t’s a strategy that crosses the mind of many borrowers when they take on a home loan: Make an extra mortgage payment or two every year and save tens of thousands of dollars in interest.

The move can shave off costs for a home loan and ensure it’s paid off faster. Even one additional payment a year can translate into big savings.

On a $250,000, 30-year mortgage with a fixed rate of 4 percent, making an extra payment every year would save the homeowner roughly $27,724 over the life of the loan. It would also cut the amount of time to pay back the loan by four years and one month.

Golf courses no longer scoring well with homebuyers Buying a home near a golf course used to be part of the American dream in metro Phoenix.

Developers built communities like Desert Mountain in north Scottsdale, Ocotillo in Chandler and the Sun Cities in the West Valley around golf courses.

And buyers lined up and paid premi-

ums to be near those links.

But golf courses aren’t the draw they were 20 years ago.

Golf ranked behind only elevators for the “most unwanted� amenities for a new home, according to the latest survey on what buyers want from the National Association of Home Builders.

As a result, now, instead of building courses, developers are trying to tear them down in the Valley.

Builders want to turn an Ahwatukee golf course that closed in 2013 into new houses, a school and a community farm.

The last two are much more popular amenities with homebuyers now.

Some neighbors of the closed course are less than thrilled about the plan because whether you golf or not, a course is open space.

My father spoke English and handled the financial transactions for our family, but he passed away almost a year ago. Unknown to me, my mother wanted $50,000 cash for her grandchildren’s education and decided to take out a $50,000 mortgage on our North Phoenix family home.

Because of her poor English, however, she signed a purchase contract with a $50,000 purchase price, rather than loan documents for a $50,000 mortgage. The home is worth $300,000 and is free and clear. My mother thought that she was getting $50,000 cash by a mortgage, but would still own the home. What can we do now?

An s w er : The general rule is that, even if an individual does not understand the English language, the individual is bound by the signing of a document in English if the individual had a reasonable opportunity to get the assistance of an interpreter.

Nevertheless, if your mother can prove that there were representations made to her in Spanish or English as to what she was signing, and that those representations were false, she should be able to keep ownership of the home, especially in light of the purchase price being less than 20 percent of the value of the home.

Even so, there are potential financial drawbacks to consider. Borrowers who can afford to make extra mortgage payments tie up cash that could be put toward retirement or used for emergencies.

“It’s really important to look at your financial health in the broader sense,” said Suzanne Martindale, attorney at Consumer Union. “The most important thing is to maintain in good standing all of your debts.”

Tips to consider before taking steps to make extra payments on your home loan:

1. W e i g h y o u r p r i o r i t i e s It may be tempting to double down on your mortgage payments, but doing so before you’ve taken care to shore up your finances overall isn’t a good idea.

Financial advisers recommend ensuring that you are saving for retirement and have set aside three to six months’ salary to cover emergencies.

If you have children, you’ll also want to put saving for their college tuition ahead of making extra mortgage payments.

“At today’s low mortgage rates, if you are cutting into your retirement savings to pay off a mortgage, you are likely making a mistake,” said David Mullins, an independent financial adviser in Richlands, Virginia. “You don’t want to have your nest egg tied

There are many ways to get there, including paying a little bit extra every month, or making a lump-sum payment at the end of the year. Another approach involves paying half of your monthly mortgage bill every two weeks. Over the course of a year, you end up making 26 transfers, which works out to an additional monthly payment.

Contact your lender to make sure it allows extra payments and will apply the funds toward the principal on your loan, not the interest.

Last year, an executive nine-hole course in the Mesa retirement community Dreamland Villa was razed to make way for houses.

Golf as a sport has waned a bit in popularity during the past decade.

Baby Boomers looking to retire aren’t nearly as thrilled about being near links as their parents were.

When Scottsdale-based developer DMB decided to build its first active-adult community, it did a lot of research.

It found hiking and walking trails are more important to most Boomers than a golf course. Only about 25 percent of people buying in activeadult communities now want golf courses.

DMB’s Victory retirement community inside Buckeye’s Verrado development does have a course, but it’s a small one with only six holes.

So if homebuyers don’t want golf courses anymore, what do we really want?

The Home Builders Association survey says people want top-of-theline appliances that are energy efficient and a home built to be environmentally friendly.

If I had to choose between living near a golf course, which I do, and leaving a smaller carbon footprint, I would go for the latter, too.

Regardless of the payment plan, steer clear of businesses that offer to handle your extra payments for a fee, said Martindale.

“Consumers need to be very wary from sales pitches from third-party companies,” she said. “If they’re charging a fee for their service, it can undercut any potential benefits they might be offering.”

The Consumer Financial Protection Bureau has sued several companies that offer to handle borrowers’ twice-monthly mortgage payments. The agency claims the companies misled consumers about how much they could save in interest on their home loan.

One company, Paymap Inc., agreed last year to pay a $5 million civil penalty and return $33.4 million in fees to consumers. Another firm in the biweekly mortgage payment collection business, LoanCare LLC, agreed to pay a $100,000 civil penalty.
