The higher the R-value, the better the thermal performance of the insulation. • What is the Seasonal Energy Efficiency Rating (SEER) of the air conditioning (AC) unit? Federal regional standards mandate a SEER of at least 14 for AC units in Arizona. • What type of framing has been used? Green said 2X6 framing (rather than 2X4) of exterior walls allows for more insulation in wall cavities. • Are the windows dual pane? Adding a second pane of glass traps a layer of still air — a good insulator — between the panes.

Energy efficiency in condos and townhomes

One of McCroy’s clients is VALI Homes, founded by Austin Trautman.

Trautman’s team soon will begin construction on a mini infill development of townhomes near 16th Street and Glendale Avenue in Phoenix. He said they will rely on principles of “bio mimicry” — deriving inspiration from nature — and “biophilia” to construct the townhomes. Biophilia embraces the relationships between nature, human biology and the design of the built environment and includes such concepts as presence of water, dynamic and diffuse light, and material connection with nature. The townhomes are expected to be completed in about 15 months; pricing will start at about $750,000.

   Monterey Ridge is a Cachet Homes’ community of ENERGY STAR-certified

luxury condominiums in North Scottsdale that are part of the APS ENERGY STAR Homes program. “ENERGY STAR-certified homes are up to 30 percent more efficient than typical new homes not built to comply with ENERGY STAR standards,” said Cindy Green, director of purchasing for Cachet Homes. To qualify for the program, homes must include a complete thermal enclosure system, a high efficiency HVAC system, a complete water management system, and energy-efficient lighting and appliances, Green said. “At Monterey Ridge,” Green said, “we include dual-paned Low-E glass windows and sliding glass doors so solar heat gain is reduced by 62.5 percent over single-coat Low-E. We include 15 SEER electric cooling and high efficiency gas heating.” Monterey
