hoosing designs and finishes for your new home’s flooring, countertops, cabinets, appliances and built-in lighting fixtures that will stand the test of time doesn’t have to be a daunting challenge.

“I encourage buyers to stick with neutral classic colors regardless of style — traditional, contemporary or eclectic — so the need or desire to change costly items doesn’t come so soon,” said Leslie Walker, design studio manager for Scottsdalebased Camelot Homes. “It’s easier to change accessories (pillows or window treatments, for example) than tear out floors.” She recommends focusing on these design choices initially: cabinets, hardsurface flooring, appliances, bathroom fixtures, ceiling fans, doors and windows.

What to choose when “The best investments at the design center are the ones that are difficult to change out later and that offer the greatest value over time,” added Dennis Webb, vice president of operations with Fulton Homes in Tempe. “Features that should be chosen initially at the design center (before the house is built) are cabinets, doors, all electrical, flooring, countertops, bathroom fixtures and appliances.” Light fixtures, window coverings and custom painting could be postponed until later, he said.

Fixed items or “in-wall” items are smart to select with the builder, Walker emphasized. “These are costly to tear out and replace later,” she said. “And in most cases, a builder provides credits toward upgrading these items as well.” Keep in mind, too, that the kitchen and master

bath “always have and will command the most attention, be it beautiful cabinetry, flooring or countertops.” Wood floors have proven to be a classic “in terms of look, durability and consumer taste,” she said.

Webb recommends that in addition to flooring, cabinets and countertops, homebuyers should devote significant attention to the door that encloses the garage. Other doors, including the front door, sliding doors and French doors, should also command a lot of attention at the time of construction (if your builder offers choices), as should interior doors. A customized shower or tub in the master bath is another feature that should be selected when the house is being constructed, he said. Finally, major appliances should be a focus at the design center, he said.

“We’ve noticed that many times a buyer thinks they can add fixtures and re-do

items without realizing the total cost,” Webb said. “When adding these things up, make sure that you include demolition, time when the home is not usable, which new-home warranties are voided and not being able to add the option to your mortgage,” Webb advised. “We rarely see people not choose an option and decide to do it later. Much of the time, if they do not have something installed, they never get around to adding it later.”

Other considerations    Another consideration when deciding whether to invest in options during the construction of the home is indoor air quality, Webb said. “All of our homes are certified by the Environmental Protection Agency to be ‘Indoor airPLUS’ homes, inspected by a third-party during the construction process. We take great precautions to ensure that the air conditioning ducts

are sealed off so that no construction debris can make its way into the AC ducts,” Webb said. “We also make sure that fresh air is brought back into the home for a healthier indoors. If someone were to demolish sections of their new home after move-in, the home cannot be Indoor airPLUS-certified. This is also true of resale homes, where now a home can be labeled Indoor airPLUS on the MLS listing. You could no longer list that when you go to sell your home if you have tampered with the system.”  When choosing fixtures or finishes, lifestyle is a big factor, Walker noted. “White painted cabinets are beautiful and very popular,” she said. But since paint will chip and dent, “a stained cabinet is more forgiving. Polished chrome or nickel fixtures are popular but show water-marks and fingerprints more so than a brushed metal.”  Most homeowners move every five to seven years, Webb said, “so the choices you make now when buying a home will affect the resale value of that home.” The home that shows the best, he said, “is going to sell the fastest and for the highest amount.”

Downstairs down-time Basements in new homes offer cool space for households

ave you ever wondered why basements are so common in the Midwest and East Coast but relatively rare in Arizona? The answer, partially, is the soil here.

“It’s either sandy — which is difficult to seal and keep dry — or it’s granite, which is difficult to dig through,” explained Leela Smith, a sales manager at the Toll Brothers’ Whitewing community in Gilbert.

“The coordination and time it takes to construct a basement is more than what is required to build a two-story home,” said Rod Cullum, president of Cullum Homes, a Scottsdale-based luxury custom homebuilder. “The area needed to excavate the basement is difficult for production builders to manage on small lots with homes in close proximity.”

