very homebuilder or master-planned community developer has a slightly different vision for a Fall Showcase — an event designed to give prospective buyers the opportunity to enjoy great weather, good food, memorable entertainment, model homes and more.

Lifestyle amenities highlighted The aim of many of these events is “to provide homebuyers with an opportunity to preview new home models and experience firsthand the [community’s] distinctive lifestyle offerings,” said Mark Hammons, vice president and general manager of Vistancia, a master-planned community in North Peoria. Once schools are back in session and cooler temperatures begin to return, Hammons said that Vistancia experiences an increase in homebuyer activity. “The fall newhome ‘sales season’ typically kicks off in September,” he said, “and runs through just before the holidays.”

At Estrella, a master-planned community in Goodyear, “we host our Tour of Homes events in spring and fall when the weather is nice and we have a lot of visitors — and potential residents — out and about enjoying the cooler temps,” said William Olson, senior vice president and division manager for Newland Communities, which manages Estrella.

These types of events are a great way to bring potential residents into the community, Olson emphasized, “because we make it easy for them to see a lot of home-buying options allowing them to return a second day to revisit ones that meet all of their needs. At Estrella’s Fall Tour of Homes,

we have more than 80 homes available to tour throughout the community, including model homes and quick-movein homes,” he said. “Maps are available at our New Home Information Center to guide home-shoppers to each of the homes on the tour, along with key amenities in Estrella, making it easy to explore the community.”

More than just a home In Trilogy active-adult communities, residents often are enlisted to answer questions from prospective buyers.

Ready to buy a new home but need to sell your current home first?

Understanding (1) the Residential Seller’s Property Disclosure and (2) Contracts that are contingent on sale of prior home    

     

So you’re looking to purchase a new home but first must sell your current one. What do you have to tell the potential buyer about it? Our source is Michelle Lind, CEO of Arizona REALTORS®.

What is the seller required to disclose about his/her property?

Lind: Arizona law requires the seller to disclose material facts about the property even if the seller is not asked by the buyer or real estate agent.

What’s the purpose of the SPDS? Lind: Developed by Arizona REALTORS, the SPDS is a seven-page document

that requests information from the seller in regard to property and ownership; building and safety information; utilities; environmental information; and other conditions and factors. Each seller is asked to complete a SPDS which documents full knowledge about all conditions of the house. Sellers are not required by law to fill out this form.

Often, sellers who have owned their homes for an extended amount of time forget information such as when they fixed a roof leak or had termite treatment.

For example: A seller is not sure if a roof leak from 10 years ago is important as the seller has not had any issues since that time. The SPDS provides the means for

the seller to disclose that information and further advise the buyer that it has not been an issue. This information allows a buyer to perform further inspections if it is material to the buyer. Nonetheless, the information has been disclosed so that if a buyer later tries to claim they did not have knowledge about a prior roof leak, the seller can prove he/she provided the information.

What must be revealed about the building and grounds?

Lind:The Arizona judiciary has required disclosure of all known facts materially affecting the value of the property that are not readily observable and are not known to the buyer.

What if a crime has been committed at the home for sale?

Lind: Statutorily, sellers are not obligated to disclose that the property is or has been a site of a natural death, suicide, homicide or any other crime classified as a felony; owned or occupied by a person exposed

What is a contingency contract?

Doerfler: A contingency is a clause in a contract that requires the completion of a certain act before the buyer is obligated to perform his/her contractual obligations.

The most common contingencies are financing, property condition and condition of title. In addition, a buyer can condition a new-home purchase on closing the sale of the departure property.

How do most builders feel about ‘contingent on sale of prior home’ contracts?

Donahue: I have found that they will consider them case-by-case. A builder looks at several factors: Is the departure residence listed for sale? Do the newhome buyers have an accepted purchase contract for that home? Is the home located in an area where homes are selling quickly? In a hot market, homes are likely to sell quickly if they are at the right price-point and so the risk on a contingent offer is less. The builder has more confidence that the buyer will be able to sell his/her current home.

However, they want to be certain that the buyer is ready to close on the new home when it is complete.

What should a new-home owner know before installing a steam shower?

Harris: If you’re considering installing a steam shower, it’s important to communicate your vision to your builder and work with a professional contractor who is licensed and experienced. He or she can provide guidance on all aspects of installation including where to place the various components such as the steamhead and shower door. A steam shower must be a totally enclosed space and the entry needs to be sealed properly so steam cannot escape.

What are the maintenance requirements?

Harris: Besides general cleaning practices, we often suggest consumers install a water softener system or use a filtration device so hard water does not eventually become an issue.

How much does a steam shower cost?

Harris: The cost largely depends on a variety of factors including size and materials but the typical range is usually between $2,000 and $4,500.

If a steam shower interests you, be sure to ask your builder if a steam shower is an option that can be included during construction of your new home or if it would have to be installed after closing.

ven during our high-temp summers, a hot tub may be justright for your new home.

