What to consider when it comes to your new-home’s lot location

our new home should be rightsized for you and your family but it should also be right-placed — meaning, choose your lot-location carefully.

Solar orientation In the desert, a major consideration has always been solar orientation. As a result, many homeowners prefer a north/southfacing lot.

“The conventional wisdom used to be that a north/south exposure can save money on heating and cooling costs as the sun doesn’t directly come into your home during the day,” said Steve Soriano, executive vice president and CFO for Robson Communities, Inc. However, Soriano noted that because of today’s energy-efficient features — such as insulation upgrades, Low-E windows and high-SEER air-conditioning — new-home buyers should no longer be discouraged from buying an east-west lot.

But in the “there’s something for everybody” category, Doug Fulton, CEO of Fulton Homes, said: “We have Canadian buyers who are only here in the cooler winter and love to be able to watch the sunrise and sunset from common areas of the house or the backyard. Also, there are people whose religious beliefs compel them to have an east/west-facing home.”

story homes require additional cooling costs as well as perhaps a second airconditioning unit. Multi-story homes do have some advantages, however. “These homes create a smaller footprint on the lot giving people more space outside in their yard,” Fulton said.

Corner lots are usually considered advantageous, too. Most of the time they’re larger, giving homeowners more backyard and/or front-yard space, and, because these lots may be larger, they also provide additional privacy from neighbors’ homes, Soriano said.

One more advantage, according to Fulton: Corner lots often have utilities easements which means even more space. But as Soriano pointed out, corner lots generally come with a lot-premium charge, “so prospective homeowners need to weigh that into their decision.”

Cul-de-sacs provide the opportunity for more end lots, Soriano said. In addition, they have less road traffic, more privacy and added security, as those who enter them are usually residents or their guests.

“They are also considered to be more secure because there’s only one way in and one way out which is a deterrent to theft,” Fulton said. However: “People tend to congregate in cul-de-sacs, which could

be a disadvantage if you prefer privacy,” he said.

Another location consideration: Being close to a major street will not appeal to some buyers because of potential noise and other concerns, while others prefer the convenience of getting to where they’re going more quickly without winding through smaller side-streets, Fulton said.

Ask lots of lot questions When you’re buying your new home, do your homework and ask plenty of questions of your sales representative.

Read the “Public Report” submitted by the builder to the Department of Real Estate, Fulton suggested. “This will tell you where the potential issues for your prospective neighborhood lie,” he said. “Issues like gas lines, dumps and Superfund (contaminated) sites show up in this report and should be taken into consideration.”

Also: Ask about the size of the lots available and pricing, Soriano said. “And if there is vacant land near the lot you are thinking about purchasing, and it’s not a part of the community masterplan, find out the future plans and check out how’s it’s zoned.”

Both cuts are practical for kitchens and baths but “in kitchens, I’ve noticed that homeowners like the vein-cut better as it brings out the beauty of the stone more,” said granite repair expert Seamus King, co-owner with his wife, Alexandra Seals, of King’s World of Marble in Phoenix, which specializes in granite and marble maintenance and repair.

ven as appreciation grows for quartz and other stones, experts say granite countertops will always be popular among homebuyers.

Granite is durable and practical and the choices for kitchens and baths are, quite simply, gorgeous.

“There are many types of stone used for countertops: granite, marble, travertine and soapstone, to name a few,” said Cheryl Cooper, design consultant for PebbleCreek, a Robson Resort Community. “Of these, granite is the most popular in slab form. Once fabricated and installed, its beauty is timelessly elegant.”

Granite is cut out of stone quarries in large blocks, Cooper said, and these

large blocks of stone are then cut into various thicknesses. For countertop use, the thickness is typically two or three centimeters.

Choosing the variety of granite that’s perfect for your home typically occurs in your builder’s design center. Some varieties are available in a cross-cut design which offers an almost glass-like appearance with spotting or noticeable crystals in the slab. Other varieties have been vein-cut, which, as the description suggests, showcase the veins running through a slab and tend to feature multiple colors in bands or ribbons throughout.

