‘Those Callaways,’ Salvation Army join forces to raise funds for addiction-treatment program

Phoenix real-estate agents JoAnn and Joseph Callawaywere touring the Salvation Army’s Adult Rehabilitation center when they met a man who changed their lives.

It was about three years ago, and the couple had been invited to visit the Phoenix facility that offers a free drug- and addiction-treatment program funded solely by its thrift store sales.

“We met this man, who told us his incredible story,” JoAnn Callaway told me. “He had lost his job, family and almost his life because of addiction, and told us the Salvation Army’s rehabilitation program had saved his life.”

When they were driving away shaken by the man’s story, JoAnn asked Joseph what they could do to help more people like him.

“We can fill trucks,” Joseph told her, meaning the big trucks that pick up donated clothing and household goods that are then sold at the Salvation Army thrift stores.

Home sales hit strongest pace since ’07 JOSH BOAK ASSOCIATED PRESS

WASHINGTON - Americans bought homes in October at the fastest pace in nearly a decade, helped by low mortgage rates that have since started to climb since the presidential election of Donald Trump.

The National Association of Realtors said Tuesday existing home sales rose 2 percent to a seasonally adjusted annual rate of 5.6 million. Sales reached their strongest pace since February 2007, a sign that the market is still healing from the collapsing prices and foreclosures that ignited the 2008 financial crisis.

A stable job market and historically cheap borrowing costs have spurred demand from homebuyers this year. But sales growth has been tempered some-

what by accelerating prices and a shortage of properties on the market. Sales gains could slow in the coming months as rising mortgage rates make home loans more expensive.

“Clearly, the market continues to underestimate just how much demand for homes is out there, even in the face of tight inventory and rising existing home prices that are now the highest on record,” said Svenja Gudell, chief economist at the real estate firm Zillow.

Falling mortgage rates helped boost sales for much of the year, but rates surged after this month’s presidential election. The increase means that yearly debt payments for a median-priced home would increase by more than $500 on average for people attempting to buy homes in November and December.

Investors expect the federal budget

deficit to rise in a Trump administration, causing the yield on 10-year U.S. Treasury notes to reach roughly 2.3 percent.

The rising interest rates trickled into the housing market. The average 30-year, fixed-rate mortgage climbed to nearly 4 percent from less than 3.5 percent at the end of October. Few housing experts say that higher rates at this stage will fully disrupt sales, although it might cause some homeowners to stay in place rather than upgrade to new homes and costlier mortgages.

The impact of higher rates could be offset if wages accelerate strongly during a Trump administration, giving Americans higher incomes.

Still, the supply crunch of the past year shows little sign of reversing itself.

Like many recent college graduates, Ryan Mitchell was quickly overwhelmed by crushing student loan debt and the fact that half of his income was going straight to rent and utilities.

Owning his own home? That seemed like a pipe dream.

That is, until he discovered big financial freedom in the form of a tiny house.

For just $30,000, Mitchell’s microscopic home on wheels provides him with just enough space to enjoy a simple lifestyle — and save big on monthly living costs. To get his project started, his parents lent him the initial $10,000 for a blank trailer and some windows — and, yes, they charged him interest.

Over the next 18 months, he worked, saved up and paid cash for the materials, and built his tiny house in stages. In the summer of 2014, he finally moved into his 150-square-foot custom tiny home in Charlotte, North Carolina.

Since then, not only has he repaid his parents in full, he also saved up some serious cash — $3,000 per month — and shrank his monthly utility bill to just $15.

“Living in this tiny house lets me travel the world, gives me time to write a book and leave my full-time corporate job,” says Mitchell, who started TheTinyLife.com blog to document his journey and show others how to build their own tiny house.

Tiny homes, which typically are smaller than 500 square feet, can cost as little as $10,000 to build yourself or up to $100,000 through a professional builder, depending on size, amenities and features. No matter the house size, homebuyers still need to ask themselves: How much house can I afford?

You won’t find a traditional home loan for a tiny home because most mortgage lenders have minimum loan amounts and offer loans for homes on permanent foundations only, whereas a lot of tiny homes are built on trailers with wheels. However, you can finance directly through a builder or take out a personal loan or RV loan, says Todd Nelson, business development officer with LightStream.

The couple were already fans of the Salvation Army and had been recruiting people from the real-estate industry to ring bells for the non-profit during the holidays.

After that tour, the couple known affectionately as “Those Callaways,” invited many of their real-estate friends to their Scottsdale office.

Real Estate for Rehabilitation was launched in 2014.

“We work with people every day who are moving and want to donate stuff they don’t need anymore,” JoAnn said. “It’s a perfect fit for the real-estate industry.”

Real-estate and title agents easily recruited by the Callaways promote the program with homebuyers and -sellers, who can call and ask for a free pick-up of the items they donate when they move.

And donations are tax deductible.