Facts about the frost line Basements are common in colder climates because the depth of the foundation needs to be below the frost line to begin with, Cullum said, adding that in Arizona, “our foundations need only be 18 inches below the surface. In places like Minnesota or Wisconsin, foundations need to be over six feet below the surface to be below the frost line. In this environment, the incremental cost to go ahead and add a basement is less.” Typically it will cost more to build a masonry basement than it will to rely on frame construction for the second story of a home, he noted.

There’s other uncertainty, too, linked to building basements here. “Many builders do not want to take the risk of going underground for another level of living, perhaps uncertain their customers will pay the additional cost,” said Ken Peterson, vice president of sales and marketing for Shea Homes Arizona.

Game rooms, theaters and more Even so, some homebuilders here in Arizona haven’t completely shied away from offering basements in their new homes.

“Empty-nesters and families purchase homes with basements because they serve so many purposes,” said Norah Wells, a sales manager for Calliandra Estates, a Toll

Brothers community in Gilbert. “Home theaters, craft and hobby rooms, game rooms and extra guest rooms are some of the uses for them. And they’re cool — both literally and figuratively. Also, people who are from areas familiar with basements love them.”

Basements do indeed appeal to a variety of homebuyers, Peterson said, including families with growing children who want to use their basement as a slumber party or hangout spot. “Some of our buyers choose basements to have additional space for guests or even extra seasonal closet space,” he said. “It’s like having a private getaway within your own home.”

Energy-efficient lower-level living “Some people hear the word ‘basement’ and picture a dark unfinished laundry and storage area,” Peterson said. “Today’s basements are nothing like that. At Shea Homes, we are currently designing true lower-level living. Our basements are great multi-functional areas that have an open and airy feeling thanks to high

ceilings and oversized light wells that bring in tons of natural light.”

Another advantage of a basement home, said Ann Jacobs, a sales manager for Toll Brothers’ Dorada Estates community in Queen Creek, is lowered energy use.

Cullum agreed, stating that the earth creates a thermal mass against the basement walls allowing the space to stay at a more consistent temperature year-round.

Time, cost and popularity Construction costs for building a basement home include the cost of digging, adding rebar into the walls and additional costs for concrete, Peterson said. It’s also important to keep in mind that “homeowners have to allow additional time for construction of a basement home.”

At its new community Azure Paradise Valley, Shea Homes executives are discovering that basements are extremely popular “with approximately 70 percent of buyers choosing lower-level living,” Peterson said. “Among Shea Homes communities with a basement option, approximately 15 to 20 percent of homebuyers choose them.”

Wells said that basement homes in Toll Brothers communities are “pretty popular.

Toll Brothers has sold some at every community that offers them.” Cullum said about 20 percent of his buyers are opting to build basement homes.

To soften (your water), or not to soften — that is the question And we’ve got some answers…    

here’s an easy solution to an often hard problem in many of the Valley’s new homes.

Consider installing a water softener, which removes hardness minerals — typically calcium and magnesium in our area — through ion exchange. The unit exchanges these minerals for sodium.

We asked Andi Pettyjohn, principal of Water Treatment Technologies Inc., Phoenix, for some insights. Started 26 years ago, the company services and sells residential and commercial equipment including water softeners, reverse osmosis systems, filtration systems, drinking fountains and water coolers.

Should you have a water softener system installed during the construction of your new home?

Pettyjohn: I would not necessarily recommend having a water softener installed during the construction of your new home; however, I would recommend having a loop installed by the plumber.

Also, if the house is not on a municipal water supply, you should have a certified lab test your water so you know if there are any problems other than hardness to deal with. Arizona, for example, has a lot of arsenic in its water supplies — which at low levels is okay — but is dangerous to health above that.

What questions should you ask your water treatment dealer about softeners?

Is it true that our water here in the Valley is very hard?

Pettyjohn: Our water in most parts of the Valley is very hard, but water is hard in various degrees throughout the U.S. Hardness can vary in your own household depending on the water source that your city is using at the time. While “hardness” minerals are not a health hazard, it causes damage to plumbing and appliances and is a nuisance in general.

How does a water softener work?

Pettyjohn: The main tank with the resin beads is connected to a brine tank that’s filled with salt which periodically regenerates the resin beads. The beads attract and hold onto calcium and magnesium ions as water passes through them.