“The granite slabs for countertop use here in the United States are typically

Then feel the surface of the slab to familiarize yourself with dry veins and fissures which may also be visible but are inherent to natural stone.”

Cost considerations Affordability is mostly determined by the grade of the stone, Alexandra Seals said, “but you will use more material with a vein-cut variety as you need to match the directions of the veining.”

“The more distinct a particular granite the more expensive it may be,” Cooper said. “Fabrication (cutting and edging the stone and installing supporting rods)

plays a large part in cost as well, with rare and exotic granites possibly being more difficult to fabricate compared with plentiful, almost monochromatic slabs.”

Care and maintenance Granite slabs are typically sealed during the fabrication process, Cooper said.

“A proper seal can last for many years depending on what the countertop is exposed to,” she noted. “Many products we use or spill on our countertops can affect the surface such as citrus and oils.

We suggest the surface be resealed every three to five years.”

Properly PH-balanced products, such as mild soapy water, are recommended for cleaning the surface, she said. “Don’t use vinegar solutions, bleach wipes or ammonia cleaners intended for windows because they will deteriorate the sealed surfaces and dull the shine.”

Typical wear will be evident over time, she said, particularly on the countertop edges. “An occasional chip may occur due to items bumping the edges,” Cooper said. “You can test the wear of the surface by dripping a few drops of water on the surface. If the water pools, the surface has maintained a seal but if the drops soak in, it’s time for a new seal application.”

“Routine maintenance of the stone will prevent damage and the need for repairs,” Seamus King said. When a repair is needed, it should be performed by a professional as soon as possible. Broken silicone around the sink section, cracks in your seams or lack of sealing your countertops should be addressed right away. “Your granite should last a lifetime,” he said.

They’re all great; what’s important is the quality and how you maintain them and the other parts of your water and plumbing system. Gas energy usually can heat water faster than electric and if you want a tankless water heater, it’s more efficient if it’s powered by gas. Tankless isn’t a good investment with electric or solar power at this point, and though tankless can provide an endless amount of hot water, it must be sized correctly for the number of faucets in the home that may run water at the same time. With a solar water heater you still have to store the hot water so a tankless system would be inefficient if your home is solar-powered.

The No. 1 recommendation is to get it checked out by a licensed plumber annually and have it cleaned out. Some water heaters may have parts that stop functioning well and the homeowner may not even be aware of that. This causes undue stress on other parts of the water heater and reduces its efficiency. Water heaters are not a “set and forget” fixture.

Certain factors may make them wear out faster such as high water pressure in the home or hard-water deposits in the plumbing lines. Hard water can eat away at the parts and the tank. Addressing these issues sooner rather than later will help your water heater last and perform much better.

This is dictated by the loan structure or the consumer. Typically, if there is less than a 20 percent down-payment, it is required to escrow for taxes and insurance. If the down-payment is 20 percent or more, the consumer has the choice to escrow or not.

If someone wants to avoid the full PITI with their mortgage payment, can they just pay the principal and interest and then pay the rest (taxes and insurance) on their own?

What is a conventional loan?

Conventional loans are not backed by the government but follow guidelines created by Fannie Mae and Freddie Mac which are government-sponsored enterprises.

Who typically benefits from each type of loan?

Typically, first-time homebuyers benefit more from FHA loans and repeat buyers will often gravitate toward conventional loans. You don’t have to be a first-time homebuyer to go with an FHA loan but their guidelines allow for lower credit scores, various down-payment sources and a higher debt-to-income (DTI) ratio, among other items.

The key differences are rates, guidelines and mortgage insurance. The rates are typically better on an FHA loan than conventional because of the government backing. The guidelines on FHA allow for less stringent qualifying than conventional; however, the mortgage insurance is going to have the biggest effect on one’s decision to go FHA or conventional. Any time someone purchasing a home puts down less than 20 percent of the value of the home, they will pay mortgage insurance. With a conventional loan you can request to have your mortgage insurance removed once you have 20 percent equity in your home. With FHA, no matter what your loan-to-value (LTV) is or how much equity you accumulate in your home, the mortgage insurance will always be in your payment.
