NEW APARTMENTS OPEN FOR ADULTS WITH AUTISM Another new apartment complex recently opened up in central Phoenix. But this project, called First PlacePhoenix, is unlike any other rental development.

The 81,000-square-foot, $15.4 million project was designed to support adults with autism in living more independently.

It combines 55 apartments, a residential training program and a leadership institute for medical professionals and researchers.

Residents ranging from their early 20s to mid 40s began moving into the four-story property at Third Street and Catalina Drive in July.

“It’s the best place,” resident Lauren Harper said. “I love waking up in my new apartment, going downstairs to get my coffee and heading out to work.”

More than half a million minors with autism in this country will become adults over the next decade.

“We traveled everywhere looking for a model, but we were looking for something that didn’t exist,” Resnik, First Place AZ founder and CEO, said. “We realized it wouldn’t exist until we created it.”

First Place includes special security features, a 24/7 staff, sound barriers blocking out street sounds, nontoxic materials and special lighting to mitigate sensory issues.

The stylish, modern apartments also include convenient “grab and go” stations where residents can charge their phones and store keys in an easy-to-remember spot.

Shannon Downs, an executive with Iota, and Gary Shaw Jr., president of Arcadia Management group, bought a 7,000square-foot house in Phoenix’s Arcadia neighborhood. The house with six bedrooms and nine bathrooms is on a culde-sac and has a large second-floor loft, 29-foot ceiling, large glass disappearing door that opens to a resortlike yard with pool and four water features. The house also comes with a large, climate-controlled wine room and two laundry rooms. Lance and Michelle Rankin were the sellers.

Near Camelback Road and 73rd Street, there are a number of hotels for visitors as they enjoy Scottsdale.

But there’s also a homier option: A mid-century modern house built in 1958.

The house is being used as an Airbnb rental and has received overwhelmingly positive reviews.

It was designed in the mid-century style and was recently remodeled with a “soft contemporary” feel, according to the owners. The 1,898-square-foot house now has a 338-square-foot addition and five bedrooms and three bathrooms. It originally was a three-bedroom, two-bathroom residence.

The original architect is unknown, but architecture buffs will notice on the roofline and in other details that there’s an influence by esteemed local architect Ralph Haver.

Haver homes are usually less than 1,400 square feet. Characteristics include low-sloped rooflines, brick or block construction, horizontal strips of windows higher than eye level, floor-toceiling walls of glass, brick patios and mantle-free fireplaces that take up much of a wall.

The house is owned by a British investor who lives in Singapore and is managed by Karl Freund, a Realtor with Kenneth James Realty. Freund said, “exceptional effort” was spent on the interior details, including craftsman oak floors, granite counter tops, dual master bedrooms, smooth wall texture, a reclaimed wood wall in the kitchen, a farmhouse style sink and high-end cab-

Freund said he personally connects with the property.

“The location is a 10 out of 10 and the house has a lot of personality,” he said.

“It’s a great house for entertaining. It’s bigger than most in the area and has more bedrooms and bathrooms. I like how much there is to do and see right around the corner.”

Freund particularly likes that the house is near a biking trail and businesses such as restaurants and bars.

The backyard has views of Camelback Mountain and features a large covered patio with built-in grill and TV; a natural-gas fire pit; and a six-person hot tub. As for the large front patio, it has a

waterfall and lounge area.

The journey to being a successful vacation rental had some pitfalls.

Soon after the investor purchased the property, it flooded. A water-supply line in the toilet snapped and the floors were covered in a couple inches of water.

“A 10-cent piece ended up costing us about $30,000,” Freund said. “But, it was a great opportunity to redo the home and to refresh it.”

Freund likes that the house maintains its mid-century roots, but with a refreshing contemporary charm.

It might not be a Haver home, but it’s a piece of Scottsdale history nonetheless.

Question: We signed the standard Arizona purchase contract to sell our Scottsdale home to an investor for $450,000 cash ($50,000 earnest money and $400,000 at close of escrow). We immediately had second thoughts because our children were born and raised in this home. When we called the escrow company on the close of escrow date, the escrow company said that the investor had not yet deposited the closing funds of $400,000. We were thrilled because we thought that the sale of our home would be canceled. We even canceled our movers. The next day, however, our real estate agent said that under the purchase contract the investor had three more days to deposit the closing funds of $400,000 with the escrow company. Sure enough, on the third day the investor deposited the $400,000 and closed the escrow, without even paying any penalty fees.

Is that correct?

Answer: The standard purchase contract used in more than 90 percent of homes sold in Arizona is the Arizona Association of Realtors Residential Resale Purchase Contract (“AAR Contract”). Under the AAR Contract if there is any failure to perform a contract obligation by either the buyer or seller, a three-day notice to perform is required before cancellation of the AAR Contract. This three-day cancellation notice is primarily for the benefit of the buyer who has to do inspections, get financing, and get closing funds.

Average long-term mortgage rates increase to seven-year high ASSOCIATED PRESS

WASHINGTON – Long-term U.S. mortgage rates are up for the fifth straight week, with the key 30-year rate reaching its highest level in more than seven years.

Costs for would-be homebuyers continue to climb. Mortgage buyer Freddie Mac said Thursday that the average rate

on 30-year, fixed-rate mortgages jumped to 4.72 percent from 4.65 percent last week. The average benchmark rate has risen from 3.83 percent a year ago.

The average rate on 15-year, fixedrate loans increased to 4.16 percent this week from 4.11 percent last week.

Apartment living is all about the community. The best way to be a part of the community is getting to know other people in your building. Whether you just moved in, or you have been living in your apartment home for years, now is the perfect time to get out and introduce yourself to some of the people who live in your community.

Sometimes the best way to get to know your neighbors is by doing the most obvious thing – starting a conversation by saying hello. If you see someone on a regular basis, you can always strike up a conversation with them and

ask them how they are doing.

Some apartment communities put on monthly community events. Keep an eye out for these events as they can be a great way to get to know your neighbors.

From game day parties to a holiday mixer, these events are specifically designed for residents to meet other residents.

Take advantage of your apartment amenities. Since these amenities are communal, you are bound to see some friendly faces when you’re there.

Whether you’re in the fitness center or out by the pool, these common areas make for a great place to meet your neighbors.

If you’ve just moved in, a great way to get to know people is by baking. Knocking on a neighbor’s door with baked goods usually does the trick. Plus, it

makes you more memorable. After all, everyone loves baked goods!

Another great way to meet new people is to start a club. Whether it is a book club, a cooking club or a dance club, finding people with similar interests in an apartment community is easy. Put up flyers and even talk with your community manager. They may know some people who are interested in joining a club and can help you make introductions.

Being a part of a community is a great feeling. It is never too late to go meet the people who live around you.
