Real estate agent Matthew Coates posted a message on Facebook a few weeks ago encouraging friends to consider selling their metro Phoenix house because he was out of listings and had buyers ready. Many Valley homeowners in popular neighborhoods are receiving letters or postcards from real estate agents or even potential buyers asking them if they want to sell.

Some real estate agents are going door-to-door trying to talk homeowners in Phoenix, Tempe and Chandler neighborhoods into selling because their clients want to buy in those areas but can’t find a house in their price range for sale.

It’s a sellers’ market in metro Phoenix now. Home sales surged this year, and the number of listings keeps steadily falling. “Tight supply for houses is the story of metro Phoenix’s housing market now,� Mike Orr, director of the Center for Real Estate Theory and Practice at the W. P. Carey School of Business, told me. The market is particularly tough for buyers trying to find houses priced below $200,000, he said.

Real estate agents say it is typical for houses priced below $250,000 that are in good shape and well located to sell within days now.

Some examples: Âť A one-bedroom condominium in Scottsdale, near Indian Bend and Hayden roads, was listed for sale on June 15 with an asking price of $265,500. The owner got a full-price offer that same day. Âť A Tempe house with three bedrooms and two bathrooms near Mill Avenue and Broadway Road went on the market for $247,500 on June 6. The homeowner had a buyer and signed contract on June 9. Âť A condo with two bedrooms and two bathrooms in north Phoenix's Desert Ridge area went on the market for $274,000 on May 25. The owner had a signed contract with a buyer on June 1.

When demand outpaces supply, prices climb. The median price of a Valley home jumped 5 percent in May from April due to the shortage of houses for sale. Home prices in the Valley are up 10 percent from a year ago. Sales are expected to slow this month and in August, but Orr thinks sales will pick back up in September , and that means prices could pick back up then too. So anyone thinking of selling, it might be a good time to get your house ready.

Question: In the 1960s, my father bought two lots near Sedona.

After he passed away I inherited both lots.

Three years ago, we put a mobile home on one lot for family summer vacations. We then sold the other lot. Last week when we went to our mobile home, however, the other lot had a “no trespassing� sign in the dirt roadway from our mobile home to the main highway. When I complained to the new owner of the other lot, he said that we never recorded an easement over his lot to get from our mobile home to the new highway. He now wants $10,000 for a roadway easement because he says that we are “landlocked.� We did not think that we needed a recorded easement when the dirt road has been there since the 1960s. Do we have to pay for a recorded easement over the other lot that we owned?

Answer: First, although the dirt roadway has been there since the 1960s, you have no right to a prescriptive easement, i.e., adverse possession for ingress and egress over the dirt roadway, because until three years ago both lots were owned by you. Prescriptive easements, just like adverse possession, require adverse use for at least 10 years. Second, you probably have a right of private condemnation for an easement to use the dirt roadway from your mobile home to the main highway. (This right of private condemnation is similar to the Arizona Department of Transportation having a right of public condemnation to build a freeway.) You will have to pay reasonable compensation to record an easement over the dirt roadway. You should contact an appraiser to see if $10,000 is reasonable compensation.

“Most of the people who get the properties they want buy in April and May,� said Kelli Richardson, a Realtor with Russ Lyon Sotheby’s International Realty in Scottsdale who specializes in selling homes to parents of Arizona State University students. “It’s not too late now, but the closer you get to ASU, the more of a struggle it’s going to be to find place, and you might have to live farther from the school than you want to. North of the (Interstate) 60, the inventory is limited based on the current demand, which can also drive the prices up. “But we’ve never not been able to find somebody a place.�

A newly renovated, three-bedroom, two-bathroom home close to ASU — like this one listed by Realtor Kelli Richardson — won't last long on the market, she said.

Wanted: Updates, good location Richardson said her office frequently works with clients who didn’t set out to be homebuyers but were simply unsuccessful in finding a rental. “They were feeling the pressure of time, and they needed something,� she said.

In fact, her clients generally are out-ofstate parents with sophomore-or-older students, because most ASU freshman are required to live on campus. Many are cash buyers who don’t see this purchase of a house or condo as a long-term investment; they’ll own it for a few years, then sell it, she said. Although tastes vary, most buyers and their college-age kids usually look for the following in a property:  Updated features like granite countertops and stainless-steel appli-

ances.  At least two bedrooms, to allow for roommates and to offset the cost of the house payment.  A location that’s close to school (preferably within biking or walking distance), a grocery store and retail shopping.  A gated community (for condos).  A backyard without a pool (for singlefamily detached homes).

Students know what they want Because Richardson’s student-age clients usually have already attended college for a year and know what kind of housing is available locally, they often have a good feel for where they want to live, which is usually influenced not just by proximity to

school but also proximity to their job, where their friends live and even light-rail stops. Students often even have roommates lined up before their parents close on a property.

Some of the more popular places to live right now are condos, namely Villagio at Tempe, Regatta Point and Northshore, “where you can get water views� of Tempe Town Lake, she said. All three communities are gated and offer garages, amenities that she’s found give parents a better sense of security for their college-age children.

‘If you see something, take it’ When it comes to rentals, it’s much the same story: Prices escalate the closer you get to school, updated properties are more desirable, start looking early and antici-

pate a tight market. “I’ve been telling people, ‘If you see something, take it,’ � said Karen Roby, manager of Tempe-based property-management company J&T Properties, which owns all 85 of the Valley homes it maintains.

Many of the company’s clients, often out-of-state students, have renewed their rental agreements for the coming school year — fortunate for J&T, but not so fortunate for would-be renters, she acknowledged. “We have homes in Ahwatukee, south Scottsdale and Chandler, but the bulk of them are in the Tempe area,� she said, adding she had only 14 available places in Tempe this year. “And, typically, (renters) stay, meaning they stay (in the property) until they graduate.�

Communication, pointers are key Although Roby said it’s the students who usually initiate a rental-property search with J&T, she usually gets to meet their parents during the property visit.

Over the course of a rental agreement, she also communicates with tenants’ parents to keep them informed about what’s happening locally.

A parent herself, Roby also offers several home-maintenance pointers for her young clients, many many of whom don’t know much about being on their own.

Some of her advice includes things like changing AC filters regularly and how to avoid city code issues. “They’re renters, but to me, that’s their home,� Roby said, sounding unabashedly motherly about how she enjoys seeing the transformation her young clients make — from young college kids to college grads — over the couple years she’s privileged to work with them. “I like my job.�
