Real estate agent Matthew Coates posted a message on Facebook a few weeks ago encouraging friends to consider selling their metro Phoenix house because he was out of listings and had buyers ready. Many Valley homeowners in popular neighborhoods are receiving letters or postcards from real estate agents or even potential buyers asking them if they want to sell. Some real estate agents are going door-to-door trying to talk homeowners in Phoenix, Tempe and Chandler neighborhoods into selling because their clients want to buy in those areas but can’t find a house in their price range for sale. It’s a sellers’ market in metro Phoenix now. Home sales surged this year, and the number of listings keeps steadily falling. “Tight supply for houses is the story of metro Phoenix’s housing market now,â€? Mike Orr, director of the Center for Real Estate Theory and Practice at the W. P. Carey School of Business, told me. The market is particularly tough for buyers trying to find houses priced below $200,000, he said. Real estate agents say it is typical for houses priced below $250,000 that are in good shape and well located to sell within days now. Some examples: Âť A one-bedroom condominium in Scottsdale, near Indian Bend and Hayden roads, was listed for sale on June 15 with an asking price of $265,500. The owner got a full-price offer that same day. Âť A Tempe house with three bedrooms and two bathrooms near Mill Avenue and Broadway Road went on the market for $247,500 on June 6. The homeowner had a buyer and signed contract on June 9. Âť A condo with two bedrooms and two bathrooms in north Phoenix's Desert Ridge area went on the market for $274,000 on May 25. The owner had a signed contract with a buyer on June 1. When demand outpaces supply, prices climb. The median price of a Valley home jumped 5 percent in May from April due to the shortage of houses for sale. Home prices in the Valley are up 10 percent from a year ago. Sales are expected to slow this month and in August, but Orr thinks sales will pick back up in September , and that means prices could pick back up then too. So anyone thinking of selling, it might be a good time to get your house ready.
