Tiny prefab homes make an elegant, sustainable statement

Galleria’s 25-year saga takes a new turn as tech hub About 25 years ago, an opulent shopping center with posh shops, a walkthrough aquarium and an IMAX theater, the likes of which was not found anywhere else in Arizona, opened in the heart of Scottsdale.

The city’s main drag, Scottsdale Road, was realigned to make room for the grand project with half a million square feet of space and marble floors.

But development of the nearly $130 million Scottsdale Galleria was delayed several times, and metro Phoenix’s realestate market was already crashing because of the fallout from the S&L crisis when it opened. Within a few years the Galleria was nearly empty and sold to the highest bigger at a foreclosure auction for $6 million.

Everything from a Wild West museum to a giant sports complex and a huge church were proposed for the development. None of those ideas stuck, and the Galleria sat mostly vacant for years.

But now the high-profile building has evolved into one of the Valley’s most popular office buildings, drawing innovative companies from San Francisco to New York.

That’s something very few other Valley office buildings can tout.

The Galleria’s original developers wanted the shopping center to draw international tourists 25 years ago. That didn’t happen.

But the revamped corporate center, located just south of Camelback Road on Scottsdale Road, is bringing tech firms with jobs coveted by economic development experts everywhere.

Scottsdale scored a coup when San Francisco-based global website builder Weebly decided to move its North American operation center and 250 employees to the Galleria in 2014.

The start-up firm followed other tech firms, drawn by both the Valley’s affordable office space and housing.

In 2009, Silicon Valley’s Yelp inked a deal to lease 25,000 square feet at the Galleria and recently expanded to 100,000 square feet. New York-based software firm CA Technologies opened a 15,000-square-foot office there in 2011.

Zenefits, a San Francisco-based online human-resources firm, also leased space at the Galleria for a large operation in 2014, but downsized earlier this year. “Downtown Scottsdale has become a hotbed for companies looking to attract

CC&Rs can’t regulate streets owned by a municipality Question: The CC&Rs for our community prohibit overnight parking on the street. An attorney in our community recently claimed that our streets are governed by the City of Phoenix, and therefore these CC&Rs are not enforceable.

Excerpts from Koones’ interview with The Associated Press: AP: How did this book come about?

Koones: I’ve been writing about prefab construction for a long time. If you’re going to write about energy-efficient, sustainable homes, it really has to be prefab.

The technology has come so incredibly far in recent years. And the more I traveled and looked around, the more I saw that there was a trend toward living smaller, and focusing on travel and other things instead of pouring all your time and resources into your home. Today, almost anything that can be built on-site can be built prefab.

AP: The homes featured in your book look very expensive. How economical are small, prefab homes?

Koones: Prefab houses can cost from 5 percent to 15 percent less than an on-site built house. And we know that building prefab saves time and energy both in the construction process and also in terms of maintenance. You wouldn’t want someone to dump a bunch of car parts in your driveway and build a car there, so why would you want a home built that way? It’s so wasteful.

AP: What design elements do these homes use to help them feel comfortable and roomy despite their diminutive size?

Koones: High ceilings, limited hallways and rooms used for multiple purposes are elements shared by many of the homes featured in this book. The emphasis is on living well as opposed to living big.

AP: Could you talk a little about the new

Koones: I am wowed by the houses created by students for the Solar Decathlon, sponsored by the U.S. Department of Energy every two years. These are really the architects, builders and manufacturers of the future. Three of the amazing homes in the book feature important Solar Decathlon innovations. The SU+RE House, built by a team at Stevens Institute of Technology, is designed to withstand the next hurricane on the New Jersey shore, and because it uses marine technology instead of stilts, it’s easier to access for a wider range of people. And the DesertSol House, built by students at the University of Nevada, Las Vegas, finds creative ways to save water and use it for cooling.

South-central Scottsdale location coveted Central Scottsdale is a big draw for employers and employees because of its many restaurants, hotels, shopping and central location for freeways.

Several new apartments and condominium projects are underway in the area, also known as Old Town Scottsdale, that also draws many Millennials.

The area has one of the tightest markets for office space in the Valley, according to commercial real-estate brokerage CBRE. It puts the vacancy rate for southcentral Scottsdale at 8.3 percent.

The overall office vacancy rate for metro Phoenix is about 18 percent.

“Office tenants want to be in downtown Scottsdale,” said CBRE’s Bryan Taute, who, along with Krystal Dill, markets the Galleria.

And for those who want to move into the Galleria, it looks like it will soon have some openings.

The culinary school Le Cordon Bleu recently shut down its U.S. sites, including the one in Scottsdale. The cooking school, a longtime tenant in the Galleria, will be leaving 50,000 square feet of space open.

Also, medical-supply firm McKesson will soon be moving out to a bigger site in the Valley.

The Galleria’s owners are anticipating even more demand from tenants and have a new office building next to it underway.

The mantra “Build it and they will come” didn’t work for the Galleria’s original developers. But it might this time around.

The Galleria Corporate Center in Old Town Scottsdale is going through a renaissance.
