spacious great room for family gatherings. A multi-slide glass door to capture breathtaking views. A cozy outdoor fireplace perfect for cool desert evenings. Whatever is on your must-have list, builders can help transform indoor and outdoor spaces to give you the home you’ve always wanted. The range of structural and cosmetic options today runs the gamut from paint accents and patio covers to windows and wine rooms. “As a builder, we pride ourselves in helping to create the buyer’s dream home,” said Sue Goodrich, vice president of sales and marketing for Cachet Homes. “We have hundreds of standard upgrades and in addition, will entertain custom upgrades for a buyer.” The key for new-home buyers is knowing what to do while the home is under construction and what can wait until later. Before you dive in, here’s what to consider: What’s trending. Buyers today aren’t shy about asking for upgrades that will boost comfort and lifestyle. “Wine rooms, multi-glide doors, casitas, basements, and kitchen and master suite options are very popular,” said Kevin Rosinski, division senior vice president for Toll Brothers. For outdoor spaces, buyers are focused on upgrades such as pools, patio covers, outdoor kitchens and great rooms, hardscape and soft-scape, he said. Structural vs. cosmetic. Builders consider structural changes as anything that will affect the square-footage of the home, exterior of the home or plumbing, or changes that affect the slab of the home, Goodrich said. This would include decisions to move walls, changes that impact underground plumbing such as

adding bathrooms and/or laundry sinks, additions or changes to exterior doors or windows, and adding features like fireplaces. Cosmetic changes, meanwhile, can include paint colors, lighting fixtures, cabinetry, countertops, floor surfaces, tub and shower surface upgrades, garage epoxy, upgraded appliances and landscaping, she said.

Now or later. Buyers will want to talk with their builders about what upgrades may be best to add through the builder — everything from electrical upgrades to hard surface flooring — rather than after closing escrow on the home. “Toll Brothers recommends doing as many upgrades [as desired] during the buying process since we cannot guarantee the quality of aftermarket items,” Rosinski said. Some upgrades can be costly and complex if delayed, Goodrich said. In the kitchen, for instance, cabinets can be difficult to change later on because they affect countertops, backsplashes

and sometimes flooring. If the builder’s standard master bathroom is a cultured marble shower and bathtub and you prefer a larger tiled walk-in shower, making the change through the builder may be easier. Adding swimming pools after move-in can also create issues, impacting fencing or landscaping. But other upgrades can wait, Goodrich said. These include paint accents, crown molding and decorative trim, garage epoxy, appliances and landscaping. “If you do not need these upgrades incorporated into your mortgage you could add these items after close of escrow,” she said.

f a loan originator pre-approves you for a mortgage on your new home, you’ve also been pre-qualified. However, if you have only been pre-qualified, you still need to have the mortgage company approve your loan. Through pre-qualification, the lending company reviews your income, debt, assets, credit history and monies available for closing costs and downpayment and determines the amount you are qualified to finance, said Mike Jones, a branch manager for the Tempe branch of Scottsdale-based V.I.P. Mortgage. A pre-approval, however, requires you to complete a loan application with all necessary pre-qualification documents along with additional material that a processor or underwriter may request to determine that, if you are approved for the purchase of the property, you can reasonably be expected to repay the loan, added Kent Nielson, a fellow branch manager in Tempe for V.I.P. Mortgage.

So what’s the diff? For one, who is actually reviewing the mortgage file. “A pre-qualification is something that a loan originator does all on his/her own by having as little as a phone call with a borrower and as much as compiling a full loan file with supporting documentation and automated loan approval,” said Jeremy Lovett, a mortgage loan originator for the Scottsdale office of KS StateBank, based in Manhattan, Kansas. “The pre-approval takes it to the next step by eliminating the guesswork and actually having the file reviewed by the processing and underwriting teams,” he

new one. 2.

Borrower 2 has a 699 FICO, a good salary with a regular bonus, is being gifted money for the down-payment and is renting now.

3.

Borrower 3 has a 625 FICO, is paid commission only, has no down-payment and is living with family.

Results, according to Lovett: The first two are candidates for pre-qualification, while the third borrower should select pre-approval, he said.

