Luxury buyers feel pinch as sales slip Buyers with the deepest pockets aren’t spending as much on metro Phoenix houses. Home sales in the Valley for $2 million and more dropped 33 percent in September and continue to wane through November. It’s not because there are fewer luxury mansions to buy. Arizona’s priciest house for sale, a 30,000-square-foot estate on 17 acres in north Scottsdale exclusive Silverleaf community, is still on the market for $32 million. It was listed in early 2014. And Hall of Famer baseball pitcher Randy Johnson’s $25 million Paradise Valley mansion with 25,000 square feet of space and 12 bathrooms is still available. More than a dozen other Valley homes priced at $2 million or above were recently listed for sale. At least eight houses are priced above $6 million. Most are in Scottsdale or Paradise Valley. Housing analyst Mike Orr of Arizona State University thinks many potential luxury homebuyers are feeling less wealthy. “The decline we’re seeing at the top end of the market correlates with the economic uncertainty and shaken investor confidence we saw reflected in the stock market in the end of August and September,� said Orr, director of the Center for Real Estate Theory and Practice at the W.P. Carey School of Business. In Phoenix, high-end homebuyers tend to stay away during the hottest months. “Luxury sales were outstanding the first six months of the year, but really tapered off during the summer and have continued that trend during the fall and winter so far,� real estate agent Robert Joffe of Berkshire Hathaway HomeServices told me. He has the listing for Johnson’s home and several others in the Valley on the market for more than $1 million. But he said prime buying season for million-dollar houses in the Valley is just starting. The region’s great weather and many events in December and January draw the heavy hitters.
