Indulgent outdoor showers Create a resort-inspired environment at home    

here’s a self-indulgent emerging trend in new-home design and construction: outdoor showers. Indeed, more buyers today are opting for outdoor showers to create a tranquil retreat. Often an extension of the master bath, outdoor showers give homeowners the opportunity to relax and unwind in a special personalized atmosphere.

Spa-like experience Many homeowners are now extending their living spaces to the outdoors, creating a seamless transition between inside and out for dining, lounging, entertaining and relaxing. In large part because of this, outdoor showers, which were once considered a novelty item, have become an increasingly popular option. “We’ve had more requests for outdoor showers, which have evolved over the last two years,” said Kevin Rosinski, senior division vice president for Toll Brothers. “Instead of a basic shower used to rinse off, buyers are now wanting to create an intimate outdoor space for a spa-like experience.” Some builders now offer outdoor showers as options; for example, Toll Brothers showcases this option in some of their communities such as Toll Brothers at Adero Canyon in Fountain Hills and Talon Ranch in North Scottsdale. Luxurious features To add to the pampering experience, some buyers are adding other amenities such as massage tables and lounge chairs to create an even more sumptuous outdoor retreat.

“We build higher privacy walls and incorporate a wooden or metal overhead structure that encloses the space,” said Dan Waters, owner of Creative Environments, an award-winning landscape design company. “It not only helps people relax and decompress, but brings in the natural elements of the outdoors. We’re fortunate that we can take advantage of the beautiful year-round weather in Arizona.” To create the space, builders like Toll Brothers install a wall of glass that is connected to the master bathroom and can be opened to the outdoor shower. “This trend is truly seen as an extension

of the master bathroom and can only be accessible from inside the home,” Rosinski said. “It creates an environment that mimics a high-end spa.” Functional designs Buyers can also choose smaller, more functional outdoor shower options in the backyard.

“A typical garden shower gives people the convenience of being able to rinse off after spending time outdoors swimming or mowing the lawn,” Waters said. Depending on whether an outdoor shower is a builder option or something you’re installing after-market, the shower may or may not be able to be built during home construction. They tend to range in price from approximately $1,500 to $15,000 depending on selections. “The space is simple and you don’t need a large area to create an outdoor shower,” Waters said. “It’s also typically an easy job to turn the plumbing outside during new construction.” Resort-style living In some communities, Toll Brothers offers outdoor pool houses (with a shower, changing room and bathroom) that are great for storing pool gear and towels and hanging swimsuits up to dry. The space can also include an open multi-purpose room for playing games or watching television, perfect for entertaining guests. “This new concept is inspired by the popular staycation trend that so many Arizonans like to enjoy at local resorts,” Rosinski said. “People want to feel like they are on vacation at home.”

One Contact Relationship Manager (CRM), called Realvolve, is “the brain of the company and manages our database,” says Nicholas Yale, CRS, ABR, CHMS, the company principal. “Whenever we meet a client, vendor or other agent, their information goes into this system. We capture every piece of info we can: birthdates, children’s names, email addresses, phone numbers, dates met, homeownership anniversaries and other details.”

 

Digital transaction management systems open doors for new-home buyers Scrap the paperwork, tap the keyboard

ew-home buyers want door keys, not reams of paper. Expediting the one and avoiding the other is the goal of digital transaction management systems which allow the parties to a new-home transaction –– the title company, lender, buyer/seller and brokers –– to share documents and updates electronically. In the past, this process, mandated by the Arizona Department of Real Estate, was exclusively accomplished on paper. Web-based systems These are usually web-based systems and can be set up per brokerage specifications, said Patrick Lewis, an associate broker with Realty Executives and president-elect of the Arizona REALTORS® Association

for 2018. In 2008, the association, which represents 48,000-plus members, was one of the first state associations nationwide to provide members a transaction management system. “Digital transaction management systems have the capability to share documents with all parties involved and most importantly, they keep a log that can be viewed to provide evidence that one of the parties viewed/downloaded a document, for example,” he added. “Most of the systems integrate with an electronic signature product which can help streamline the process as well.” Different implementations Each brokerage sets up its transaction management system differently.

