items that would involve extensive structural remodeling and if possible, commit to those during the homebuilding process.”