“Having a seasoned professional loan officer in your corner that will pay attention to detail can eliminate the stress and issues caused by skipping steps.” —Mike Jones, V.I.P. Mortgage

said. “The pre-approval is issued only after an underwriter has reviewed a complete credit package — which is a loan file minus property/appraisal information — and found the file to meet all of the applicable program guidelines.” How much information is collected and scrutinized is also key. “The pre-qual determines how much the borrower is qualified to finance based on documents provided by the borrower. With a pre-approval, the loan originator

will request even more documents be collected by the borrower and analyzed by an underwriter before being approved for the loan program requested,” Jones said. Time is also a factor “The pre-qualification is the loan originator’s educated guess as to whether or not a borrower will get a loan approval based on the facts presented to them. This process can be done in as little as a few hours since it is accomplished by a

single person,” Lovett said. In contrast, pre-approval can take time. “The full loan pre-approval process will typically take days — if not weeks — depending on how quickly all of the borrower’s loan documents are submitted and the current turn-times for processing and underwriting of a file,” he said. The bottom line “When buying a home, it is always important to get pre-qualified for financing so you can determine what price range to shop for when looking at homes,” Nielson said. “The pre-approval helps to ensure that all of a borrower’s documentation has been reviewed and signed off on so they don’t run into issues at the end of the transaction.” Still, many borrowers don’t reach out to a lender until just before writing an offer to purchase. “In cases where the borrower is that far along in the process there simply isn’t time to work up a full preapproval to be issued with the purchase offer,” Lovett said.

Southwest Valley living There’s something for everyone in the Southwest Valley…

hink relaxing desert evenings on the patio. Weekend hikes along breathtaking mountain trails. A day on the links, at a Spring Training baseball game or wandering an arts festival. The growing Southwest Valley region — anchored by the communities of Buckeye, Goodyear and Litchfield Park — draws new-home builders and new-home buyers from all walks of life for value, lifestyle, mountain views and unique amenities. “The permit activity in the west side of town year over year is higher than anywhere else in the Valley,” said Austin Woffinden, division vice president for Meritage Homes. “Anytime you have area growth like that you have more homes, of course, but that also drives a lot of new schools, amenities and attractions. Those kinds of things equate to a great investment for a homebuyer.”

Outdoor- and arts-aficionados’ paradise The Southwest Valley is an outdoor lover’s dream-come-true with hiking, biking, camping and other recreational opportunities at the Estrella Mountain and White Tank Mountain regional parks. The area is also dotted with stunning golf courses including courses at the historic Wigwam Resort in Litchfield Park. Sports enthusiasts flock to the Goodyear Ballpark — Major League Baseball’s Spring Training home of the Cleveland Indians and Cincinnati Reds — and Avondale’s Phoenix International Raceway for all the NASCAR action.

Mattamy Homes, for instance, offers a range of single-family one- and twostory homes in its Kenwood community which is located in the master-planned community of Verrado in Buckeye. The Southwest Valley’s top selling points include the fact that it is centrally located to a number of major freeways including Loop 303, Loop 101 and I-10, said Julie Olson, a new home sales counselor for Mattamy Homes at their Sunset Terrace community in Litchfield Park. “Plus, we have a lot of folks who are very impressed with the sense of security with the Air Force base [Luke] close by,” she said. David Weekley Homes also has a handful of communities in the region that appeal to various types of buyers, from Golf Canyon at Estrella in Goodyear (including golf course home-sites) to Victory at Verrado in Buckeye. Meanwhile, Woffinden said that Meritage Homes has found the perfect match in first-time homebuyers who can snap up a new home for just north of $200,000 at a community such as Watson Estates in Buckeye. “The Southwest part of town allows us to provide an unbelievable value to the first-time homebuyer market,” Woffinden added. “They are the ones who seem to be the most active in acquisitions these days so we can build brand-new homes with a lot of technology that resale homes don’t have and still allow people to get in well below the FHA price limits.”

wning a second home means whether or not you have a mortgage, you’re going to need homeowners’ insurance and sometimes it’s difficult to know how to purchase the appropriate type or amount. Classification important First, it’s important to know how your second home is classified. If the home is rented out full-time on a long-term lease — usually six to 12 months — it’s not considered a second home from an insurance perspective, explained Laurie Haas, vice president for private risk services with Lovitt & Touché, an insurance brokerage. “It becomes a tenant-occupied location and the policy should be written to contemplate this exposure,” she said. “Some carriers offer the same type of coverage provided on a primary home to a secondary or rental home but some will require a tenant-occupied location to be written on a dwelling fire form.” However, she noted that if the home is mainly used as an owner-occupied secondary residence and only rented out on occasion, most insurance carriers want assurances the income generated doesn’t exceed the limit allowed under the policy for incidental business use. “Remember,” she said, “a personal policy is just that: intended for personal use.” Homes listed on vacation rental sites such as Airbnb and VRBO have a different exposure and “it’s important to ensure you have secured the right type of policy to cover the home in the event of a loss. A standard homeowner or tenant policy is not designed to pick up the exposure of a home solely used as a vacation rental property.”