Realvolve manages transactions, too. When a seller lists his/her home, the system allows the company to set a “workflow” which automatically emails the client with forms they need to fill out and return. When an offer is made, the system sends emails/tasks/texts to all the parties in the transaction to keep the process moving. “For us, it streamlined a lot of items that we found we were doing with each file, every single time,” Yale said. “Items like that were automated and saved us valuable time. For the client, they are being communicated with much more than before thus making them feel like they are always up to date.” Standard documents ZipForms, another popular system, hosts standard industry documents. A template is created containing the forms and familiar verbiage: a home listing, a purchase contract or a lease agreement, for instance. “We simply create a profile

for the client, drag in this template and then fill in the contract ‘holes’ and are ready to send it to the client,” Yale said. For signing, agents use DocuSign, which works with ZipForms, sending a document electronically to the client for an e-signature. “A client opens the email, clicks on a weblink, chooses a signature (or can create their own with an iPad) and can review and add their signature,” Yale added. Finally, SkySlope provides for methodically uploading document PDFs into the system. “For example, we have ours set that when an agent sells a listing, there are 16 items they must upload in order to have a complete file,” Yale said. “Once they upload a file, our broker is able to log into the system and review it, make notes to the agent for any corrective action and/or approve the file so commissions can be dispersed.” “It is clean, easy to access in the event of an audit and everything is timestamped, so all parties can be assured the file is being reviewed within the timeframe allowed by law,” he noted. The system stores the transaction in the cloud. Beneﬁts abound Pretty much everyone involved benefits with digital transaction systems. “By ensuring that the consumer has access to all the executed documents, the process is transparent, efficient and streamlined, allowing the transaction to close on time,” Lewis said. Companies avoid paperwork and conveniently get documents to everyone securely and efficiently. “Additionally, digital transactions eliminate the need to store paper files which can be costly and consume a lot of space,” he said. “No matter where a couple lives, whether they are local or relocating across the world or facing a temporary move, their REALTOR® can keep them in the loop on a regular basis about the status of the transaction as well as provide them executed copies of documents in a secure manner.”

What do I need to know about my new home’s garage insulation?

Why insulate our garage? Will an uninsulated or underinsulated garage affect the performance of the rest of our home?

Insulating garages is beneficial by “taking the edge off” garage temperatures both in the summer and winter. It serves the greatest need if you plan on spending time in your garage on projects, hobbies, etc. And if at some time in the future, you want to control the temperature of the garage, heating or cooling insulation is essential. Whether the garage is insulated or not has minimal effect on the rest of the home. It would only help by placing higher (or lower) temperatures on shared walls between conditioned and unconditioned space.

If we do insulate the garage, should it be insulated the same way as our livable space?

Not necessarily. Insulation values could be reduced to a somewhat

lower standard. You might insulate your livable exterior walls to an R-24 achieved by foam but the exterior walls of your garage to R-19, which batt insulation can deliver.

What are the options to consider?

You will need to consider how the garage is actually going to be used. If you’re going to be in there other than for just getting into and out of your car, then insulation is a very good investment for your comfort. Discuss with your [builder or] insulation contractor.

How about the garage door? Should that be insulated too?

To fully benefit from insulating the walls and ceiling of a garage, the garage door should also be insulated. Quality installers can do this or DIY kits are available at home-improvement or hardware stores. These effectively reduce temperatures in the garage, especially on west-facing doors. Decoding energy-efﬁcient lingo

What does net zero-energy mean? A net zero-energy home uses as much energy as it produces within a year. These homes usually produce their energy through rooftop solar panels, however, there are other sources of energy production available. Generally, these homes are built to extreme energy-efficient standards to minimize the home’s annual energy consumption. A solar system is then sized to generate enough energy over the year to offset the home’s annual energy needs.

What is an energy-efﬁcient home? An energy-efficient home has built-in features and mechanical systems that are upgraded to a higher standard to use less energy. An energy-efficient home has upgraded insulation, sealed ductwork, tight construction and upgraded Low-E (Low Emissivity) windows that allow the home to hold the conditioned air for longer periods of time. An energy-efficient home also incorporates ENERGY STAR®-labeled appliances and efficient lighting and mechanical systems that use less energy. All of these features add up to significant annual cost savings.

What is a net positive-energy home? A net positive-energy home goes through the same evaluation process as the net zero-energy home, but the amount of energy produced by the home will be more than what the home uses throughout a year. This can be achieved by adding more energy-efficient features and/or increasing the size of a solar system. This method of building is often costprohibitive and does not provide a shortterm return on investment. However, this is a legitimate approach for a homeowner to further reduce their carbon footprint if that is the primary goal. The excess energy can then be sent back to the power grid or it can be used to charge on-site battery storage or even an electric vehicle. The bottom line? Be sure to ask your builder to explain all of the energyefficient features in your new home.

Understanding terminology means new-home buyers can ask the right questions    