Because they are fully self-contained, all you’ll need is the proper electrical support, said David J. Ghiz, president and owner of Scottsdale-based Imagine Backyard Living.

In 1958, Ghiz’s father began Paddock Pools which was sold in 2005. “Depending on the model [of hot tub], either a dedicated 110-volt or a 220-volt electric is needed,” he said.

Codes and permits Most cities do not require a permit for installing a hot tub, but make sure that the infrastructure is right — inside and outside.

The correct electrical lines must be run

underground at the right depth and through the proper conduit to a dedicated breaker. This is best done by a licensed electrician experienced in running hot tub electric, Ghiz said. “A licensed and qualified electrician will know everything that’s needed,” he said.

Talking temperatures The water in hot tubs can get extra-hot in the summer sun, increasing the natural temperature, so some owners order them with chillers or add these units to lower the degrees.

However, according to Ghiz, chillers have proven to be costly and unreliable.

“It’s almost like turning your airconditioning on outdoors in the middle of the summer,” he said.

Ghiz tells his customers to turn down the thermostat, and if they want to cool down the hot tub even more, they can fill a few plastic gallon milk containers with water, freeze them and then throw them in the hot tub a few minutes before using.

uying a new home involves a lot of new terminology — from pads, plots and premium lots to options, upgrades and pretty much everything inbetween. In this column, Real Estate Lingo, we’ll explain a term related to the purchase of your new home. This month, we’ll discuss “parcel identification number,” also known as Assessor Parcel Number, or APN.

Olson: A parcel identification number, or Assessor Parcel Number (APN), is a unique number assigned to each parcel of land. The local government uses APNs to identify and keep track of land ownership for property tax purposes.

What does the parcel identification number mean? Does the long string of numbers break down into a smaller group of codes?

Olson: The APN is based on formatting codes depending on the home or land location.

Who assigns it?

Olson: The APN is assigned by the county tax assessor’s office.

Why is it important for a new-home buyer to know or have access to their parcel identification number?

Olson: The parcel identification number enables homeowners to track the value and tax obligations of their property.

This information is available through the County Assessor and County Treasurer sites.

What is a solar tube and how do solar tubes work?

Our product comprises a clear high-acrylic dome, and underneath this, a prismatic polycarbonate diffusing lens which allows light to enter the anodized mirror finished tube that extends from the roof through the ceiling. This assembly attaches to a ceiling kit comprising a three-glaze polycarbonate lens structure that attaches to the drywall ceiling with a decorative slim-line white trim ring. As a result, sunlight passes through a five-lens system that helps diffuse natural light evenly for a comfortable nonglare effect and heat-gain reduction.

What are the benefits of solar tubes?

We have taken infrared heat readings and compared an efficient skylight such as ours to a single bulb and

the readings are about equal. Multiply that by how many lights you have in a room to one skylight that more than replaces their combined light.

Can solar tubes be installed during newhome construction or only after-market?

Solar tubes can be retrofitted into any style roof system.

Also, many new-home builders are having them installed during the building process, saving clients time and money.

If solar tubes are of interest to you, be sure to ask your builder if solar tubes can be installed during construction of your new home or if they must be installed after closing.

About Estrella in Goodyear, Olson said: “We host two-day events and typically plan our Tour of Homes in conjunction with the Estrella Lakeside Farmers Market [which occurs] on the third Saturday of every month (October through April), featuring locally grown produce, fresh bread and local artwork as well as food vendors.”

Model home tours “are the centerpiece to these events,” Hammons [of Vistancia in North Peoria] said. The tours are highlighted by a wide range of family-friendly activities including face-painting, balloon artists, live bands, specialty food trucks and kids’ crafts, he added.

In Trilogy communities, past Fall Showcases have included local artists, restaurants and resident-owned businesses. “At many of our Showcases, we feature previews of the amenity spaces and additional services residents can enjoy,” Looney said.

For example, Looney said, in some Trilogy communities, the executive chef from the signature onsite restaurant hosts cooking demonstrations or golf instructors put together putting challenges or offer mini lessons. Upcoming events will feature

food trucks, lawn games, art displays and live music in addition to model home tours.

Autumn is one of the best times of the year to sell new homes, Hammons said. “Families have returned from summer vacations, kids have gone back to school and the holidays aren’t yet upon us. People are happy as the temperature begins to drop. Fall also is filled with activities and allows a master-planned community to showcase a wide range of lifestyle experiences available.”

Personal experiences important “Speaking with prospective buyers about our community is not nearly as impactful as a personal experience,” Looney said.

“Having an opportunity to discover what elements are important helps each buyer define what they are looking for. Buyers can acquaint themselves with [a home’s] livability by cooking and eating in the kitchen, having a wine-pairing class on the covered patio and talking with current residents about the clubs they’re involved in.”

Yes. Almost all homes uniformly settle around half-inch to threequarters of an inch, usually during construction.

At a very minimum, ask for raingutters and hard-pipe the water 20 feet away from the home so that it does not discharge next to the foundation.
