Most of us need an office at home for telecommuting, running a business or, for kids, homework.

Today, a home office, whether tucked into a corner or in a sprawling room, can do more than make it easy to work at home. A wellstaged office can also help sell a home.

When a dozen people camped out to buy a new house in Mesa four months ago, it appeared to be a sign that metro Phoenix’s new-home market might soon rebound.

The numbers are in, and it was.

Homebuilding in the Valley has been climbing steadily this year; in June, building jumped to its highest level since 2007.

The long-awaited recovery of the region’s homebuilding industry could finally be underway.

Veteran Arizona housing analysts RL Brown and Greg Burger tracked the recent jump in the new-home market. The publishers of the Phoenix Housing Market Letter believe the trend will continue and are working on upping their forecast for homebuilding in metro Phoenix this year.

New-home permits climbed to 1,679 in June, up 47 percent from a year ago. For the first half of this year, new-home construction is 36 percent ahead of 2014’s pace.

Burger told me there has been a definite shift among buyers toward new homes in the Valley, and homebuilders are seeing it with more visitors to model homes and rising sales.

The Mesa development called Mulberry, where the buyers camped out in the spring, was the most popular Valley community for home construction and sales in June.

Blandford Homes sold 13 houses in Mulberry, near Signal Butte and Guadalupe roads, and started construction on another 29.

Metro Phoenix’s homebuilding industry had long been one of the region’s biggest economic drivers until the crash. More than 50 years ago, Arizona developers Del E. Webb and John F. Long launched the Valley as an affordable housing hotspot with the communities Sun City and Maryvale, where homes sold for less than $15,000.

Metro Phoenix led the nation for homebuilding, or came in right behind Atlanta, from the mid-1990s until the housing crash.

Question: After my husband died, I became the sole owner of our Surprise home, which we owned free and clear. Two years ago my granddaughter got in a bad automobile accident with no medical insurance.

My son said that if I deeded my home to him, he could get a mortgage on my home to pay for these medical bills. After I deeded my home to my son he got a $60,000 mortgage on my home, but now has used most of the mortgage money for drugs and partying, and not for my granddaughter’s medical bills.

I am very angry with my son, who is now threatening to sell the home for the remaining equity. He says that I will then be evicted by the new owner. Is there anything that I can do? Help!

Answer: If your son misrepresented to you the deed’s purpose, namely, to get a mortgage to pay your granddaughter’s medical bills, you should be able to rescind the deed.

You will then again be the owner of the home. however, the Unfortunately, $60,000 mortgage on your home is probably still valid as the mortgage lender was entitled to rely on the recorded deed to your son as the owner of the home.

An attorney can assist you in rescinding the deed to your son. The attorney should also be able to assist you in explaining your hardship circumstances to the mortgage lender who may be willing to extend the term of the mortgage to reduce your payments, or even lower the balance of the mortgage.

contrast — with your home. If your home decor is traditional, opt for the same in the office.  The downside to technology: unsightly wires and cables. Hide them with cord winders, tubing or a wire organizer attached to the desk.  Ditto for machines. Although necessary, there’s nothing attractive about printers and other office equipment. Consider a desk with large drawers or a cabinets to hide these workhorses.  Neat is better than messy, so plan on at least one piece of furniture with plenty of storage for papers, files and documents.  Proportion matters. Furnish with the right size desk, chair and accessories. Furniture that is too big makes an office look cramped. Furniture too small makes an office feel unfinished.  Take advantage of natural sunlight.

Place a desk and chair in front of a window. The sun provides light and the window a view for creative daydreaming.  Always wanted a corner office? Turn a corner of your kitchen or living room into one. Corner offices are tight on space, so build out instead of out. Shelves and cabinets climbing up a wall add function without taking up valuable floor space.  Office beige is so boring. Paint at least one wall a color that inspires you.  The difference between a cubicle and office is about what’s on the walls. Whether a print, painting or photography, artwork gives an office its personality.

Homebuilding in the Valley peaked in 2006 with 64,000 new homes. The forecast had been for 11,000 houses to go up across the Valley this year, a slight increase from the 10,840 constructed in the area during 2014.

But that forecast was made in January before buyers began lining up again for new homes. A new one will likely be at least 20 percent higher.

In early 2013, it looked like the Valley’s homebuilding market was headed for a much-anticipated rebound when new-home sales and construction started to climb, particularly in Chandler, Mesa and Gilbert. But by August, new-home prices in those cities jumped almost 25 percent, and the market slowed again.

The median price of a new Valley house reached almost $310,000 a few years ago during the started and stalled attempt at a recovery. The median price of an existing house in the region was about $185,000.

Now, the median price of a new metro Phoenix home is about $290,000, according to Brown and Burger. The median price for an existing home in the region is almost $220,000.

Affordability still appears to be the big draw for new-home buyers in the Valley.
