Plenty of room for boomers Baby boomers are still moving to Arizona to retire, despite predictions they wouldn’t.

Members of the huge demographic group have vowed they wouldn’t spend their leisure years the way their parents did. But census data and new rankings show they are ending up in many of the same states, and some of the same neighborhoods.

Arizona is behind only Florida for drawing the most retirees, according to a recent analysis of Census data. And five Valley cities made the list of top 10 metro areas drawing the most new residents who are in their 60s or older.

But unlike prior generations focused on golf, the latest generation of retirees wants hiking, friendly neighbors and a good deal.

First came Sun City and golf Phoenix began to draw retirees in droves when Del E. Webb opened the first Sun City on the city’s western edge in 1960.

“As baby boomers venture into retirement, they’re not looking to just move to another house,” said Jeff McQueen, president of Shea Home’s Trilogy division, which has four active-adult communities in Arizona, including it’s newest Trilogy at Verde River.

He said Trilogy’s survey of baby boomers show they have friends moving away, and they want to move to a new place where they’ll know their neighbors and can have an outdoor lifestyle beyond just golf.

Hiking is now a top amenity baby boomers want in Arizona communities.

The house is named after the huge, ornate butterfly iron front door that opens into a room with a marble butterfly floor. Affording retirement Affordability is a key concern for the growing retirement population looking to buy homes, Arizona housing analyst Jim Belfiore said.

The original Sun City is a draw for people, particularly from the Midwest, looking for the most affordable home prices. But all active-adult developers are conscious of prices.

The Great Recession and housing crash hit many baby boomers’ retirement funds. Some are working part time because they want to, but others need to.

Nevertheless, some of the state’s most affordable options for retirees are shrinking.

Some retirees who spend winters in affordable mobile homes and RV parks are finding it tougher to do that now. A growing number of the most affordable manufactured home communities in the Valley are being turned into more expensive apartments and subdivisions.

That’s why much more affordable small Arizona towns like Sierra Vista, Florence, Coolidge and Winslow are climbing on lists of Arizona’s top places to retire.

Also: “Don’t rely on what your grandmother told you,” Hoyer said. “The fine china that was passed down to you may have been worth a lot when they were using it but times have changed … [and] demand has dropped drastically.”

And: “Certain items will only be of value to a generation of buyers who are nostalgic for their childhood,” Hoyer said. “For example, toys from the 1970s, ‘80s and ‘90s are doing well right now. But don’t make the mistake of hanging on to them for too long. Lionel trains from the 1950s and 1960s used to command very high prices at auction but interest waned with generational shifts.”

  The two biggest misconceptions about decluttering, Conner said, are (1) that you’ll miss something after you’ve moved and (2) that you can do everything yourself.

“Leave it to the professionals to help you purge, pack and then get you unpacked and organized on the other end,” she said. “As you move through the process and get settled, you’ll realize you can live with a lot less than you think.”

hoosing wall paint colors that optimize a smaller interior space can be tricky. Select a color that’s too dark and a room can look even smaller.

Pick a hue that’s too light and the room can lose a sense of character and definition.     “An accent color on three walls in a room will define the space and create a visual separation from the adjacent room,” said Scottsdale interior designer Lauren Rosenberg, owner of LR-ID Lauren Rosenberg Interior Design. “If you’re concerned about too much bold color, choose a color with less intensity.”

Amy Williams, Arizona regional design center manager for Interior Logic, said that accent colors can be modified from room to room. For example, if your neutral is taupe and your accents are blue and yellow, “you can go navy and gold in the living room but lighten up to bluish-gray and lemon in a bedroom,” she said.

   The finish of paint is a key consideration, too, Williams said. A flat finish will give a room a smooth flawless look but can be difficult to clean if a stain or dirt appears, Rosenberg said. But you can achieve a similar flawless look with a satin finish and it will be easier to clean than a flat or eggshell finish. A semi-gloss finish will be even easier to clean but will make any imperfections in the drywall underneath the paint more evident, Williams said.

Many industry experts recommend an eggshell or satin finish for living areas and bedrooms and a semi-gloss finish for the kitchen and bathrooms.     “It’s important to select colors for your home that resonate most with you,” Rosenberg said. “Whether you have a condo or a mansion, the colors we love are the colors we will be happiest living with in our home.”
