The deed says joint tenants with right of survivorship. In other words, if one of them dies the survivor was to get the home. They have shared the costs of the mortgage and the maintenance of the home. Her
boyfriend has been very sick with diabetes this last year. Without telling my daughter, the boyfriend signed a deed to the home to his 22-year-old daughter. Who owns the home now? What happens if the boyfriend dies? Answer: When the boyfriend deeded the home to his adult daughter, the joint tenancy with right of survivorship with your daughter was terminated.

Your daughter and her boyfriend’s daughter now own the home as 50-50 tenants in common. Your daughter’s boyfriend no longer has any interest in the home, and his death would have no effect on the ownership of the home. anything in my apartment. A faucet is broken and the hot water heater doesn’t even work. I am not going to pay my rent until the landlord takes care of these problems. Is that okay? Answer: No. Pay the rent. Serve a written 5-Day Notice to the landlord explaining exactly what the problems are. The landlord will then have 5 days to actually fix the problems, if the problems are related to health or safety. If the landlord does not fix the problems within 5 days, then you may terminate the lease agreement, vacate the property and seek damages from the landlord or deliver (1) a 10-Day Notice outlining repairs needed, (2) provide a lien waiver for the landlord, and (3) hire a licensed contractor to do the work and then you can deduct from rent the actual reasonable cost of the work up to one-half months rent. You may also recover damages for the breech by the landlord. Remember, that this remedy is only available if the repairs that are needed are not the result of the tenants deliberate and negligent actions or omissions. Therefore, you have some hoops to jump through, but if you follow the steps properly pursuant to A.R.S. 33-1324, 1361, 1363 and 1364, you have statutory rights.

Home valuations versus prices No one except real estate agents or appraisers you may invite into your home know about all of the renovations or additions you have done. Our Street Scout valuation is based on the most accurate real estate data, government records on the size of a house and analysis of key factors. If your home’s square footage is wrong with the Maricopa County Assessor, it can skew your valuations. Unfortunately, we can’t fix that, but you can. But if a house sold for less than half of its worth due to a foreclosure or sale among family members, your Street Scout valuation won’t dive with that bad
comparable sale. And for a second opinion on your valuation, we also give you a range of recent comparable sales in your neighborhood. I am, of course, biased but can still vouch for the accuracy of Street Scout’s valuations. Last September I refinanced, and my home’s appraisal came in within a few thousand dollars of Street Scout’s valuation. My home’s value was much higher on two other websites, one by about $50,000. If I relied on those, I would have been disappointed. What also isn’t disappointing these days is the direction most metro Phoenix home valuations are heading — up.
