“So much about quality doors is what you don’t see — all of the engineering that goes into them,” said Adam Homer, a marketing and business development manager for Pella Windows & Doors. For example, steel and fiberglass varieties have a high-density foam-insulated core for energy efficiency and sound-deadening; they can be painted or stained to your choice by the factory.

Wood tends to be the least popular front door choice here in Arizona because even a stained or painted door wears significantly if there is direct beam radiation from the sun without the protection of a large overhang. In fact, Homer said, buyers of Pella doors will need to meet its overhang specifications to stay within warranty.

Energy efficiency Be sure to ask your builder about which doors will provide the best energyefficiency for your new home. Part of the conversation should include which way your new-home will face: will it have a north/south exposure or an east/west exposure? And: does the elevation include an overhang so that the door does not receive direct sunlight?

The front door can allow air infiltration and energy waste if it has not been installed correctly or has improperly designed weather-stripping. “When considering entry doors, a homeowner should look to purchase the most energyefficient doors possible,” Quick said. He suggested checking performance ratings for the local climate: e.g., what’s highperforming in Arkansas may not be in Arizona.

“The item that makes the biggest difference is the amount of glass you have in the panel,” Homer said. “Glass is the worst insulating product on the exterior of your home, allowing more heat and

cold to come in.” Homer recommended dual-pane glazing but added that triplepane options and gas-filled spaces are best for cold climates and offer minimal performance difference in the desert heat.

To further enhance energy efficiency, make sure that weather-stripping around the door is included. Finally, quality doors come with quality warranties. our new home is likely to be pre-wired for ceiling fans, and depending on the builder, may even come with one or more ceiling fans you’ve chosen already installed when you move in. Many builders can add pre-wiring for ceiling fans as an option in as many rooms of the house as you may want.

When you think of ceiling fans, you may have in mind an older unwieldy version of this staple of both historic and contemporary homes; indeed, the electric ceiling fan was said to be invented way back in 1882. But in the past decade or so, ceiling fans have become far more energyefficient with far more options — in size, style, number of blades and blade span.

AC or DC? Traditional ceiling fans have used alternating current (AC) motors which typically were available in only certain configurations and sizes. But since the introduction of direct-current (DC) motors for residential use about a dozen years ago, many more options are available. DC motors consume up to 70 percent less energy compared to their AC-motor cousins.

The motors have been miniaturized but are more powerful, explained David May, a Phoenix-based manufacturer’s representative for Minka-Aire® ceiling fans, which are on display in many stores throughout Arizona, including Statewide Lighting in Scottsdale. “Often the fans have larger diameters (up to 110 inches) and offer a wider range of speeds,” May said. The larger diameter DC fans move more air than AC fans (often twice as much), with broader coverage allowing more consistent air movement throughout a room. The blades turn more slowly, “but move much more air throughout a room,” May said.

In the past five years, he said, up to 50 percent of new ceiling fans entering the market have DC motors with sleeker blades. “Like electric cars, DC-motored

ceiling fans are becoming more popular,” May said. “But AC motors are still effective and help save energy.”

“DC ceiling fans may have 60-, 65-, 84-, 94- or 99-inch blades (compared with 52-inch blades in older models) that deliver air in a more comfortable fashion,” May said. Their movement is more majestic because of new blade designs and in many instances can operate more slowly — say, 59 rotations per minute (RPMs) for an 84-inch fan on high speed compared with 200 RPMs on high for an older 52-inch model.

Instead of circulating 5,000 cubic-feet of air per minute, they move up to 10,000 cubic-feet of air per minute without nearly as much air turbulence as the older models and without the wind tunnel effect. Newer-model ceiling fans are able

to more completely mix the air, keeping the air near both the ceiling and the floor within a couple of degrees of each other, May said, and still create an evaporative cooling effect.

AC fan motors can be operated by a wall switch, pull-chain or remote control.

DC fan motors are operated by remote control; many also offer an accompanying wall switch option.

Hundreds of choices Customers have hundreds of styles to choose from, said Marcos Carrillo, a sales associate and lighting designer with Lamps Plus in Chandler. “We have 85 different ceiling fans in our location,” Carrillo said, while more than 1,000 options are available on the Lamps Plus website. Ceiling fans are available in almost any size with almost any number of blades, he said, including some with a single blade. The most popular have three, four or five blades, but at Lamps Plus, “we even have one style with 15 blades and another with blades that are looped.”

Expect to pay between a few hundred dollars and about $1,000 for a quality ceiling fan, depending on size and materials, May and Carrillo said. Ceiling fan body finishes include brushed nickel, brass, pewter, iron and chrome. Many styles are available with lights built in.

Smart technology May said Minka-Aire ceiling fans can be equipped with smart-technology capability that can operate the fan through a phone app or a smart-home speaker.

ere in Arizona, most homeowners probably don’t think that much about their attic. However, in the eastern U.S., attics are often a homeowner’s most prominent place for extra storage.

But experts say that in warmer climates (we’re looking at you, Arizona…), storage in an attic isn’t usually a practical option. “Without proper ventilation, the attic could reach up to 160 degrees or more during the summer,” said customhome builder Erik Tinker, “which results in high energy bills, uncomfortable temperature inside and damage to the roof.” Plus, whatever you stored up there could end up warped and wilted.

