Closing on your new home can be as easy as an e-closing Digital transaction management systems are quick, accurate and appropriate for today’s market conditions By David M. Brown

Y

ou once had to leave home for your home-closing. Now you don’t even have to leave your computer or smartphone. Digital transaction management systems hold the documents and communications pertaining to your home-closing. They allow you and your team to prepare, examine, sign and update all of the documents required to finalize the sale of your new home. Just log in and you’re set for a complete e-closing. Real estate pros, lenders, title and settlement agents, exchange and relocation companies, builders and consumers all use the available software, said Tyler Newlon, an escrow officer for Pioneer Title Agency. Collaboration portals Some systems are basic digital filing cabinets, an easy way to digitally store documents, notes, contact information and checklists. Others are more complex, functioning as collaboration portals, he explained. “They are used to communicate, ask others within the company to do something, prepare the commitment, record the final documents and send wires,” he said. Requiring a secure log-in, the systems are collaborative because the authorized parties can view or add documents/notes. More advanced collaboration can include integrations between different parties’ systems; these avoid redoing a form that’s already been done. “In some portals, they can order a title with one click,” Newlon said. In others, settlement agents add their fees and regenerate the closing document. “Some title and settlement agents have systems that allow you to open orders, track their progress, add notes, get quotes and manage the transaction,” he added.

Multiple systems Fulton Homes uses several systems to complete all transactions when purchasing a new home. One such system is DocuSign which allows buyers to sign documents remotely and email them to the Tempe-based homebuilder. The company provides web portals for partners to view documents pertaining to each home. “Here we have a lender site, a title company site, a pool company site and all trades have access to their portion for the construction of the home. Buyers have their own password-protected portal and can log in to see all documents for their home,” said Dennis Webb, Fulton’s vice president of operations. (E-CLOSING, continued on page NH3)

What is going on with mortgage rates right now?

Q

Q

Rates are at an historical low; 30-year mortgage rates started declining in October of 2018 and have fluctuated between 4.125 percent and 3.375 percent since June of 2019.

A

Mortgage rates have always been tied to supply and demand of investors and the 10-year treasury yield. Other factors to consider are inflation, economic growth and your personal wherewithal. Mortgage lenders have pricing adjustors based on the borrower’s credit capacity, debt-to-income ratio, credit score, liquidity and loan-to-value.

Q

Do you see mortgage rates staying low for a while?

A

In general, what are the main factors that typically influence mortgage rates?

A

No lender is going below 3.125 percent for a 30-year mortgage. Thirty-year mortgage rates are determined by investor demand and the 10-year treasury yield which is at a 10-year historical low.

Q

What is the difference between quartz and quartzite?

A

These products sound like they are the same and are often confused with one another but they do have distinct differences. Quartz is manufactured with a consistent appearance and is made from crushed quartzite ground into various sizes and color pigments to achieve the desired look. It is available in a wide range of colors and patterns. Quartzite is quarried from various locations around the world; each slab will have its own unique regional coloring movement and beauty. Quartzite is harder than granite and often has an appearance movement similar to marble.

Bingo if you said Buckeye!

—Tyler Newlon, Pioneer Title Agency

Ask the

Quartz vs quartzite

What town in Arizona is named after the state tree of Ohio?

Q

When and where would you use one versus the other?

A

Both products are suited for interior use, most commonly as kitchen countertops. Quartzite is also suited for outdoor use in a covered area.

Q A

Is the pricing about the same?

Quartzite would be considered middle- to higher-end. The costs for quartz varies considerably depending upon the brand and warranty. Solid-color quartz can be comparable to granite slabs; however, the more marbleized and ornate quartz slabs make them comparable to quartzite.

C

urrently, several new-home builders are building in Buckeye including Maracay Homes, K. Hovnanian Homes, Taylor Morrison, Pulte Homes, Mattamy Homes and more. Formerly a farming and agriculture hub, this little town took off in the last decade or two and is now one of the fastestgrowing cities in the country. But what’s the back-story of Buckeye and why do so many Ohio sports fans make their way to the city for selfies to send back home?

The O-Hi-O influence The story goes that Buckeye was founded in 1877 by Thomas Clanton who called the area “Sidney.” However, eight years later, three gentlemen from Ohio — Malie Jackson, J.L. Spain and Henry Mitchell — followed the lead of Jack Swilling in Phoenix and laid out the first water canal in the area. They named it “Buckeye” in honor of their native state which has

City of Buckeye

enjoyed the tree-based moniker, The Buckeye State, since the mid-1800s. In 1888, the first Post Office opened in the area and was named the Buckeye Post Office. Dramatic changes Fast forward to 1910 and Sidney was re-platted as Buckeye; it then was incorporated in 1929. Decades later, in 2014, the town became a city. The population of Buckeye has changed dramatically over the last century. In fact, in 1910, the Census listed just 684 residents; single-family residential housing permits for 2019 forecast that some 85,000 people now call Buckeye home — many of whom have purchased a new home in this lovely part of the Phoenix metropolitan area that is still dotted with plenty of open-space, farms and fields. Source: Adapted from information provided by the City of Buckeye

Q A

Are both surfaces durable?

Both products are stone but even so it is recommended to use protection such as a cutting board or trivet when prepping meals and with hot cookware.

