n addition to planting xeriscape trees as soon as you take the keys to your new home, consider installing shade/ solar/sun screens (they go by various names‌) on your sunlit windows. Quality products can block 80 to 95 percent of the sun’s rays, according to Chad Hoppe, owner of Valley-based Arizona Screen Techs, a ‘Rosie on the House’-certified partner. Dual- or triplepane windows intensify the protection.
Screens and roll shades, which vary in construction materials, are available for door openings, windows, patios and cabanas. Phoenix Tent and Awning prefers a durable synthetic fabric made from PVC-coated polyester. Vertical roll shades provide an advantage over fixed shade screens, Miller said: “Shade when you need it and an open, unobstructed view when not in use.� Roll shades provide comfort by reducing temperature and glare and ultraviolet B (UVB) rays. A custom product, they can be operated by rope and pulley, hand-crank or motorized through remote control and connected to a wholehouse electronics system.
Screens and roll shades Made of vinyl-coated polyester, shade screens are distinct from insect screens and are used year-round or seasonally on the exterior of your windows and doors. “They won’t darken your home — they reduce glare and provide daytime privacy,� Hoppe said. Also consider exterior vertical roll shades which can block up to 95 percent of the sun’s rays, said Simon Miller, sales manager for Phoenix Tent and Awning Company. Founded in 1910, the Phoenixbased company is the state’s oldest active licensed contractor, he said.

Less heat = lower energy bills “The more heat you allow into your home, the more it will cost to cool your home. Windows allow a significant amount of heat into the home, so shade screens help limit that heat gain,â€? said Anna Haberlein, a spokeswoman for Arizona Public Service (APS), the state’s largest electricity utility. Indeed, about half the heat that enters your home comes through unprotected windows, said Kathleen MascareĂąas, media relations specialist for Salt River Project (SRP), the largest supplier of power and water in the Phoenix metropolitan area.
“Shade screens can reduce the heat gain by 50 percent and they also can lower your cooling costs by up to 25 percent while protecting items in your home like the carpets, fabric, window-treatments and furniture from fading,â€? she said. For the best balance of heat reduction, visibility and ventilation, SRP recommends professional installation of shade screens rated to block 80 percent of the sun’s rays from reaching the window. Install them on your east-, west- and south-facing windows. “They will make your home more comfortable and save you money on your energy bill,â€? MascareĂąas said.

What does it mean for a home to be Energy Star-certified and how does it benefit homebuyers and builders?
A
A new home that meets the Energy Star for Homes requirement is a high-performance home that has met many quality design and construction specifications. The benefits to the homebuyer include third-party verification on design and construction elements as well as qualified designers and installers for the home’s thermal envelope, energy features and mechanical systems. This also leads to reduced and dependable utility bills, increased comfort, better indoor air quality and more durable and sustainable construction practices. We grade a home’s efficiency by
using a HERS (Home Energy Ratings Systems) score. The typical existing home scores between 150 and 130 on the scale, while the Arizona average for a new home built last year was a 64. This means that, on average, a new high-performance home is 66 to 86 percent more efficient than an existing home. This translates into better performance, reduced maintenance and lower utility bills. Energy Star homes are designed using a systems-thinking approach (which focuses on the way a system’s constituent parts interrelate and how systems work within the context of larger systems). Through this, builders can make cost-effective choices that can lower construction costs and improve their construction process, all of which create a great home. —Debra Gelbart

Depending on your perspective, choosing your interior paint colors can either be an enjoyable experience or an unnerving undertaking. A local color expert and a homebuilder’s representative offer these suggestions for making the perfect palette picks:

Instead, rely on personal preference, advised Deborah Hattoy, founder and principal of Creative Color Consultants in Scottsdale. “There is usually a color we go back to time and time again that we’re comfortable with and enjoy surrounding ourselves with,� Hattoy said. “One of the biggest mistakes new-home buyers can make is choosing a ‘trend’ color that they don’t really like, using it only because it’s popular and available.� A couple of years down the road, she said, the homeowner grows tired of the trend color and their home becomes dated because the retail industry moves on to a new color of the year. “Choose with your heart, not what’s popular,� she said.

Flat paint is a non-reflective finish that should be used in areas where there is less activity, Snoddy said. “It’s generally not a washable finish.� Flat paint will be deep and rich and is suitable for the master bedroom, a theater room and ceilings, Hattoy said. An eggshell finish “is extremely washable, so it’s the perfect paint for kids’ rooms, the playroom, the dining area, kitchen and laundry room,� Hattoy said. The bottom line “Each paint manufacturer has different sheens for all of the available finishes,� Hattoy said. Because there isn’t an industry standard for paint finishes, she said, it’s advisable to get samples and paint a small area of a wall, if possible, to see what the paints look like before you commit to painting an entire house with a specific color and a specific sheen.

What is an escrow account and why is it important?
A
Part of a borrower’s obligation to a lender is to pay property taxes on time and to maintain a current insurance policy. Because of this obligation and the lender’s need to protect its interest, an escrow or impound account is used to collect and hold funds to pay property taxes, homeowner’s insurance and other possible charges when due. The amounts collected are in addition to

the amount owed for principal and/or interest to the lender. It is important to a lender so that the lender can protect their collateral. For instance, if there were damage to the home and the insurance premium had not been paid, the lender could not recover the loss. They need to make sure taxes and insurance are paid. For borrowers, it can be a convenient way to pay taxes and insurance and they can avoid large lump-sum payments when taxes and insurance come due. — Debra Gelbart
