Downtown Phoenix’s long-awaiting housing boom is finally here.

More than 20 apartment and condominium developments are going up across the city's core.

The urban projects range from penthouse condos at Portland on the Park next to Margaret T. Hance Park to 500square-foot micro apartments near Roosevelt Row. The old Quality Inn next to the Phoenix Art has been torn down to make way for the Broadstone Arts District apartments. Construction started earlier this week on an upscale apartment complex called The Muse on Phoenix’s most prominent vacant lot — the northwest corner of McDowell Road and Central.

And there’s the affordable condo project called en Hance Park south of Burton Barr Library.

All the developments underway will mean more than 2,000 new housing units for downtown Phoenix. That’s more residential development than has ever been under construction in the central city.

Of course, in the Valley we always must do a gut check when there’s housing boom because too often a bust has followed.

David Krietor, CEO of Downtown Phoenix Inc., told me this much new housing and likely more is needed for downtown.

The longtime central Phoenix growth expert said there’s pent-up demand to live in the area, and everyone from college students to baby boomers want to rent or buy downtown now.

People are also willing to pay more to live downtown. The average rent in the area has jumped almost 50 percent during the past five years to $1,357, according to Phoenix-based ABI Multifamily.

Arizona State University’s expanding downtown campus is drawing more residents to the central city. The area’s growing list of restaurants, bars, cultural and entertainment hotspots are drawing others.

Then of course, there’s light rail bringing more people to downtown.

The 14th and top floor of Portland on the Park was topped off Tuesday. And it was announced one-third, or 54, of the condos, have already been sold. At an event to celebrate the project that drew Phoenix Mayor Greg Stanton, one of the

When she and her husband, Dave, decided to build a home in Sunbury, Ohio, a proper pantry was a priority. “I brought it up to the builder,� said Teresa Keller, who moved into the house in October. “I told them I’ve got to have this.�

The Kellers’ new “super pantry� is a walk-in, with plenty of quality shelving to store drinks, trash bags and other household goods bought in bulk. One shelf is dedicated to snacks for the grandchildren.

A small door connects it to the garage, so groceries can be unloaded easily. “At a certain price point, it’s what people are expecting — more storage,� said Ed Snodgrass, vice president of P&D Builders in Delaware, Ohio, which built the Kellers’ house.

Qu es t i o n : My granddaughter and her family live in a home that I own in Cottonwood. I have been paying the mortgage payments, property taxes, repairs, and other costs of the home for the past two years because my granddaughter has been sick and unable to work. These costs of the home are approximately $30,000 per year. Can I deduct these costs from my income taxes? If I give the Cottonwood home to my granddaughter, will my granddaughter have to pay gift taxes?

An s w er : You are not using the Cottonwood home as a rental property but are simply being a wonderful grandmother by letting your granddaughter and her family live rent-free in the Cottonwood home. Therefore, you cannot deduct as a business expense the costs of the home on your income-tax return.

If you give the home to your granddaughter, your granddaughter will not be obligated to pay any gift taxes because the person receiving the gift is never obligated to pay gift taxes.

As the donor, however, you will be liable for any gift taxes. Gift taxes are not owed by the donor at the time of the gift but are owed at the time of the donor’s death. If the donor’s estate has a tax liability at the time of death in excess of the federal estate tax exemption, estate taxes will be owed. For example, if you gave the Cottonwood home to your granddaughter this year and you died this year, your estate should have tax liability for your gift of the Cottonwood home only if the value of your total estate, including the gift of the Cottonwood home, exceeded $5,430,000, which is the 2015 estate tax exemption for the estate of a single person such as you.

The 2015 estate-tax exemption for a married couple is $10,860,000. Due to these estate-tax exemptions, according to Wikipedia, only 0.2 percent (1 out of 500) of estates pays any estate taxes.

Many new homeowners are asking for larger pantries, said Kermit Baker, chief economist for the American Institute of Architects in Washington, D.C. In a recent survey by the group, 43 percent of residential architects reported that customers placed an increased emphasis on pantry space.

Besides storing food, some of the newer, bigger pantries offer storage for china and serving pieces that are used just a few times a year. Some include spaces for toasting bread, brewing coffee and chilling wine. Others have spots for laptops, or sinks for prepping food and washing pets.

Open floor plans, building costs and big-box stores, where people buy cases of water and months’ worth of paper towels, are driving the trend, industry experts said.

“The ‘super’ pantry is a backlash to the open floor plan,” said Amy Beth Cupp Dragoo, an interior designer who works in New York City and Litchfield County, Connecticut. “People have been living in the open concept house long enough now to know that if the kitchen is messy, the whole place feels messy.”

Pantries allow them to stow kitchen items out of sight.

Homeowners no longer feel the need to leave their high-end mixers and coffeemakers on the counter, added Bob Vila, the longtime home-improvement TV show host who now dispenses advice at www.bobvila.com.

Now the emphasis is on decluttering.

Builder Michael Menghini gets more and more requests for electrical outlets in pantries. “People want to leave their appliances out; they just don’t want to leave them on their counters,” said Menghini, president of Covenant Custom Homes in Overland Park, Kansas.

Storing appliances, large pots and serving pieces in a walk-in pantry also saves money, Vila said. It’s cheaper to install open shelving in a pantry than to build more kitchen cabinets, which

require countertops and hardware.

“I have been a booster of the concept of pantries for as long as I can remember,” he said. “It minimizes the amount of money spent on kitchen cabinets.”

In older homes, finding space for pantries can be difficult. Many layouts will not accommodate them.

One idea is to create space by installing kitchen cabinets that stretch all the way to the ceiling, Vila said. Even if they are hard to reach, they can hold things you don’t use regularly. Another option: Add cupboards in the garage for appliances and non-food items.

“In the next 24 months, this area (downtown Phoenix) will double in size,” said Timothy Sprague of Habitat Metro. “It will become the densest area in the Valley.”

He cited 2014 Census data that showed 5,913 people living in downtown Phoenix. That means about 12,000 will call the area home in two years.

If he’s right,central Phoenix’s housing boom isn’t likely to go bust.

But the area needs more than just new homes for that many new residents. How about a downtown Phoenix grocery store for starters?

In fact, that was Krietor's Christmas wish, which he recently posted on Facebook with photo of himself standing with Santa at downtown's CityScape.

"I asked for a downtown grocery store," he wrote.

The post has 162 likes so far.