Don’t skimp Standard homeowners’ insurance should be the minimum for a second home in Prescott, Payson or Flagstaff, said Dax Ramirez, a real estate agent with Keller Williams Northeast Realty group in Phoenix. “Due to wildfires, insurance companies have concerns and go through a more extensive review to weigh the risks of fire hazards based on individual property variables,” he said. Yet there are no hard and fast rules for minimum insurance requirements for a second home, Haas pointed out. “Insurance carriers may have underwriting requirements to meet eligibility. HOAs may also have their own guidelines for minimum standards,” she said. “For homes in wildfire-prone areas, mitigation efforts such as brush clearance to create a defensible space, trimming of tree limbs and clearing debris out of gutters are becoming standard requests. homeowner can do to make their property a more desirable risk not only helps minimize the potential severity of a loss it also increases the willingness of a carrier to provide coverage.” It’s not uncommon for a carrier providing coverage on a home that is not lived in full-time to ask for additional risk management compliance “to reduce or minimize the likelihood of a loss,” Haas added. This might include a monitored burglar and fire alarm, a property manager or neighbor to check on the house

Ask the experts “Talk to your REALTOR® or insurance agent,” Ramirez said, “and let them know what your intention is with the second property. This will help them determine the right insurance for the property and give you a better understanding of requirements and costs.” “Be honest with your agent or carrier about the intended use of the property,” Haas advised. “If your agent or insurance company makes recommendations or requirements to reduce the chance or severity of a claim you should heed their advice and take action. Lastly, don’t choose an insurance product based solely on the premium. The real value is in the loss settlement provision and features and benefits of your policy, not the cost.”

in the primary spaces of the home,” said Steve Berry, senior vice president of architecture and design for Robson Communities. Heating, ventilation/air conditioning ducts and plumbing typically are installed before electrical wiring, Barger said, because it’s simpler to run wiring around pipes and vents than to try to install pipes and ducts around a maze of wires. An electrician installs receptacles for lights, switches and outlets and runs wires between the breaker panel and each receptacle in addition to installing wiring for telephones, internet, cable TV and music systems. From the ground up It truly takes a team to build your new home By Debra Gelbart Editor’s note: This is the second part of a two-part story on how a new-home community and the new homes in it are created.

A

fter a community has been designed and floor plans for the homes have been produced, it’s time to start building the model homes. The steps taken to construct these homes mirror those for each new home purchased by a future homeowner. First steps The first step in constructing a new home is installing the sewer system — typically with reinforcing steel — below what will become the concrete slab foundation of the house, according to Trevor Barger, an urban planner who founded a development assistance firm called Espiritu Loci (translated, “the spirit of the place”) in Scottsdale. The cement is then poured early in the morning and takes about a week to dry and harden.

C R E AT E D B Y R E P U B L I C M E D I A C U S T O M P U B L I S H I N G

Creating the ‘building box’ The next step is creating what’s known as the ‘building box’ and includes framing, typically with wood. “The building box includes tresses for the roof,” Barger said. Then the roof sheathing (consisting of large panels of wood) is installed, he said. The floor structure (not the floor finish yet, but what is underneath) also is installed.

Doors, windows, insulation and drywall As these hidden elements are finishing, exterior doors and windows are installed to “seal the box” before the insulation and protective exterior material are added to

Plumbing, HVAC and electrical “It’s at this point in the process that everything hidden goes in,” Barger noted, including sewer lines and water supply lines for each fixture. It’s also at this time that bathtubs are installed because there’s more room to maneuver large heavy objects. Heating, ventilation and air conditioning (HVAC) ducts are installed, followed by plumbing and electrical infrastructure, said Hal Looney, Arizona president of Shea Homes’ Active Lifestyle Communities. “The HVAC contractors work with our construction document architects to coordinate mechanical unit locations in the attics, desired SEER values and to ensure optimum air conditioning and heating supply and return vent locations so we balance and maintain symmetry

keep these elements dry, Barger said. The insulation is typically one of three types: fiberglass (which looks like pink cotton candy), cellulose (made from recycled paper) or liquid spray-foam. The exterior framed walls are covered with insulated panels which can look like blue bright colored or reflective foamboards, Barger said. Then a plastic sheet or vapor barrier is applied over a wire mesh to hold the stucco to the wall, he said. The roof is loaded with the roofing finishing materials, usually in bundles to add weight to the structure so the walls don’t crack when the weight of a heavy roof is added later. Interior drywall — plasterboard, wallboard or gypsum board — is applied next, Barger said. Interior finishes and exterior last steps For the next three months or so, Barger said, the interior finishes are installed. These include the cabinetry, countertops, flooring, electrical fixtures, plumbing fixtures, interior doors, kitchen appliances and interior paint. Then the roof tiles are installed. Primer paint on the exterior of the house is next followed by the exterior finish — usually stucco, stone or brick. Next, the top coat of exterior paint is applied. Cement is poured for exterior walkways and the last part of the home itself that’s added is often the driveway, Barger said, explaining that the driveway is poured after all of the trades have finished their respective jobs “because you don’t want a truck parking on a newly poured driveway and potentially cracking it or leaving marks.” Landscaping is the very last thing that’s added to the home-site, Barger said. Voilà — it’s almost time to Getty Images move in.