What, why and how  An attic is the space between the ceiling and the roof where the roof is arched.

support of the roof, said Tinker, owner of Tinker Development in Scottsdale and host of a YouTube series called “Building with Tinker.” Inside an attic in Arizona you’ll probably find trusses — triangular-shaped pieces of lumber — that crisscross each other to support the roof. “A well-insulated attic will help to keep your house cool in summer and warm in winter,” he said.  “In hot climates, an attic ejects heated air and helps maintains a reasonable temperature in the house,” Tinker said. In newer homes, he said, a thermostatic fan may be added to the attic to propel hot air out of the attic to the outside, a more energy-efficient way to maintain a comfortable temperature inside the home.

The key to proper attic ventilation is to create continuous air circulation throughout the space while preventing moisture from entering, Tinker said. Most recently built homes have a system that uses passive vents to reduce heat in the attic by using the natural force of the wind to create continuous airflow, he explained.

Will an uninsulated or underinsulated garage affect the temperature-related performance of the rest of my home?

Insulating garages “takes the edge off” garage temperatures throughout the year.

It serves the greatest need if you plan on spending time in your garage on car maintenance, projects, hobbies, etc. If you eventually want to control the temperature of the garage, heating or cooling insulation is essential; doing this at construction is the best time. Whether the garage is insulated or not has minimal effect on the rest of the home. It only helps by placing higher (or lower) temperatures on shared walls between conditioned and unconditioned space, as with an adjacent family room.

Q A

Should the garage be insulated the same way as livable space?

Not necessarily. You could reduce insulation standards. You might insulate your livable exterior walls to an R-24 achieved by foam but the exterior walls of your garage to R-19, which batt insulation can deliver at a lower cost.

Should the garage door be insulated too?

Yes, to fully benefit from insulating the walls and ceiling of a garage. Quality installers can do this or DIY kits are available at home-improvement or hardware stores. These effectively reduce temperatures in the garage — especially on west-facing doors.

What else do I need to know?

For most homeowners, having R-13 fiberglass batts installed on the exterior walls and R-30 in the ceiling is adequate. Also, make sure the option of an insulated garage door is considered.

What is an escrow account?

Escrow comes up twice in the transaction of buying a home. Once in the beginning, when you need to deposit your earnest money that you put down to make an offer on a home into an escrow account. The second time is when you close on your home and the mortgage is involved. In the case of the earnest money, this escrow account is set up under the title company to hold an earnest deposit for someone who is looking to buy a home. The money sits in the account until closing and the earnest funds are then distributed to the seller on the day of closing. When you have a mortgage, your taxes and insurance premiums are usually built into the monthly payment. An escrow account is built with it in order to set aside money to make sure these obligations are paid on time.

Why is it important to have an escrow account?

Lenders almost always require an escrow account. If you were to fall behind on your property taxes, there will be a lien on your home and eventually you could lose your home. A lender does not like that there could be a lien on its property nor does it want its investment jeopardized by lapsed homeowners insurance failing to cover a fire or other disaster that destroys the home.

Are there any disadvantages to having an escrow account?

I think it comes down to more of a checks-and-balances system. Sometimes your mortgage can be purchased by other companies. It’s in the homeowner’s best interest to check and make sure these premiums are getting paid. The homeowner does not want to receive a letter from the city that the property taxes were not paid and there is now a lien on the home.

Can some homebuyers skip having an escrow account?

All homeowners are encouraged to have one [an escrow account]. In some instances, you can skip this step but it’s going to come at a cost to you as the homeowner because there is a risk for the loan company. In some instances where you might have 20 percent or more of equity the lender might be willing to waive the escrow account. But higher fees are required and most likely a higher interest rate for the life of the loan.

Are current mortgage rates rising or going down?

A

The interest rates follow the bond market and are affected by how well bonds are selling. The interest rates can change once or twice a day, depending on the market. We have not seen a big swing in interest rates for quite some time.

As a matter of fact, the interest rates have improved over the past couple months. We are not anticipating a big climb in interest rates for 2019.

What do you predict may happen with mortgage interest rates as 2019 goes along?

A

I would predict that the rates will hover in the 4 percent range for 2019.

Q

For people who are interested in buying a new home, should they keep tabs on these rates and/ or work with a mortgage consultant to “strike while the iron’s hot,” so to speak?

A

What are some of the reasons for any fluctuation?

A

and this will help the interest rates. On the other hand, if investors are investing in the stock market, this will have a negative impact on interest rates.

If the U.S. economic reports are good and showing a healthy economy, this typically will hurt the interest rates; if there are U.S./world economic reports that are weak, this typically helps the interest rates. If investors want to stay safe, they will invest in the bond market

Absolutely. A buyer should make sure they are pre-qualified and ready to make a move if there is an indication that the interest rates will be going up. I am always watching the market for my clients so if I see a great opportunity to lock in a lower rate, I am calling them. Be prepared, so you can lock in your interest rate when necessary.
