Luxury buyers feel pinch as sales slip Buyers with the deepest pockets aren’t spending as much on metro Phoenix houses.

Home sales in the Valley for $2 million and more dropped 33 percent in September and continue to wane through November.

It’s not because there are fewer luxury mansions to buy.

Arizona’s priciest house for sale, a 30,000-square-foot estate on 17 acres in north Scottsdale exclusive Silverleaf community, is still on the market for $32 million. It was listed in early 2014.

And Hall of Famer baseball pitcher Randy Johnson’s $25 million Paradise Valley mansion with 25,000 square feet of space and 12 bathrooms is still available.

More than a dozen other Valley homes priced at $2 million or above were recently listed for sale. At least eight houses are priced above $6 million. Most are in Scottsdale or Paradise Valley.

Housing analyst Mike Orr of Arizona State University thinks many potential luxury homebuyers are feeling less wealthy. “The decline we’re seeing at the top end of the market correlates with the economic uncertainty and shaken investor confidence we saw reflected in the stock market in the end of August and September,� said Orr, director of the Center for Real Estate Theory and Practice at the W.P. Carey School of Business.

In Phoenix, high-end homebuyers tend to stay away during the hottest months. “Luxury sales were outstanding the first six months of the year, but really tapered off during the summer and have continued that trend during the fall and winter so far,� real estate agent Robert Joffe of Berkshire Hathaway HomeServices told me. He has the listing for Johnson’s home and several others in the Valley on the market for more than $1 million.

But he said prime buying season for million-dollar houses in the Valley is just starting.

Qu es t i o n : In 2005, my sister deeded her home in Glendale to me and my wife. My sister recently died, and we want to sell this home.

We thought that the title to this home was free and clear because the mortgage was paid off years ago. The title commitment, however, shows that in 1994 my sister recorded a lien on her home in favor of a bonding company to keep her son out of jail on a drug charge. The bonding company is no longer in business. How can we clear the title to the home?

An s w er : You may be able to find a title company that will "insure over" this lien with the bonding company. In other words, the title company will give a buyer of the home a "clean" title report without the lien of the bonding company. The reasoning of the title company would be that the "reward" of the escrow fees and title insurance fees outweighs the minimal "risk" of the defunct bonding company enforcing this 1994 lien. If a title company will not "insure over" this lien of the bonding company, you will have to file a quiet title lawsuit naming the bonding company as a defendant. The bonding company can be served, and assuming that the bonding company is defunct and does not answer the lawsuit, you should receive a default judgment extinguishing the lien of the bonding company on the Glendale home.

“That’s not something you can say about the whole tan-and-beige wave that we had for a really long time.”

It also works surprisingly well in rooms where you might not expect it: Betsy Burnham, founder of Burnham Design in Los Angeles, uses dark gray kitchen cabinetry painted with a slightly shimmery satin finish. She also warms up shades of gray by pairing them with colors like mustard, olive or soft pinks. These are “combinations you may not immediately think of,” she says, but they’re surprisingly effective.

As you choose a gray hue, consider the room’s natural light. If you’re worried that a gray room will look dim, choose items that reflect light. Look for a woven silk rug, wallpaper with a subtle sheen, upholstery with a slight shimmer, and even a tabletop of pale gray or gray and white marble that reflects light.

T h e b e s t b a s e la y e r Rather than adding gray to a room as an accent color, Ranize suggests using it as the room’s base color. She recommends using paint or wallpaper to create soft gray walls, then layering more shades of gray into the room in the floor-covering and furniture. As a finishing touch, add a few pops of other colors as you wish.

With this technique, she says, “you get this dynamic space without trying to be flamboyant.”

If you’re building, talk with your builder about using gray as the base color throughout the property. “Builders and real estate agents are big on using beiges, creams and taupes,” Flynn says, but “interior designers take the more personable route with gray, which has more personality.”

Million-dollar homes in the Valley are a bargain compared to other parts of the country and world.

“Phoenix is still an affordable area for high-end homes,” Philip White Jr., CEO of Sotheby's International Realty recently told me. He was in Phoenix for an event with its affiliate brokerage Russ Lyon.

He said the Valley’s mansions are great deals compared to similar houses in New York, Florida and California.

As an example, Arizona Cardinals quarterback Carson Palmer has his Del Mar, Calif., home listed for $25 million.

For the same price, he could swap his 8,000-square-foot Southern California home for Randy Johnson’s 30,000-squarefoot Paradise Valley estate.
