$3,000,000 Paul Kruger, former defensive end for the Baltimore Ravens, and his wife, Jacqueline, paid cash for this 7,463-square-foot mansion in Scottsdale’s Canyon Heights community. The four-bedroom, 41⁄2-bathroom estate was recently remodeled with Venetian plaster, new wooden flooring, new lighting and custom chandeliers throughout. The home’s gourmet kitchen features vast amounts of granite counter space and a walk-in wine cellar with new wine racks from floor to ceiling. The 5,949-square-foot estate has four bedrooms with 51⁄2 bathrooms and is situated on the 10th hole of a golf course with expansive views of the surrounding mountains.

The disclosure, and a consent in writing, to this dual agency status needs to

be made to the seller and the buyer. In many Phoenix brokerage firms, 30 percent to 40 percent of the transactions are dual agency.

From mansions to condos I spent an hour clicking through most of the Valley’s biggest home sales this week. » The most expensive sale during the past week was a 12,500-square-foot Paradise Valley estate near Camelback Golf Club that sold for $4.65 million. It looks like the buyer got a good deal because the mansion is valued at $5.2 million on Street Scout. » In north Scottsdale, the most expensive house to sell recently was a 6,000square-foot house near the Estancia Golf Course for $3.3 million. The Scouting Report values the home at $3.6 million. » In Phoenix’s north central neighborhood, a 4,200-square-foot brick colonial home near Glendale and Central avenues recently sold for $1.2 million. The valuation on this one was a little lower than the sales price, but that could be due to renovations inside. » In downtown Phoenix, a penthouse on the 22nd story of a highrise, near 4th and Washington streets, sold for $625,000. It’s valued at $676,000 on Street Scout. » In Buckeye’s Verrado a new home sold for $757,000. No photos for this one

Question: Does an apartment complex have to provide a handicap spot for a person who has a handicap plate?

They only have 4 spots, but none are close to my apartment. They have over 200 parking spots.

Answer: Arizona Fair Housing laws do require a landlord to grant this type of request if a tenant with a disability can demonstrate that the need is based upon their disability and that the request is reasonable. Each case is fact specific but, generally speaking, the parties should meet and engage in the interactive process to determine how the apartment community can address the parking situation. One alternative is to assign a specific spot close to the resident’s apartment. This may be difficult if all of those spaces are already assigned. It’s important to remember that a landlord cannot refuse to assign a parking spot solely on the fact that no parking spots are assigned for any tenants. A meeting between the parties is clearly the best way to discuss options and alternatives, including allowing that tenant to terminate their lease early without penalty.

Apartment dwellers might be entitled to collect referral fee Many of us had invited friends to a gathering in their apartment home, and one guest asks about what it’s like to live there. If you have selected a community you love, you might be sharing that with friends and encouraging them to live nearby. What could be better than friends living right next door?

Thanks to some recent changes in the Arizona State Law (HB2039), current residents in a community may be able to

earn referral fees for lessees that they refer into a community. There are many important regulations around these referrals and the fees, but this can be a great way to earn rent credit and share your community. You need to check with your community to see if they offer these “finder fees” and how much the rent credit could be if a lease is signed.

Referral fees can only be awarded to residents in the form of rent credits. In the past, there had been a $200 cap for these finder fees, but a recent bill passed

by the Arizona State Legislature has removed this cap. Now there’s no limit the number of finder fees that a resident can earn.

Current residents may not negotiate the lease for or with their friends. They may not show units to a prospective lessee either. These prospects should be turned over to the professional staff on site to show available units, discuss lease rates and terms, or participating in the negotiation of the lease. These rules protect all parties.

It’s important that residents follow the regulations around these referrals.

They are intended to protect both the community and the lessee and most people have learned to stay out of financial negotiations of friends. Consider referring friends or colleagues into your community and connect them to the leasing staff. You just might have more friends in your community soon.