When they become so saturated they can’t hold any more, the unit rinses them with a brine solution which scrubs off the

“Styles run the gamut, from traditional to modern to nearly anything your mind can dream up,” said Melissa Dybowski, lighting specialist for Ferguson Bath, Kitchen & Lighting Gallery in Mesa.

“Fans are no longer just for air circulation; they are design statements for the ceiling with a practical purpose,” she said. “You can really have fun with your ceiling fan and make it a focal piece of your room.”

In addition, there are many ways to control fans including remotes, wall switches, apps and more, added David Gray, account sales manager for Lamps Plus. “And let’s not leave out entire systems of fans connected by belts or fans with multiple heads and even fans that attach to walls,” he said.

Capacity to move air Note that fans are further differentiated by their capacity to move air, measured in cubic feet per minute (CFMs), and velocity which is the speed at which the air is moving. “Understanding the volume and velocity of the air movement is key to achieving the type of circulation desired,” Dybowski said. “You should also ask about blade pitch, how sharply they’re canted to move air and the size of the room you’re fitting.”

At Ferguson, for example, there are quality fans with low-energy LED light kits and remote controls that are priced from about $360 to approximately $800.

Fanimation also offers the Fansync Bluetooth Powered Ceiling Fan Control ($79), which allows you to program your three-speed AC-powered fan through a mobile app from your cell phone or personal-assistant device to a smart fan or a fan retrofitted with the technology.

Get wired!

Most homebuilders in the Phoenix area will pre-wire for fans but will usually not supply them, Dybowski said. However, new-home buyers need to check with their builder to ensure that the junction box for each ceiling fan is securely connected directly to a joist, Gray said.

So how many rooms should you prewire in your new home?

“Modern ceiling fans use about as much power as a single household light bulb so the efficient use of power is well worth the addition of a ceiling fan in spaces such as heavily used living areas,” Gray said.

Energy savings Dybowski explained that proper air movement enables the thermostat to work more efficiently any time of the year. “By utilizing a fan, your airconditioner or heater does not need to work as hard which can help reduce energy costs,” she said.

Other energy savings derive from fans with a direct current (DC) motor which are 68 percent more efficient compared to those powered by an alternating current (AC) motor, she said. “While DC fans are smaller, they move just as much air as those powered by an AC motor.”

Results are noticeable, as air from a quality fan overhead can make you feel 10 degrees cooler in the summer and more comfortable in the winter. “If you’re able to transfer hot air downward and cool air upward, whether on a warm day or a cold day, you can leave off the heater or air conditioner a bit longer no matter where you are in your home,” Gray said. This could save as much as 10 percent of your annual electricity bill.

What does ENERGY STAR® mean?

Morey said that ENERGY STAR is a voluntary program jointly administered by the U.S. Environmental Protection Agency (EPA) and the U.S. Department of Energy (DOE) that helps consumers readily identify energy-efficient products, buildings and homes.

“In relation to new homes, ENERGY STAR has developed a specification that requires participating homebuilders to build homes that are significantly more energy efficient than the typical code-compliant home,” he said.

Throughout design and construction, Morey explained, the homes must be inspected by third-party professional energy-rating companies to receive the ENERGY STAR certification and recognizable blue label. In 2012, SRP transitioned its own proprietary program to align with the ENERGY STAR Version 3 specification and rebranded it SRP ENERGY STAR Homes. The program provides training, incentives and marketing support to local

Homebuilders must register with the EPA to become an ENERGY STAR Partner and commit to design and build homes that are third-party certified to meet or exceed the ENERGY STAR specification.

“After they’ve been approved as an ENERGY STAR Partner,” Morey said, “they enroll communities with SRP — committing to build 100 percent ENERGY STAR-certified homes in that community while also meeting the additional water and HVAC efficiency standards SRP has established.” SRP offers support to homebuilders through a variety of marketing and promotional opportunities and provides financial incentives for homes that exceed ENERGY STAR performance requirements and achieve a Home Energy Rating System (HERS) Index of 65 or below, he noted. The lower the score, the more energy-efficient a home is.

The average HERS score for a resale home is 130.

“As consumers, we’re all familiar with the ENERGY STAR label,” Morey said.

“What most consumers do not understand are the non-energy benefits of a home that receives the ENERGY STAR label.