Expert advice You will have plenty to consider before choosing an agent. Here are five questions to ask: 1. How long has the professional been in business in your preferred area? Doerfler said this demonstrates a professional’s overall experience and area(s) of competence. 2. Is the professional full- or part-time? Will that schedule fit your needs? 3. Does the agent work with new-home buyers or just resale buyers? Does their

he home-buying process can be a lot like a roller coaster ride with plenty of stressful ups and downs and unexpected twists and turns. And when purchasing a new home is contingent upon selling your current one, the stakes can be high — especially since most folks can’t afford to carry two mortgages for an indefinite period of time. Therefore, experts say you shouldn’t take a gamble when you’re deciding who will sell your current home. Instead, bet on an agent

area of expertise reflect what you’re looking for? 4. What type of advanced real estate education has the professional completed? Licensing laws require a minimal number of continuing education hours but advanced education is a reflection of the commitment level of the professional, Doerfler said. 5. How often does the professional typically communicate with clients and in what way — text, email, phone calls? Does this match your expectations and style?

Licensing information Real estate agent licensing information is available online at the Arizona Department of Real Estate consumer site:

Shop around First, be sure you talk to multiple agents before settling on “the one”. “You want to assure that you are working with a competent professional who cares about you,” said Lori Doerfler, the 2017 president-elect of the AAR, or the Arizona Association of REALTORS®. “Real estate is a relationship business and the process could take up to six months. It is important to make sure that there is the right chemistry between yourself and your real estate professional.” Starting your search Ask friends and family who they have used in the past or reach out to your lender for a recommendation, said Paris Davis, vice president and Northwest Arizona retail banking division manager for Washington Federal in Arizona.

services.azre.gov/publicdatabase

It’s also important to understand the difference between an agent, broker and a REALTOR, Doerfler said. All REALTORs are licensed to sell real estate as an agent or a broker but not all real estate agents are REALTORs. “They [REALTORs] belong to the National Association of REALTORS and pledge to follow a strict code of ethics which establishes levels of conduct that are higher than typical business practices or those required by law,” she said. Davis said buyers can also turn to websites such as myagentfinder.com and upnest.com to identify a real estate professional. The AAR’s “find a REALTOR” database is also an option at aaronline.com/realtor-search.

HERS Index

QA

What is a HERS rating?

The HERS, or Home Energy Rating System, is a nationally recognized method to measure a home’s energy efficiency by assigning it a relative performance score called the HERS Index. The lower the rating/score, the more efficient the home. The scale is based on a home built to the 2004/2006 International Energy Conservation Code (IECC). Homes built to this code have a score of 100. (A home with zero external energy use would have a score of zero.) IECC homes built in 2012 fall into the HERS 60 which is considered a good rating.

Q

Why is the HERS rating important to a new-home buyer?

A

It can bring a level of comfort to the buyer as to how the house ranks in energy efficiency. Included in the HERS report are issues such as leakage from ductwork and insulation effectiveness.

Q A

What factors influence the rating?

Factors include the HVAC system, water heating systems, insulation, air leakage in the home, duct system, windows, doors, ceilings, roofs, exterior walls and floors above garages.

“People can compare how energy-efficient a home will be based on the HERS score.” —Sissie Shank, Chas Roberts

Q

What can be done for a better rating?

A

Homeowners can install more energy-efficient equipment such as the water heater, air conditioners and furnaces, upgrade attic insulation and upgrade windows to highperformance vinyl frame Low E. —Reported by Rhona Melsky Source: Roberta “Sissie” Roberts Shank, CEO of Chas Roberts A/C & Plumbing

THE ARIZONA REPUBLIC

LIVE HAPPIER.

Trilogy® is more than a place to live. It’s knowing you’re in the right place, at the right time, with the right people. And for many of our owners, they wonder why they ever put off making the move. Try something unexpected. Know your neighbors. Experience a true sense of community. Be part of something bigger. Once you’re here, you’ll understand why everyone is asking, “Why didn’t I do this sooner?”