“The Callaways jumped in with both feet with this incredible idea to enlist the real-estate industry to help people fighting addictions,” said Billy Jensen, CEO of Fidelity National Home Warranty Co., which has been participating in Real Estate for Rehabilitation since its start.

Anyone involved with selling homes in Arizona who knows the Callaways would do a lot to help any cause they back. That’s why I am happy to write this column.

percent, which funded a doubling of the addiction program as well as a new women’s program in the Valley.

Earlier this year, the Callaways, who were asked to join the national board of the “Army” as they call it, helped launch the program nationally.

Now, hundreds of real-estate brokerages and escrow and mortgage offices are helping fill Salvation Army trucks.

If you sit down to sign papers to buy or sell a house in any of these offices, you’ll see a miniature Salvation Army truck next to a stack of cards with the number to call for a donation pickup.

That number is 800-728-7825, by the way.

“Your Realtor wants the shirt off your back!” is the marketing slogan for the campaign. “No not, the shirt on your back.

We are talking about that shirt, that blouse, those jeans that no longer fit, and all those shoes you no longer wear but still devote precious closet space to.”

Michelle Schwartz, senior vice president of Old Republic Title Co., said she’s been inspired by the Callaways work with the Salvation Army.

“They are so great and care so much about people and the community,” she said. “When they ask if you have time to talk about Real Estate for Rehabilitation, you just want to make time to help as soon as you can.”

Thousands of metro Phoenix real-estate agents also will man red Salvation Army kettles in December because of a program the Callaways started in 2013.

The Callaways’ 2012 New York Times best-selling book, “Clients First: The Two Word Miracle,” drew the attention of Valley Salvation Army leaders. When the couple met with leaders from the nonprofit, they found out the Army wasn’t drawing enough volunteers midweek to ring its bells. That meant they had to hire bell ringers and lost money.

That’s when the Callaways first enlisted their friends in the real-estate industry for the Salvation Army, and Real Estate Wednesdays was launched. During the next month, if you go to the mall or the grocery store during the middle of the week, you could run into someone ringing a bell who helped you buy or sell a house.

The real-estate bell-ringing program has also been expanded nationally, too.

“The Callaways are simply amazing,” Erik Hoogstad, administrator of the Salvation Army’s Phoenix Adult Rehabilitation Center, told me. “They realized what a perfect fit the real-estate industry is for our donation program.”

The Salvation Army’s Rehabilitation program lasts six months to a year and provides people fighting drug and alcohol addiction with housing, meals, clothing and counseling “Every truck we can fill saves a life,” JoAnn told me.

And every full kettle goes toward paying for programs to feed the homeless and help many others in need. So if you have a few extra bucks and pass a bell ringer or decide to clean out your closet, please be inspired by the Callaways.

into an older apartment complex. I love the apartment but now I am unhappy. The person downstairs smokes constantly and the smoke comes into my apartment. I dislike cigarette smoke and sometimes it makes me feel sick. I have complained to the management ever since I moved in but was only told, “We feel sorry for your inconvenience”. Do I have any legal rights here, i.e. to ask for another unit in the complex or to break the lease or ask for the compensation in moving costs?

Answer: While the tenant has personal concerns about another resident’s smoking habits, there are no remedies under the Arizona Residential Landlord and Tenant Act that allow termination of the lease. The downstairs neighbor has the right to smoke in and around his apartment as long as the community is not fully smoke-free (which would require lease modifications and community policies). Without anything like that in place, Management can’t curtail that right. The only option the tenant has is to request a transfer, but it will be at his/her expense.

Apartment companies explore options for delivery of packages Years ago, I remember my grandmother getting up early to shop the Black Friday sales. She would head downtown, bundled-up to wait for special sales on gifts large and small. The frenzy today continues with “door-buster” items and some stores opening early for shoppers to get a jump start on their holiday buying.

Apartment communities are now modifying their office and mail storage areas to accommodate the shift toward online shopping. It’s creating space and

staffing challenges for many communities, and often, residents don’t receive their packages until they have time to head to the office for pick up.

Shipping options: Electronic lockers: Some apartment management companies offer Amazon Lockers or other electronic parcel lockers for resident to use. These lockers send the buyer a text message that their package is ready for pick and the lockers can be opened any time, day or night.

More electronic lockers will likely open at convenient locations like pharmacies and stores.

Ship to the office: Shipping to your workplace may be safer for you, if your company allows that. This may allow you to get the packages faster and be able to keep track of them more easily.

Notify your apartment office: If you are planning to make a lot of purchases and ship them to your apartment, you can let the office know to expect a larger number of packages. They may need to make space and may ask for you to pick up the shipments during a certain timeframe to ensure they have the capacity for all of your neighbors’ packages too.

Add shipping directions: Some com-

panies allow you to add shipping instructions when you order. If your community prefers for you to add information about a concierge desk or drop off point, add this info into your order to make deliveries easier.

Shopping online can save us time and money. Living in an apartment community offers an additional safe keeping for your packages that you ship there so be sure to be respectful and grateful for added work the team does to receive your deliveries.
