“The sink is one of the focal points in a kitchen, and farmhouse styles make a design statement, explained Chris Nealon, senior product manager for sinks and disposals for Moen, based in North Olmsted, Ohio. The company offers single- and double-bowl versions of the style so homeowners can choose which is better for them.

“Stainless steel is even being used with apron-front sinks offering a unique update on this classic design,” Pien said. Apronfront sinks have an exposed front face — allowing for a space to be cut out of the counter — and offer comparatively easy repair and replacement.

Stainless steel sinks are also resistant to chipping, cracking and peeling, Nealon noted.

If you have chosen a farmhouse sink, for example, you may need extra support under the sink. “A professional may also ask you about your plans to age in place or if anyone in your home has limited mobility,” she said. “They can recommend ADA-compliant options and help select the right sink depth and location that will best suit your needs.”

What is digital transaction management?

From pens to paper to pixels…   

L

ess than a decade ago, homebuyers would view most of the documents required to finalize home ownership transfer at the “closing” — a process typically held at a title company’s office. But in the past several years, digital transaction management has made tracking all of the required documents much easier and less location-specific.

Transaction management systems are Web-based and enable the title company, real estate agent, lender and buyer to monitor and review the progress of a home-selling transaction since all necessary documents are distributed electronically. “Most of the systems in place today are cloud-based and offer a range of services,” said Debbie Olsen, who is with the escrow support team at Pioneer Title Agency.

Secure collaboration sites such as ShareFile, Dotloop and DocuSign are commonly used document management systems “that facilitate the management and sharing of important documentation,” Olsen said. “These systems give consumers the option of accessing documents from smartphones, tablets or laptops. This flexibility allows for more timely delivery of signed documentation.”

Benefits for all parties The system maintains a log of everyone who views any of the documents, said Patrick Lewis, 2019 president of the Arizona Association of REALTORS® and an associate broker with Realty Executives.

The evidence that one of the parties viewed or downloaded a document can aid in risk reduction for brokerages, he said.

“Most of the systems integrate with an electronic signature product that can help

streamline the process as well,” he added.

Digital transaction management systems “benefit the homebuyer by giving them a convenient way to understand where they are in the process and give them easy access to all executed documents,” Lewis said. “It also makes the process more efficient, depending on the complexity of the transaction, so that all parties receive copies of the paperwork to ensure the transaction can close on time. These systems reduce risk by streamlining the process and provide a secure way to share multiple forms with multiple people.”

Here’s an example, Lewis said, of the benefits buyers enjoy: “No matter where a couple lives, whether they are local, relocating or facing a temporary

The systems give the title company “secure platforms with which to share data with consumers,” Olsen said. “Information and document processing are an integral part of real estate transactions and transaction management systems provide an efficient way to create and deliver the necessary documentation for closings.”

For all parties, these systems are “instrumental in the negotiation of the transaction, the gathering of information during the transaction, the delivery of time-sensitive documentation and the successful closing of the transaction,” Olsen said. “An increase in security and accessibility not only benefits homebuyers but real estate agents, lenders and sellers.”

Window framing important Time was everyone wanted aluminum frames — but metal makes for heat transference inside. “Today’s polyvinyl chloride (PVC) vinyl frames are almost maintenance-free, they’re durable, noncorroding and exceptionally energyefficient for new or retrofit applications,” Ashcraft said.

“When the sun and surrounding hot air hit the outside of the frame warming it, that heat energy struggles to transfer through the vinyl frame and make it to the inside of the home. In comparison, aluminum window frame material easily transfers that heat energy to the inside face of the window and then allows the interior face of the window to heat the surrounding air inside of the home,” Petty said.

Also consider fiberglass frames which resist swelling, rotting and warping.

“The frame expands and contracts at approximately the same rate as the insulated glass unit it holds for improved energy efficiency and strength,” Ashcraft said.

Petty added: “In comparison to fiberglass, vinyl has the advantage of being formed into a continuous framed unit during production. Fiberglass, though, must be cut and butt-joined in the corners with screws. This leaves a small gap that may open up wider over time and allow air and water infiltration into the home, negatively affecting comfort.”

Window, window on the wall… …What’s the most energy-efficient choice of all?    

“E

nergy-efficient windows bring in natural light, but they also play a key role in keeping your home comfortable yearround. Inefficient windows, on the other hand, can allow a great deal of heat gain and loss and be responsible for a much larger percentage of heating and cooling costs,” said Erik Ashcraft, product manager for Milgard Windows & Doors, which manufactures vinyl, wood, fiberglass and aluminum windows and patio doors for builders, dealers and homeowners.

Roughly 30 percent of heating and air conditioning in a typical home is lost through the windows, said John Coleman, purchasing director for Maracay Homes, citing U.S. Department of Energy figures. The Scottsdale-based builder produces Energy Star®-certified homes, with a growing number targeting LEED Certified® designation from the U.S. Green Building Council.

More than just energy savings “Energy-efficient windows can also limit air infiltration to industry-standardized levels and block a great deal of sound, especially if a homeowner is moving from an older home with aluminum singleglazed windows, as a comparison,” said Dustin Petty, president of Glendale-based Avanti Industries, LLC, a Maracay Homes trade partner.

Windows should be selected to adjust performance according to U-value (which measures heat loss through the window) and Solar Heat Gain Coefficient (SHGC), which is the capacity to repel heat from the outside. “The last figure is particularly important in desert climates because of

said. “It tries to do this by hitching a ride on the air molecules that are in between the two panes but the lack of moisture and the precisely designed distance of that airspace limit the air’s ability to generate convective currents which slows the transfer of heat to the inside of the home.”

Be sure to ask your builder if they’re using at least dual-pane insulated-glass (IG) units, which provide much more insulation than older single-pane windows and allow for the use of additional energyefficient components such as Low-E (Low Emissivity), glass and argon gas.

Meanwhile, Petty suggested asking if the company that made the windows is also the company that installed them. “Furthermore,” he said, “is that company going to be around for years to come to support both the product and the craftsmanship they put into the installation?”