$ Mortgage quiet period Keep spending habits in check while waiting to close on your new home

he mortgage quiet period is the time between an original credit check — which led to your loan being approved — and the closing, when you assume possession of your new home.

Experts advise that you need to be especially credit-vigilant at this time.

New liability accounts, a change of employment and withdrawing cash from accounts used to verify funds are all strongly discouraged before closing.

“Some lenders even do ‘soft credit pulls’ at closing to confirm you have not opened any new accounts. Others like simply to have you explain if any new accounts have been opened,” said Steve Howard, vice president/branch manager for the Phoenix office of HomeStreet Home Loans.

Keep your lender in the loop One of the reasons lenders do this is to prevent “shot-gunning,” in which fraudsters attempt to take out more than one loan on a property, he explained.

As always, honest communication is key.

“Let your lender know of any potential changes in your financial picture as soon as possible. With adequate time, he or she can help structure the financing so that you can still qualify,” Howard said. “Don’t think your lender won’t find out. It will come up and closing is too late to make changes.”

In general, don’t do anything during the mortgage process that would negatively impact your credit scores reported by the three bureaus or your FICO credit score.

“Keep it quiet: Don’t have new inquiries into your credit, don’t open or close accounts, don’t add new or additional debt,” said Eric Wright, senior mortgage loan officer/branch manager with the Tempe office of AmeriFirst Financial Inc. “Each of these could have an adverse effect on your ability to obtain your home financing.”

“For example, a major change to your credit profile could negatively impact your credit score which may make you ineligible for the loan program you had qualified for,” Wright added. “An increase in your debt load could increase your monthly payments which could make the home you are trying to buy become unaffordable.”

Big-ticket items a big no-no This does not mean you can’t use your credit cards and other accounts as per your usual discretion: that’s why you were approved. What’s not recommended are major purchases of big-ticket items such as furniture, automobiles or even other homes. “Any significant change in your financial picture will need to be documented and updated for the underwriter to maintain your loan approval,” Howard said.

If a new account is opened, you may be required to simply provide an updated statement for the account. “On the other hand, it could be a huge issue if your new liability or purchase [puts] you close to the program maximum guidelines for

debt ratios or cash to close,” he said.

An example: A first-time homebuyer went out a few days before closing and purchased snazzy furniture and new appliances on a new credit card. “The problem was his debt ratios were already close to the maximum allowed by the program,” Howard said. “We worked with the underwriter to restructure the financing to fall within guidelines but it was hit or miss for a period of time.”

“This created a lot of unnecessary stress on all the parties involved — which is the last thing you need when purchasing your first home,” Howard noted. “If you are close on your debt ratios, hold off on any offers –– no matter how good they sound –– until your transaction is closed.”

Communication is key Problems occur more often with first-time buyers, Howard pointed out.

“It is crucial to communicate with your lender before making any purchases to see where you stand with your approval,” he said. “Even the most qualified borrowers may have to jump through some hoops if they decide to purchase an item with financing or [if they reduce] their cash to close significantly.”

Herro [of Meritage Homes] recommends that when you’re looking for a new home, ask the builder’s representative if the homes in the community feature what’s known as a “whole-house systems approach” where everything that will affect energy usage — from climate and lifestyle to the energy usage of the home’s appliances to the efficiency of the insulation and HVAC systems — has been considered. This approach also includes efficient sealing of a home’s windows and doors.

And, Herro advised, expand your focus when shopping for a new home beyond location, square-footage and price. “Ask the builder to share the annual estimated operating cost and look for certifications like ENERGY STAR®, HERS scores and certified features,” he said.

Meanwhile, HERS — the Home Energy Rating System Index — is the industry standard by which a home’s energy efficiency is measured. The lower the score, the more energy-efficient the home. The Department of Energy has determined that a typical resale home scores 130 on the HERS Index; a standard new home typically earns a rating of 100.

EPA and DOE programs ENERGY STAR is a voluntary program jointly administered by the U.S. Environmental Protection Agency (EPA) and the U.S. Department of Energy (DOE) that helps consumers readily identify energy-efficient products, buildings and homes, said Nathan Morey, manager of product development for Salt River Project. Homes that earn the ENERGY STAR designation are 15 percent to 30 percent more efficient than typical new homes and even more when compared to most resale homes on the market today.
