omebuilders considering the establishment of a new community have a lot to do before even a hint of construction begins. “It can take one to three years to get to the point when you can start construction,” said Bob Frank, president of Phoenix-based Frank Residential, a builder of single-family and multi-family communities. “It takes patience and determination to get any project off the ground.”

Identifying place, price and product Debuting a community, Frank said, involves first identifying the area within which the company would like to develop, along with “a particular property that meets our needs in terms of price and location.” Next, the company investigates what kind of demand there is for the product (condos or single-family homes, for example) the company wants to build

and the sales prices that are reasonable for that product.

After that, he said, company planners “hone in on the style of product we wish to produce, the size of units for which there is most demand and the architecture that would be most appropriate for the price and the area. Next, we work

Building the homes Once the land is selected and infrastructure such as roads, water pipes and electrical transformers are in place, the building process for homes can begin, whether it’s for a single custom home on an individual’s purchased property or in a production builder’s new subdivision.

Erik Tinker, owner of Tinker Development in Scottsdale and host of a YouTube series called “Building with Tinker,” is a custom-home builder.

His clients buy their own lot and then he helps them realize their vision for a brand-new custom home. Typically, he said, the client’s architect will already have designed their home and drawn up blueprints.

The next step is taken by Tinker’s crew: excavating and grading the property so plumbers can complete the underground piping that will drain water from the home to the sewage or septic tank. Then, the cement foundation for the home is poured. Once that sets into concrete, a chalk outline is drawn on the slab by the framers (guided by the blueprints) so the exterior walls can be constructed, Tinker

said. “At this point, the framers come in and can frame an entire house in a few days,” Frank said.

After framing is complete, Tinker said, oriented strand board (OSB), or compressed recycled wood, is applied.

Then, electrical wiring and above-ground plumbing are installed, followed by HVAC (heating, ventilation and air conditioning) ductwork and fittings, Tinker said.

“Once the framing is in,” Frank said, “everything else snowballs and there is a flurry of activity all around — (aboveground) plumbing goes in, wiring goes in — everything that goes inside the walls or in the attic is installed rather quickly.”

Tinker said after the plumbing and electrical have gone in, the roof tiles are loaded onto the roof, which, over the next couple of weeks, allows the truss (a triangular-shaped wooden structure designed to disperse the weight of the roof load and locked in place with metal fasteners) to settle and stabilize.

Next, Tinker explained, the windows are installed into the openings created by the framing.

Around this time, the exterior of the building begins to take shape, Frank said, with lath (backing material) applied, then stucco, then exterior paint.

One of the most popular amenities at many active-adult communities is this game with the funny name

hink of it as ping-pong on a tennis court. That’s how many pickleball fans regard their sport, though officially, it’s considered a hybrid of tennis, badminton and ping-pong.

The court Players essentially stand on one end of the “table” (the court) and strike a wiffle ball with a paddle (composite paddles are almost twice the size of ping-pong paddles), hoping to send it across the net to the other side of the court where their opponent is waiting.

The court is similar in size to a badminton court and can be located indoors or outdoors. The net is arranged so its height from the ground is 34 inches at the center and 36 inches from the ground at both ends.

The players Pickleball can be played by two individual players or two teams of two players each (“doubles”). According to the USA Pickleball Association (USAPA.org), the game can be played by all ages and is especially popular in active-adult communities and school physical education programs.

The game According to the USAPA, one team or player serves; the other player or team receives. The serve must be underhand; in doubles’ play, the serve is made to the opposite corner across the net.

After the serve, if the serving team wins the point, the serving team members alternate and the server directs the ball to the opposite service-box. After the ball is served, the team receiving must allow the ball to bounce before returning; the serving team must let it bounce before hitting it back. After the ball has bounced once in each team’s court, both teams may either hit the ball before it bounces (called a “volley”) or play it after a bounce, known as a groundstroke.

The score Scoring in doubles’ pickleball is made up of three parts: the server’s score; the receiver’s score; and your position as server one or Getty Images server two in doubles play.

In singles’ play, there is no second server. The score is determined by which team wins each rally (defined as continuous play, hitting the ball back and forth between opposite teams). Singles scoring is similar to doubles except the score is called as server score, receiver score. –Reported by Debra Gelbart