RV garages, Goodell said. “The difference between RV and accessory garages lies in the sizing of the garage. Our RV garages have much higher ceilings than accessory garages with doors sized at 14-feet tall providing easy entry for most of today’s popular RV models.” Accessory garages, she explained, are often separated, or detached, from the main garage, providing space for a workshop, storage for outdoor gear or another vehicle like a boat.

RV excited! Extra-large garages gaining in popularity By Debra Gelbart

R

V garages, large enough for a recreational vehicle, an ATV, a trailer or perhaps a workshop, are growing in popularity among homebuilders and homebuyers. Maracay Homes, for example, offers RV garages at five of its communities in Peoria, Buckeye, Gilbert and Queen Creek. “Since we started offering RV and accessory garages in 2017 with the launch of The Meadows in Peoria,” said Elise Goodell with Maracay, “we’ve seen a continued demand for this option and we believe it has everything to do with the unique location of the Valley.” All types of buyers are interested “Maracay communities are located near regional and municipal parks that offer hiking, biking, boating, camping and horseback riding,” Goodell said. “Having that extra space in your home to store camping gear, hiking equipment and additional vehicles like an RV or even an off-road vehicle is a must-have and that’s why we continue to offer RV and accessory garages whether attached to the home or detached.”

“Two of our plans have the drive-through (a front and back door) garage as standard.” —Alan Jones, Lennar Copyright 2019 EIF Images Inc. via Lennar

In Surprise, Lennar’s Asante community is comprised of four neighborhoods, one of which offers RV garages as a standard feature. Indeed: “All of the homes in this community have an RV garage,” said Alan Jones, division president for Lennar. “All types of buyers — RV-ers, car people, toy people, workshop people — are interested in these garages. About 50 percent of our buyers are using them for an RV.” For

those who do, Lennar offers garages that are 50-feet long and 14-feet tall, where you can “park RVs that are up to Class A size,” Jones said. RV garages have been so popular with homebuyers that Lennar plans to offer RV garages at additional communities in the future.

Check out their references and referrals — and ask plenty of questions By David M. Brown

How to find an agent “Ask friends, family and colleagues if they have recommendations for a REALTOR® or go to aaronline.com to find a real estate professional in your area, said Mary Roberts, 2020 president of Arizona REALTORS, a Phoenix-based association representing approximately 53,000 brokers statewide. She is also a REALTOR and associate broker living and working in Lake Havasu City. Yelp, Zillow and Google-searches are also helpful ways to find an agent in your area. “When I meet someone who came to me from the internet, typically the more

savvy clients have done their research and interviewed at least three agents,” said Rebecca Hidalgo Rains, who is with Berkshire Hathaway in Chandler. Ask plenty of questions When interviewing prospective agents, be specific with your questions. “Ask how long they have been a REALTOR and if they are a full-time agent,” Roberts said. “Make sure you feel comfortable with their style and communications methods.” Hixson suggested asking questions such as: • For my timeline and desired financial outcome, what are my options? • If I listed my home, how would you market my home? • Would I be working exclusively with you, an assistant or a larger team? • What makes you different than other agents who frequently sell homes in my neighborhood?

Plenty of options With Maracay’s Flex Design program, homebuyers can opt for adding a garage service-door, bathrooms, additional lighting and electrical outlets, a rear

How to choose an agent to sell your current home

ore than 60 percent of newhome buyers must sell their current home in order to purchase a new one, said Tyler Hixson, real estate partnerships lead at the Phoenix office of Opendoor. Hixson said that the right real estate agent is usually instrumental in attaining that goal, defining the right person as “someone who understands your timeline and expectations and can deliver on both.”

Cost parameters Depending on the style and size of the garage, you can expect to pay between $30,000 and $40,000 more for an RV garage-equipped home than for a home without an RV garage. “The cost is for the RV garage and the larger lot needed to accommodate the larger garage,” Jones said, adding that RV and accessory garages are a great feature for homeowners who need a lot of extra storage. “These spaces offer just about everything a vehicle-enthusiast or hobbylover could want.”

• What technology tools do you utilize? • How would we primarily be communicating? Rains has a 20-question list that focuses on the following issues: • Why should I trust you to sell my home? • How long have you been licensed in Arizona? • How many listings do you have and how many have you sold this past year? • What’s your list-to-sales ratio and average days on the market? • Can you provide three references for clients you’ve sold homes for? Most important is finding someone who understands the current market. “You also want someone who does it as a full-time job, not a side-hobby,” Hixson said. “In short, you need an expert.”

overhead door and/or attached bonus rooms with a casita.

Multiple Listing Service (MLS) Unless your agent has an immediate qualified buyer at your price, he or she will list your home on the Multiple Listing Service (MLS), the inventory database on which homes coming to the market, currently active or pending, are listed. “If a home-seller truly wants to get as many potential buyers [as possible] to be made aware of their home for sale, they should make sure their home is in the MLS as it invites other agents to help sell the home,” Roberts said. “It is crucial to have your home listed in the MLS,” Rains added. “This way you ensure that every potential buyer possible is aware your home is available for purchase.”

Alternative options An alternative home-selling approach is via a company such as Opendoor, which enables you to go online to request an offer and quickly sell your home, with or without the assistance of an agent.

How it works: Tell the company about your home, and if it qualifies, Opendoor will prepare an all-cash offer. If you like the offer, Opendoor will schedule an in-person home assessment. Then you choose the close-date and are paid within a few days.
